Mark and Eileen Voszler are the visionaries behind Pedley Heights. Mark is a lawyer with a background in real estate and oil and gas. Eileen is a retired computer-project man-ager. Th e couple resides in Calgary but has a long association with the valley. Th ey plan to eventually retire to their vacation home near Pedley Heights.

Mark helped his father to develop the Baltac subdivision in the 1960s. “I was his little slave laborer,” he recalls. “Always riding around on the back of a backhoe, always working hard. I still am.”

Back then, his father promised the original Baltac resi-dents that he would keep Beach Bay as a natural sand beach for the enjoyment of the entire community, rather than subdi-viding it into lakefront lots with private access only. However, he didn’t fi le documents to secure the promise. A developer other than Mark Voszler could have reneged on it, says Ross Newhouse. “By keeping the beach available to all residents, Mark is in eff ect keeping the promise his father made many years ago.”

When the Voszlers are fi nished developing Pedley Heights, three to fi ve years from now, it will contain 98 fully serviced building sites. Th ey will then develop two additional, adjacent communities: Tegart Ridge with 84 duplexes and 80 multi-family units, and Stoddart Estates with 30 fully serviced estate lots.

Th e sunny May long weekend saw a record num-ber of real estate open houses, all the way from major new developments to small individual homes.

Most sellers reported strong interest in poten-tial buyers looking at properties, although sales were somewhat slower than this weekend last summer.

“Over the weekend, Copper Point Resort’s down-town Invermere offi ce had a positive turnout of inter-ested purchasers for quarter and full ownership,” said General Manager Rose-Marie Regitnig.

“Th e weekend exceeded our expectations and the nice weather helped put people in a good mood! Sev-eral new Copper Point condo owners were enjoying the valley and stopped in to express their excitement over the opening of the Resort.” Th e new Copper Point Resort is scheduled to open in late summer.

Bighorn Meadows in Radium, located next to Th e Springs Golf Course, also had a busy weekend with a barbecue at their sales offi ce on main street.

“We had an amazing weekend and it was a plea-sure to see so many recreational property-seekers,” said Valerie Bracken, Sales and Marketing Coordinator for Bighorn Meadows.

“People are defi nitely still looking at high-end re-sorts, with fractional interest, for investment opportu-nity in the valley.”

Farther south in the valley, Marble Canyon at Fairmont also showed strong sales fi gures.

“Traffi c was brisk in the Marble Canyon show suite this weekend and we wrote up several deals and have about half a dozen more pending,” said Susan Smith, General Manager of Marble Canyon Develop-ment Co. “However, our Marble Canyon product is aff ordable and an easy buying decision, due to the fact that we have large luxurious townhouses where you can own as much of a unit as you want, so I don’t think that it is fair to compare it to the real estate sales activity in the valley.”

Her company is also marketing the new Jade Landing development in Canal Flats, a more mod-estly-priced option, and Ms. Smith said activity there was slower.

“Jade Landing didn’t experience any sales this weekend. However, until recently we haven’t been marketing directly to the vacation home-buyer, so we didn’t expect much from the long weekend traffi c. Jade Landing was developed with the purpose to pro-vide aff ordable home ownership opportunities for the local buyer,” she said.

“We aren’t concerned about the lack of activity this past weekend. Jade Landing is now selling phase fi ve which will be ready for occupancy in mid-July, so we’re on track and quite comfortable with the pace of sales activity in this project.”

Pinewood, the newest condominium development from the Instautor Group in Radium, also hosted a barbecue which was well-attended.

Th e partners are spending a lot of time in the val-ley after building Th e Peaks, then Th e Aspen, and now this third development, which they say is more than half-sold.

“We had a good weekend, with one sale from Sat-urday,” said Kevin Blackwell, Sales Manager for the Instautor Group. “Traditionally the May long week-end brings lots of lookers, which turns into sales in June, as they see what a great area the valley is.”

Kim Collens, owner of Royal LePage Rockies West Realty in Invermere, agreed that there is less urgency to purchase immediately.

“Th ere are a lot of properties on the market and this year, buyers are going to take their time and look around.” She said there are still a number of properties on the market that are priced too high, and if sellers want to see results they will have to look very closely at their pricing.

Deborah-Kim Rice, who operates Team Rice at Re/Max with her husband Rob Rice in Invermere, said it was a “looky-lou” weekend.

“We had lots of people coming into the offi ce and picking up Columbia Valley Real Estate Magazines, but of the four buyers we secured over the weekend, none was a cottage-owner.”

Columbia Lake is often overlooked in the admiration surrounding Lake Windermere, but many consider it far more beautiful.
