The proposed devel- opment is also intended to promote economic growth and enhance property values in the area. The preliminary vision for Washington Park calls for creating a compact new development based on the prin- ciples of Smart Growth, Sustainable Development, and Traditional Neighborhood Design. Mt. Lebanon and East End communities were studied to identify local models for these principles. Sites were found that provided local precedents for mixed-use infill buildings, including floor plans, unit sizes, and building materials and colors. Washington Park will be within easy walking distance of the Central Business District, Mt. Lebanon and Dormont Light Rail Stations, churches, schools, open spaces and neighborhood shopping opportunities. Situated at the northern gateway to Mt. Lebanon, Washington Park will provide new, market-rate condominium units that meet the needs of local buyers.
