CHALLENGE: Based in Chicago and rapidly expanding into Manhattan, VSA needed to consolidate two smaller offices in Soho and Chelsea into one dynamic “mother” office. Brian was tasked with finding all space options located in “inspiringand “creative” neighborhoods. Top of the agenda - cost competitive and attractive to both employees and clients with additional space for future expansion. ACTION: All viable spaces available, even those not on the market, were thoroughly identified and researched. VSA’s financial and expansion data and mission were pored over and fully analyzed. The ability to crossover the space availabilty and understand VSA from a monetary and mission perspective made for securing the perfect space quickly. RESULT: VSA secured a long-term lease for a full floor at 95 Morton Street, located in the heart of Hudson Square / West Village, an area highly desired by tech, media, advertising and other creative firms. Financial terms of the lease stood significantly lower than comparative market transactions. VSA procured the right to initially occupy a portion of the entire space and expand onto the remainder of the floor at a later date. TESTIMONIAL: Brian understood our goals immediately.
