Who is the developer of Village at The Shores? Landscope, LLC a Utah company owned by Lee and Bret Burbidge. As mentioned above, Landscope and the Burbidge’s developed the highly successful neighboring development known as The Shores at Stillwater®.

How many units will there be? At build out Village at The Shores will have forty-four units. The development will be constructed in four phases with Phase One being eight units over secure parking. Each one of the phases will be its own Home Owner’s Association (HOA) with the smaller HOA’s allowing for ease of financing in today’s difficult credit markets. The four HOA’s will have the flexibility of joining up at the completion of the development, if doing so provides sufficient economies of scale at that time.

What size will the units be? All eight units in Phase One will have 3-bedrooms and 2-baths in 1,560 square feet.

What about materials and specifications? With the Reservation materials, you will find the “Standard Features” which describes these elements.

How many spaces will be in the garage? In Phase One there will be twenty parking spaces. One assigned.

What city, municipality or private companies provides services? Village at The Shores is located in Wasatch County and receives sheriff, fire services and road maintenance services from Wasatch County. All schools are located in

Heber City, Utah. Water and Sewer services are provided by the Jordanelle Special Service District.

What assessments are currently attached to the property? Residents will be subject to assessments from the following entities: Jordanelle Special Service District (JSSD), Wasatch County, The Stillwater Master Association, and Village at The Shores Homeowner’s Association, Inc. A complete list of all assessments will be included in the Due Diligence materials described herein.

How much is each assessment? The Fire District considers each unit/front door as one ERU. Therefore, once your unit is built/has a Certificate of Occupancy they will bill the monthly O&M costs as if each unit is 1.0 ERU. The current amount is $12.15 per ERU per month. The Fire District reviews and adjusts their budget on an annual basis. Therefore, the $12.15/ERU per month could change in the future. Each unit is assigned .75 of an ERU. Village at The Shores’ portion of the Stillwater Master Association’s 2013 annual assessment is yet to be established and therefore Village at The Shores Homeowner’s Association, Inc. fees are yet to be established but will be established prior to your receipt of the Due Diligence materials described herein. The fees will cover common area maintenance, common area insurance, reserve fund maintenance, snow removal, landscaping, etc.

How much will the property taxes be? Property taxes assessed by Wasatch are equal to 1.1% of the property’s assessed value annually.

Will Village at The Shores have a Home Owner’s Association (HOA)? Yes, it is a condominium and Utah Law requires all condominiums to be run by an HOA.

Will Village at The Shores have protective covenants? Yes, it is a condominium and the Covenants, Conditions and Restrictions, HOA budget, and Rules & Regulations, will be a part of the Due diligence Materials you will be presented for review.

Is Village at The Shores a member of the Deer Valley Lakeside Resort Specially Planned Area, RSPA? No. The Stillwater Master Association was created and entitled before the creation of RSPA and was grandfathered exemptions from participation. The Village has the option as to whether it will one day participate or not. As of this date, costs and privileges have not yet been determined.

What is RSPA? RSPA is a Resort Specially Planned Area consisting of 4,268 total acres and has a density allocation of 4,105 dwelling units. Its current master plan allows for commercial villages and golf course development. The RSPA master plan will be included in the due diligence materials.

Does Village at The Shores allow nightly rentals? Yes, both nightly and long term.

What is the construction completion schedule? December of 2013 is the anticipated date, just before the start of the 2013 – 2014 ski season. How does the Reservation process work? It is a Reservation to purchase a specific unit in Village at The Shores.

How much is the Reservation Deposit? $5,000.

Where will the Reservation Deposit be held? Coalition Title Agency’s trust account.

How do I get the Reservation Deposit Back if you decide to cancel? Either party may terminate the Reservation Agreement at any time and for any reason. The Reservation Deposit would be returned to the Reservation Holder, by Coalition, by check, from Coalition’s trust account.

What is the process for converting from a Reservation to a Real Estate Purchase Contract? Within two weeks of Plat recordation with Wasatch County, you will be sent a Real Estate Purchase Contract for the unit in Village at The Shores where you hold the Reservation.

What then? You will sign the Real Estate Purchase Contract (REPC) for your unit and deliver, along with the signed REPC, an Earnest Money Deposit which in combination with the Reservation Deposit is equal to ten percent (10%) of the purchase price of the Property and is referred to as the Initial Earnest Money Deposit. The Initial Earnest Money Deposit will be held at Coalition Title Agency in its Trust Account.

What about Due Diligence? Along with the REPC, you will receive a complete Due Diligence binder for the Property (your unit). Among other things, the Due Diligence binder will include building

specifications, floor plans, finishes, a preliminary budget for the HOA, an allocation of HOA dues for your unit, the Condominium Declaration for the development, etc. You will have two (2) weeks from receipt of the REPC and due diligence materials to review all of the materials.

What happens to my Initial Earnest Money deposit if I cancel the REPC? If you cancel the REPC for any reason during the two-week Due Diligence period, the Initial Earnest Money Deposit (including the Reservation Deposit) will be returned to you in full.

Is there any additional Earnest Money required? Yes, at the completion of the four-way inspection of the property by Wasatch County, an additional five percent (5%) deposit will be required as the Additional Earnest Money deposit.
