That Stubborn City Strip We all have to deal with some piece of dry dead grass sitting on top of over pored concrete curbs and the notices from drive-by inspections reminding us about it. The number one issue this summer has been what to do with the bit of grass between the sidewalk and the street. There are many alternatives to having grass in the city strip. Our Covenants, Conditions and Restrictions, or CC&Rs we all read when we moved in (yeah right) give the Architectural Control Committee (ACC) the power to approve or deny ANY and ALL changes to your property that is visible to your neighbors. This includes changes in paint colors of the house/trim/fence, sheds over 6 ft tall, wood front doors, and believe it or not planters and birdbaths. Many people are choosing river rock, lava rocks, crushed granite or mulch in conjunction with natural owering plants. It’s best to use native draught-resistant full-sun plants. Also the soil, mulch or rock used cannot wash into the sidewalk or street. Therefore sometimes a border is called for. Please make sure you submit an ACC Request form BEFORE you start the project. These forms are available on our website www. tanglewoodoaks.org or by contacting our management company (Judy Phelps 447-4496 ext. 425 or [email protected]). You can expect an answer no later than 35 days after it is received. The committee reviews applications on 2nd Thursday of every month. You are welcome to attend in person to state your case. In order for all TOOA homes to be in compliance, a photo of every home is being taken and submitted to the ACC for blanket approval. That means at the date the photo was taken, the ACC can accept or deny any obvious changes to your homes exterior. For example, they may approve your wood front door but not your red trim. We were nding most people made changes without prior approval. This is a way to ‘Grandfather’ in changes without every homeowner having to submit for approval after the fact. **NOTE** If you purchased your home with an unapproved change, you will still be held responsible for rectifying it. Yard of the Month

This month there was one home that stood out above all the others in spite of the draught conditions we all face. Jeff & Rebecca Goldstein of 2909 Lagerway Cove was nominated for, and selected as Tanglewood Oaks Yard of the Month for July, 2006 by unanimous vote. That Stubborn City Strip We all have to deal with some piece of dry dead grass sitting on top of over pored concrete curbs and the notices from drive-by inspections reminding us about it. The number one issue this summer has been what to do with the bit of grass between the sidewalk and the street. There are many alternatives to having grass in the city strip. The National Night Out Event held by the Tanglewood Oaks Owners Association on August 2nd in our neighborhood park at Bradner and Silk Oak was yet again a great time had by all. Well over 100 people (big and little) attended. The Richard Jones Pit Bar-be-Cue catered BBQ dinner of brisket, sausage, chicken + f i x i n s ’ w a s great and there was plenty of f o o d f o r a l l , even though we catered for 100 and served around 170 dinners. The business at the Sno Kone booth was chillin’ and Lena Trumbo said that she made so many Sno Kones that her hands got numb! The Castle Moonwalks were in continuous use from the moment they were set up until the plug was pulled. Helium fi lled balloons were available for all, lots were given out by our Balloon Guys, and many were seen fl oating off into the stratosphere. Back by popular demand, Phil Greek/Panorama, and his sidekick, Smilin’ Stella, kept us going until the sun set and the food was all gone. Specializing in tropical island sounds like The Beach Boys

classic hits made us all feel like we were on an island despite the heat and draught. Our neighbor, M a r t y Wi l d a y, was super terrific volunteering up his two moonwalks

again. They are a hit with the kids and was the perfect entertainment for our “Coney Island” like gathering. A big thank you to Austin Police Department, Austin Fire Department, and Travis County Constables/Sheriff Department for

National Night Outbeing on hand to meet and greet, answer our numerous questions, a n d s h a r e i n t h e festivities with us. O h y e a h , t h e r e w e r e d o o r p r i z e s too! Thanks to some generous donations by our local community supporters, everyone who attended had a chance to win gift cards, meal certifi cates, discount cards, fl ashlights and much more. A special thanks to Cypress Grill for their contributions. The event wound down a little after 9pm (it was dark), leaving just the super NNO volunteers to clean up (I am very proud to say that

our residents and members did a GREAT job of putting their trash in the proper receptacles.) Tanglewood Oaks owes a great big Thank You and Hurrah to the committee members, neighbors, sponsors, and kids who put in their personal time, effort, material and expense to help make this event the huge success

it was! Extra kudos goes to Lucy Moreno for coordinating the entire event and on such short notice. It really would not have happened without her and she did a fantastic job.

TOOA Good Neighbor Etiquette It’s always desirable to keep on good terms with your neighbors. Here are some tips on neighborhood etiquette to help get and maintain those good feelings:1. When walking your pet, always pick up your pet’s ‘droppings’.

Easy ways to do this are to carry a trowel and grocery store bag (plastic, of course), and just bag it after it happens. Another great way that one of our members showed me is to turn the plastic grocery bag inside out, put over your hand like a glove, pick up the ‘stuff’, and then pull the bag back right side out. No muss, no fuss! Your neighbors will greatly appreciate it and think highly of you for that action and respect for them.

2. When parking your vehicle(s) in your driveway, don’t block the sidewalk. Not only does this make it inconvenient for everyone walking by, it is also illegal and a ticketable offense under Section 12-5-38 of the Austin City code.

3. If you or your guests absolutely must park directly in front of your neighbor’s home, allow enough room for another vehicle and park in the direction of traffi c (right wheel to curb)

4. When having a party where you may be creating noise late at night, or using up a lot of parking, it’s always a nice idea to inform your neighbors beforehand (and maybe even extend an invitation). This usually makes people feel better.

Summer Cooling/Utility Expense Tips It’s important to know where we can save money, especially when it comes to utility bills and especially since heating and cooling account for about half of the energy costs for the average home. There are some simple ways in which to cut down on energy expenses this summer. With some proper maintenance and upkeep, as well as some adjustments in living habits, homeowners can greatly cut down on energy consumption, while increasing effi ciency and protecting the environment.• Avoid opening windows and exterior doors when the air

conditioning system is running, unless needed to remove excess humidity or strong cooking odors.

• Keep miniblinds and drapes, etc. closed on windows that are exposed to direct sunlight.

Doors to unused spare rooms should be kept shut, with the air conditioning supply vents closed off in these rooms.

• Caulk around windows and door cracks to reduce air and moisture leakage.

• Leaves, dust and grass clippings should be cleared from your outdoor AC unit to keep it running effi ciently.

• Change replaceable air fi lters and clean usable fi lters every month. Dirty fi lters can increase operating costs and affect the life and effi ciency of an air conditioner. At a cost of a couple dollars, it may be a good idea to change the fi lter each time you pay your utility bill.

• Make sure your central air conditioning system or window unit fi ts the space it is intended to cool, since improperly sized units can use more energy than necessary.

• Avoid using the oven, dishwasher, washing machine and dryer during the day since heat from those appliances typically increases the demands for air conditioning.

• Turn off all electrical appliances, including lamps and TV’s when not in use.

• Have your cooling system professionally checked and serviced periodically to keep it functioning properly and effi ciently.

Doing the above will help maximize your summer comfort level and minimize your utility expense.
