Acreage:Walden Hollow on the Colorado River is comprised of a diverse blend of 40 acres with a focal point that is the rich riparian
area along the majestic Colorado River. Flanking the productive holes and serene aesthetics of the river are healthy grass
and shrubs offering temporary homes to aquatic bug life and clumsy terrestrials. The area surrounding the main cabin and
outbuildings is made up of native grasses, which would make an excellent equestrian area. The flat grade surrounding the
cabin and river corridor quickly gives way to dark timbered hillsides made of a healthy spruce and elm species, intermixed
with the occasional aspen grove.
The current owners oversaw an aggressive forestry management effort in the areas nearest the cabins to remove the majority
of the pine trees affected by the pine beetle. The property is often frequented by numerous big game species including moose,
elk and deer. Among the healthy grass life in the meadows surrounding the improvements is a veritable palate of wildflower
growth. During winter months, when a fresh layer of snow settles into the valley and nearby peaks, the cabin is accessible
with a short stretch of driveway between the property entrance and a warm two-car garage. Accessing the property year-
round, to enjoy summer splendor and winter solitude and nearby skiing, is easy on well-maintained county roads.
Live Water:Offering approximately 2,000 feet on both sides of the
famed Colorado River, Walden Hollow offers a blend of
fishable water, from the deep runs of the ‘bridge hole’ to the
calm slicks, ideal for laying out long casts to trout casually
sipping on the surface. The tailwater nature of the river
itself, meaning the source of water is from a consistent dam
release, provides exceptional insect life that remains within
a constant range of temperatures throughout the year.

Live Water (continued):This section of the Colorado River enjoys prolific Mysis shrimp,
as well as a host of scuds and other freshwater worms that grow
and flourish in the Lake Granby Reservoir above. During late
spring and early summer, depending on the amount of snow
pack in the area, mountain flows are increased significantly
to make room in Lake Granby for incoming water. The water
makes its way into the system in the form of snowmelt. This
annual purge of water emulates the seasonal spike in flows seen
on freestone rivers, which serves to scour the stream bed, clear
debris and stimulate aquatic insect growth. The diverse nature
of the fishable water makes the Walden Hollow on the Colorado
River a superb fishing retreat for anglers of all skill levels.

Walden Hollow Fishing Club:
The purchase of this property would allow an incoming owner to purchase a 1/13 interest in the adjacent Walden Hollow
Fishing Club. The club owns 200 acres immediately upstream and controls 1 mile on both sides of the Colorado River.
Membership/ownership in the Walden Hollow Fishing Club would allow an incoming owner to fish nearly 1.5 miles of
private Colorado River tailwater, in conjunction with the subject property, and enjoy 4 weeks of private use of a cabin
on the grounds of the Fishing Club. This is a unique offering close to one of the major metropolitan areas in the Rocky
Mountains. Rarely does an opportunity present itself to purchase such special access to 1.5+/- miles of premium trout
water. This is not an opportunity to be overlooked.

Improvements:Overlooking a tranquil stretch of the Colorado River, the 3-bedroom, 3.5-bath log cabin enjoys sweeping valley views and
quick access to tempting, trout-filled waters. Completed in 2006 and immaculately maintained since, the cabin provides
the look and feel of a timeless riverfront retreat coupled with modern amenities and inspiring views of the river. The
home is designed with the master bedroom on the main floor just off the great room which features a soaring floor to
ceiling stone fireplace. Each bedroom enjoys en-suite full bathroom and the tranquil sound of live water. The home is
approximately 2,900 sqft constructed of high quality seasoned white pine. The kitchen features all of the comforts of home
and is built in mind with entertaining family and friends. No detail was overlooked in the building and furnishing of this
charming riverfront retreat from the custom cabinetry in the kitchen to the tiles in the tiles in the bathrooms. The cabin

used for additional lodging or a personal fly shop or a game room. The cabin comes complete with an old potbelly stove
and is ready for the vision of an incoming owner to create an excellent space to be enjoyed for years to come. Another
nearby cabin could be converted for use as a bunkhouse, caretaker’s residence or removed.

natural body of water.
For golf enthusiasts Grand Elk, Pole Creek, Grand Lake or Headwaters Golf courses offer nearby access to great terrain and
challenging greens in the crisp air of the Rockies. Nearby Rocky Mountain National Park is accessed via the western entrance,
a short drive from the property, and offers 355 miles of hiking trails, exceptional wildlife viewing areas and inspiring drives
with panoramic views of the Never Summer Mountain Range on the highest continuous paved road in the world. The Park
also provides access to 50 lakes and countless high-mountain streams,
great for backpacking overnights or day trips.
Winter sports enthusiasts will enjoy the nearby convenience of Winter
Park Ski Resort, which is 30 minutes from the cabin. Winter Park is
Colorado’s longest running ski resort offering 3,081 acres of diverse
terrain for experts and novices alike with an annual average snowpack
