PLANNING CONTEXT
Welcome Welcome to our exhibition of plans to regenerate the surplus area of the site at Malvern Technology Centre (QinetiQ), Malvern. This is the only available major brownfield development site in Malvern.
Your views are important to us as we prepare a planning submission to Malvern Hills District Council. Please take the time to fill in a feedback form once you have had an opportunity to consider our proposals and speak to members of the team here today.
Planning contextWith the consolidation of Malvern Technology Centre into a smaller site, this brownfield land has been released for redevelopment. The site is allocated for a mixed-use employment and residential development in the South Worcestershire Development Plan (SWDP).
This is local planning policy jointly drawn up by Malvern Hills District Council, Worcester City Council and Wychavon District Council. This local planning policy identifies the site for development under policy SWDP53A.
The proposals Informed by local planning policy, Square Bay is working on a comprehensive masterplan for the site to provide approximately 230,000sq ft of new employment space in collaboration with QinetiQ, extra-care retirement housing, and up to 320 new family homes to be delivered by Persimmon Homes.

Malvern Common
The site is located to the east of St Andrews Road, north east of Longridge Road and south of Geraldine Road in the Poolbrook area of Malvern. It measures approximately 38 acres and is currently comprised of redundant office and industrial buildings, green space and car parks. The site is bounded to the east, south and west by existing residential development and to the north by the Malvern Technology Centre (QinetiQ) and north east by the Chase School.
Malvern is one of the Main Towns noted in the SWDP with a comprehensive range of local services and employment opportunities. The town is therefore a focus for balanced growth. The site has varying topography and is relatively flat on the western parcel by St Andrews Road then sharply decreases moving eastwards, which will be taken into account when designing the scheme.
A range of technical and environmental studies are beingundertaken to identify important site features that will inform the design proposals. Areas of analysis include highways, landscape, ecology, heritage & archaeology and drainage.
As a previously developed commercial site, we will also be carrying out any site decontamination works that may prove necessary, and the demolition of existing buildings will include full surveys to identify any potential hazardous materials.
