UEM Sunrise Berhad (“UEM Sunrise”) will launch its next development called ‘Serene Heights’ in the township of Bangi in Q4 2014.

“Serene Heights”, is the latest project that is set to offer life’s simple pleasures with a nature-inspired environment. Located 43 kilometres south of Kuala Lumpur, Bangi is a small town situated on the southern district of Hulu Langat, Selangor and sits between Kajang and Putrajaya.

Serene Heights, prides itself as a new mixed-use township within the newly-crowned Knowledge City spanning approximately 488 acres. It encapsulates a modern contemporary tropical setting, complete with modern home conveniences and a tinge of the good old ‘balik kampung’ nostalgia amidst pristine landscaped creeks, undulating terrain and beautiful hills. After a hard day’s work, residents are able to relieve their stress and return to an environment that is simple and carefree to unwind with their loved ones.

The overall freehold Serene Heights township will be developed in three phases targeting working professionals, between the ages of 25 and 55 years old, who commute daily to the nation’s capital of Kuala Lumpur, the administrative capital of Putrajaya, as well as to the neighbouring towns of Kajang and Bangi.

Phase 1 of the development will comprise double-storey terrace homes built on individual lots measuring 22’ x 70’ each, tucked in various precincts. The first three precincts namely Acacia, Begonia and Turmeric have

recently been introduced in February 2014 and has since been opened for registration.

Acacia promises the development of 162 sanctuaries built on a total land area of 11.47 acres of the entire Serene Heights’ footprint, with built-ups ranging from 1,924 sq ft to 2,000 sq ft.

Meanwhile, 121 units have been planned for Begonia on of 11.05 acres. Built-ups for each unit of Begonia homes range from 2,147 sq ft to 3,047 sq ft.

For the Turmeric precinct, a total of 116 homes of various sizes will occupy 11.75 acres of the overall Serene Heights’ development ranging from 1,702 sq ft to 2,775 sq ft.

Serene Heights is accessible via major highways, including the North South Expressway (exit at Bangi or Putra Mahkota interchanges), LEKAS Highway (exit at Semenyih interchange) and the SILK Highway (exit at Kajang interchange via Jalan Reko).

On 12 February 2014, UEM Sunrise officially opened its Sales Office in Bandar Baru Bangi for the sales and marketing activities of the Serene Heights development. Those who wish to find out more on the development are encouraged to visit the Serene Heights Sales Office at A-03-G (Ground Floor), Jalan Medan Pusat Bandar 5, Seksyen 9, 43650 Bandar Baru Bangi, Selangor. CONTENT Highlights

It is with great pleasure that I present to you the latest edition and fourth volume of The Personalty which after six months we shall continue to share with you news, updates and insights into UEM Sunrise.

We began 2014 with much vigour, ready to embark on yet another exciting year. Our marketing team in January partnered with Kozin Real Estate and held the Third Nusajaya Property Road Show in Kuching, Sarawak where we showcased our best-selling properties in the Southern Region. In March, the team headed back to Indonesia for another road show in Surabaya and Jakarta as a follow up to the overwhelming response received when we introduced our Nusajaya properties in the middle of last year. In April, members of the media previewed Residensi 22 Mont’Kiara.

We at UEM Sunrise believe in partnerships and collaborations, and evidence of this can be seen in the first half of the year. We signed a Collaborative Agreement with Kuala Lumpur Kepong Group in February to develop several plots of land in Nusajaya as well as in neighbouring Fraser Metropolis at Iskandar North. This is a unique partnership which will define new frontiers in future collaborative efforts of property developers in Malaysia. In our continuous effort to provide world-class infrastructure in Nusajaya, we announced our collaboration with Mulpha International Berhad, the developer of Leisure Farm Resort in Gelang Patah. The collaboration sees each party build three sets of roadworks in the vicinity of Iskandar Malaysia that will improve access into and from this thriving southern township.

In line with our expansion plans, we made our presence felt in Bangi where we introduced a mixed-use township development known as Serene Heights spanning across 488 acres. This is our fifth development in the Central Region following the successful launches of other property projects in Kuala Lumpur, Mont’Kiara, Cyberjaya and Shah Alam. To know more about Serene Heights, do read the cover story.

Samuel DiPiazza, the former Chief Executive of accounting firm PricewaterhouseCoopers once said that businesses cannot be successful when the society around them fails. This is something that we at UEM Sunrise subscribe to and with this in mind, we’ve intensified CSR efforts focusing on 17 adopted PINTAR Schools through various educational programmes. On a larger scale, we supported the Government’s aspiration of home ownership for all Malaysians by pledging to build 10,000 affordable homes in Nusajaya. This is over and above 351 units offered in Nusa Bayu and the 3,535 units already delivered in collaboration with Denia Development Sdn Bhd.

