We have been developing our design to complement the surrounding buildings and uses, whilst looking to be progressive in our approach. T H E T E A M

LEGAL & GENERALLegal & General Investment Management is one of Europe’s largest asset managers, with development and regeneration programmes throughout the UK.In addition to owning a 50% interest in Media City, L&G have provided long term investment in the New Bailey District of Salford.

Central St Giles - L+G A 500,000 sq ft office, housing and retail development which completed in 2010. It has become one of the iconic buildings on the London skyline. The development won the BCO Best of Best award in 2011.

245 Hammersmith Road - L+G A major commercial office and retail development in the centre of West London The new development includes the creation of a new park and piazza, two restaurants, a business lounge for visiting guests. Completed 2019

T H E S I T E

THE SITE + LOCATION• The existing site comprises two purpose-

built office blocks of circa. 80,000 sq. ft. built almost 30 yrs ago, including basement storage and car parking.

• The site is approx. 1.06 acres in size and is prominently located on the Salford waterside of the Irwell overlooking Spinningfields.

• It is adjacent to the new office population centre of the New Bailey development and very close to Salford Central rail station.

EXISTING BUILDINGS• Ralli Quays as we see it today has existed since circa

1991 - 1993 and was constructed to replace original brick buildings which contained the Irwell Foundry and Irwell Marble Works dating from the 19th Century.

• As can be seen below, the original buildings were of a prominent scale, and built up to the Irwell River, which was an important route for trade at that time.

• The name Ralli Quay may derive from the famous Ralli Brothers, merchant traders who had their headquarters in Manchester. The brothers traded in a wide variety of cargo, shipping it to and from bases in Europe.
