Re: 1755 West Rosehill Drive, “old Jeron Building” To the Zoning Board of Appeals: Candea Development has requested a zoning variance to allow the construction of a 49.2 ft., all-residential building with 39 units, 47 indoor parking spaces, and a public green space on the southern edge of the parcel. We recommend that the Board grant this variance. The Board met with Alan Candea in the spring of 2016 to discuss their plans for the redevelopment of the property. Based on our own research, and the information provided by Candea, we believe: In the absence of a zoning variance, Candea will construct a 49.2 ft. building with commercial on the first floor. o Such a structure is allowed under the property’s current zoning. With a zoning variance, Candea will construct a 49.2 ft. building without commercial on the first floor. o Such a structure is NOT allowed under the property’s current zoning A majority of the neighborhood prefers an all-residential building to a mixed-use building with commercial on the first floor. In accordance with the wishes of the residents of our community, the WEAR Board strongly opposes the inclusion of commercial space in the project, and, as such, requests that the zoning variance be granted. As with any project of this scope, there are outspoken opponents to the project who have expressed concern about the density and height of the development. We have heard their concerns, and we understand that they wish to preserve the quiet, hamlet-like feel of the neighborhood. We appreciate that Candea came to us and provided the option of no retail or retail on the bottom of the development. We believe that the project as proposed, without commercial on the ground floor, is the best achievable outcome for the community. We look forward to maintaining cordial relations with Alan Candea as he moves forward with the project. Sincerely,
