The Tea House is set in a fully renovated 1890’s villa in the township
of Lincoln. It has a unique point of difference with its old world
style and charm and is ideally suited to celebrate special

FUNCTION ROOMS
There are several areas in The Tea House which are ideal for private functions. You can take just
one area or you can hire out the whole restaurant. Each area has its own style and charm and most
do not need decorating.
The Gold Room
This room has warmth and elegance with gold wall-
paper, black velvet chairs, chandeliers and beautiful
drapes. Paired with the white tablecloths and pretty
china this is an elegant room for something special. This
room can cater up to 15 people in one long table but it
can also extend into another smaller room where we can
get 23 on the one table.
The Silver and Blue Room
Based on the Orchid Room in the Dorchester in
London this room is pretty as a picture during the day
and as classy as Audrey Hepburn at night. It has French
windows all around which let in wonderful light all year
round. It has chandeliers, blue velvet chairs, a blue
velvet booth and can seat up to 55. It is also completely
without steps and so is perfect for wheelchairs.
The Conservatory
Our latest addition to The Tea House, this is like a marquee at our
back door. A canvas topped roof with fairy lights strung across it
makes for a beautiful setting for the evening or a great space for an
lunch in the garden. The Conservaotry is an excellent space for a
cocktail function as there is plenty of room for mingling especially
with the garden to extend into. It can accommodate up to 70 guest
for dining and up to 90 for standing. This is an all-weather area as it
has sides that can slide up depending on the condition and is heated.
WEDDINGS
The Tea House is the perfect venue for an elegant wedding. Set in a quaint 1890’s villa with chandeliers,
velvet chairs and a beautiful setting with lots of character and style. Your guests will remember your
unique wedding venue for ever. And that is even before they sit down to an amazing menu of fresh and
local produce and perfect wine matches.
Ceremonies
Many couples have chosen to get married at The Tea House.
Either in our garden where there is a fountain and pond lined
with an avenue of bay trees or under our beautiful old walnut
tree that has dappled light for a romantic outside
ceremony. We can provide a white arch with flowers if
required. We also can provide topiaries and rose garlands.
Receptions
You can either take over the whole restaurant or for smaller
weddings you can just take one of our more intimate areas.
The conservatory, the gold or blue rooms.
Each table is set with white tablecloths, candles, runners to
match the rooms if want them and linen napkins. During the
day we can set them with the vintage cups and tiered cake
stands and silverware also. Provide us with your table
decorations and we will set them all up for you too.
There are many varied menu options available to you. We
can offer Buffets, Set Menus, High Teas and Cocktail Functions.
There are many options for beverages also. Pimms and bubbles after your ceremony. Tabs up to certain
amounts or only offering certain items.

ceremony venues last minute. A potentially stressful situation was made completely
not a big deal by your calm demeanour and re-assuring words. The wool shed at your
offsite wedding venue was beautiful and all our guests commented that you wouldn't
have even known it was a second venue. The fact I didn't have to think of anything
for it and you just handled it for us was amazing. Truly beyond the call of duty
thank you. I hope that you know it was really really appreciated.
The tea house has always been a favourite place of ours and now made even more
special, so thank you for allowing us to have it a part of our big day.

THE GREAT HIGH TEA HENS PARTY
Vintage china, 3 tiered cake stands, white linen tablecloths, antique silver
teapots and beautiful High Teas. Get your little pinkies out, your frocks
on, and dust off your hat and play ladies with a great High Tea Party.
Dainty sandwiches, delicious savouries and divine sweets will thrill your
tastebuds. Top this off with great service and beautiful surroundings and
you have a recipe for a very special treat for a very special occasion.
On arrival your tables will all be set with vintage trios, tiered cake stands,
antique cake forks and you will be offered the tea and coffee from
antique silver teapots. Once everyone has arrived we then present the
food on tiered cake stands down the tables. We then come back during
the High Tea and refill pots as required.
The tables will have white tablecloths and will be set with all the vintage
china but you are more than welcome to come and decorate the
tables as you wish.
Prices for groups over 10
Bronze - $26 per person - 3 sandwiches, 3 savouries and 3 sweets plus bottomless English Breakfast Tea
and Plunger Coffee
Silver - $28 per person - as above but includes Tokyo Lime Green Tea and Turkish Apple Tea
Gold - $34 per person - as above but with a glass of bubbles or non-alcoholic punch

Hiring a room for Exclusive Use
In order to not charge a venue hire we require a minimum spend in a particular function area for
exclusive use
Day
Gold Room - day $400 for one two hour setting or $750 for whole afternoon,
Blue and Silver Room - day $1000 for one two hour setting or $2000 for whole afternoon
Conservatory— day $1000 for one two hour setting or$2000 for the whole afternoon
Whole restaurant— whole day $5000
Nights (and Mon/Tues)
All areas are available in the evening for functions and group bookings. We can open for your group for a
minimum spend of $1000. If you wish to take our beautiful entire venue exclusively then the minimum
spend is $2000. This includes all food and beverages purchased.
TERMS AND CONDITIONS
A booking is not confirmed until the full deposit has been received along with the signed terms and
conditions. (not required for hens parties)
If after 7 days the full deposit and terms and conditions has not been received then we will endeavour to
get hold of you to confirm your booking. If we cannot get confirmation of any of the above within the
time frame then we will release your date to others.
All details of event—menus, beverages, time and any other requirements must be received by us within
5 days of booking.
All catering requirements must be received by us within 48 hours of the booking. This includes dietry
requirements and final numbers. Where numbers of guests decreases on the day from the confirmed
number, in the evening the full catering amount will still be charged. During the day unless notice is
given to us 24 hours before then the full catered numbers will still be charged for. If numbers increase
additional food may be ordered on the day but cannot be guaranteed.
Where cancellations are given less than 7 days prior to the event then all deposit will be forfeited.
Please note that peak function times (November and December) will have a 21 day non deposit return
fee
If your numbers decrease by 20% then The Tea House reserves the right to move your group to another
area or open it up to the public. This will be done in consultation with you.
The Tea House is a fully licenced restaurant and therefore BYO alcohol is not an available option
Day functions must vacate The Tea House by 5.00pm at the latest and midnight for dinner functions.
Our liquor licence allows us to be open until 12midnight and as such every patron must be off the
premises by 1230pm by law with no exceptions.
Due to the close proximity of our neighbours all music will be turned down at 1100pm.
We can design a beverage package to your function. You can have a tab with a limit or a tab with only
beer and wine or everyone pays as they go etc.
Final payment is required at the end of the function and to be paid by one person. We do not accept
cheques
The client shall ensure that the function is conducted in an orderly fashion without causing a nuisance
and in full compliance with the directives and requirements of The Tea House management and with all
applicable laws, ordinances and regulations
Clients must assume full responsibility for their guests and any damage that may occur to The Tea House
property as a result of the function and will therefore be held liable.
The Tea House is a Responsible Service of Alcohol venue. Service of alcohol is at the discretion of our
staff and the Duty Manager. We are required to comply with the obligations under the Sale of Liquor Act
1989 and we reserve our rights pursuant to that Act in relation to the sale and supply of liquor. We also
reserve the right to remove from the premises any person behaving in an irresponsible or inappropriate
manner.
