1. Pedestrian Gate
a. Issues with new lock – root cause is poor bite of mounting screws due to rust on inside
of door frame (locksmith had to add flange screws to address this)
b. Options are to replace section of gate where lock sits, or replace entire gate.
i. Will begin by gathering bids for new pedestrian gate
ii. Plan B would be to gather bids for refurbishing of existing pedestrian gate (lock
removal, gate repair/welding, repainting, lock reinstall)
2. Auto Gate
a. AG appears to have restored call box to proper settings (no 6am-6pm open hours) as of
6/1, updated directory provided by Jeanmarie
b. Repainting of gate and rusty linkages will be necessary, should gather quotes
c. Board to confirm homeowners originally missing from directory are fully functional after
various updates to box over past 1-2 weeks

Board proposes to increase monthly HOA dues by $10, taking the current dues from $85 to $95
starting from February of 2016.

5. Since the Pedestrian gate has a perennial problem with the lock the Board will look at the
available options to replace the problematic lock.
6. Reviewed the proposal / quote from Parkview Landscapers. Board proposes to consider
Parkview landscapers with the option of not covering the sides. Front yards will be in the scope
of Parkview as it is currently. Homeowners continue to be responsible for their side and
backyards.
