ANNEX B: Brief description of the property and of its conditions, photos, cadastral data and quantitative parameters

The property is situated on Haile Selassie Road, Msasani Peninsula, close to Nirvana Residence and approximately 8 km north of Dar es Salaam city centre.

Msasani Peninsula is a medium residential area with good quality houses, occupied by diplomatic missions, expatriates and senior executives.

The property is registered in the name of The Government of the Republic of Italy of P.0.Box 2106 Dar es Salaam under Certificate of Title No.17670 and Land Office No.24787 for a term of 99 years from 1/1/1969.

The permitted User is Residential purposes as defined in Use Group “A” Use Classes (a) and (c) of the Town and Country Planning (Use Classes) Regulations, 1960, as amended in 1993.

The title deed is clean and free from any other encumbrances.

The property occupies a trapezoid and level site of 47,630 square feet (approximately 4,425 square metres) and comprises a bungalow together with staff quarters and three ancillary buildings used as a gate house and generators’ shades.

The main house includes a ground floor veranda, a lounge, a dining room, a kitchen, a kitchen store, one master bedroom with wall fitted wardrobes, two bedrooms with wall fitted wardrobes and a common toilet.