As the saying goes, “success does not come without challenges” and the last several months have proved to be quite a test for us despite achieving many of the Company’s milestones. One of which is the sudden loss of our Managing Director/Chief Executive Officer, Allahyarham Dato’ Wan Abdullah Wan Ibrahim following a short battle with illness. His contribution to the Company will always be remembered and we will work towards realising the vision he has set out for UEM Sunrise.

On behalf of the Management and staff of UEM Sunrise, allow me to take this opportunity to express my sincere appreciation to all our valued stakeholders for your unremitting support and contribution towards the Company. We will not be standing here today successful and proud without your support and encouragement. I would also like to take this opportunity to wish all Muslims,

Warmest regards

Photography is a popular and healthy hobby enjoyed by many, regardless of age. In line with that, UEM Sunrise organised an inaugural photo hunt competition at its prestigious development in Symphony Hills, Cyberjaya from 3 to 25 May 2014.

The photo hunt encouraged both amateur and professional photographers to explore and capture the natural and interesting surroundings in Symphony Hills, a development which incorporates modern and clean architecture with the art of landscaping. The natural beauty of the vicinity offered a perfect location for the photo enthusiasts to compete in the Photo Hunt.

Siti Mariam Mohd Desa, Chief Marketing Officer of UEM Sunrise presented the mock cheques to the winners

during a ceremony held at Symphony Hills Clubhouse in Cyberjaya on 7 June 2014. The Grand prize winner, Long Duk Yiw took home a cash prize of RM8,000 while the first runner-up, Mohd Zamrus bin Jadid, and the second runner up, Lai Sek Leong, received cash prizes of RM5,000 and RM3,000 respectively. growth industries such as electronics, precision engineering, pharmaceutical, medical devices, food processing and fast moving consumer goods, supported by efficient logistics and warehousing services as well as amenities. With a projected gross development value of RM3.7 billion, the tech park will be developed in three phases over a period of nine years.

Nusajaya Tech Park, which complements the existing 1,300-acre ‘green’ and ‘clean’ fully managed Southern Industrial and Logistical Clusters (“SiLC”), has set a new benchmark in ecologically-advanced designs having won the Master Planning Category of the Singapore Landscape Architecture Awards in 2013. The tech park is also the first in Malaysia to be conferred the Singapore Building and Construction Authority’s Green Mark for Districts – Gold (Provisional) Award.

Other VIPs who attended the groundbreaking ceremony included William Tay, CEO South East Asia (Nusajaya Tech Park Director); Tan Sri Dr. Ahmad Tajuddin Ali, Chairman UEM Sunrise; Manohar Khiatani, President & Group CEO (Nusajaya Tech Park Chairman); Datuk Ismail Ibrahim, Chief Executive, IRDA; and Dato’ Izzaddin Idris, Executive Director, UEM Sunrise.

UEM Sunrise and Singapore’s Ascendas Pte Ltd celebrated the groundbreaking of their joint venture development – Nusajaya Tech Park, Gerbang Nusajaya on 12 June 2014. The groundbreaking ceremony, graced by Malaysia’s Minister of Trade and Industry, Dato’ Sri Mustapa Mohamed and Singapore’s Minister of Trade and Industry, Lim Hng Kiang; also marked the beginning of the project’s start-up phase of Ready-Built Facilities and land plots for Build-to-Suit developments spanning 71 acres which are expected to be completed by 2016. Both partners revealed that prior to the groundbreaking ceremony they have received a 40% pre-commitment for the Ready-Built Facilities from Sanwa Group of Companies, YCH Group and VADS Berhad.

Initially announced in October 2012, the eco-friendly integrated tech park features a well-conceived master plan that optimises the effective and functional usage of the overall 519-acre footprint, coupled with a three-tiered security approach. The goal is to build a competitive and sustainable ecosystem around key

UEM Sunrise and Mulpha International Berhad (“Mulpha International”) on 6 May signed a Collaborative Agreement which will see their respective subsidiaries – Nusajaya Rise Sdn Bhd (“NRSB”) and Leisure Farm Corporation Sdn Bhd (“LFC”) establishing three sets of roadworks in the vicinity of Iskandar Malaysia, that will improve access into and from this thriving southern township.

The 59:41 joint venture by NRSB and LFC respectively is valued at approximately RM107 million and will involve the construction and upgrade of roads, creating a direct

link from Gerbang Nusajaya and Leisure Farm Resort in Gelang Patah to the Malaysia-Singapore Second Link (“Linkedua”). This will benefit commuters in the vicinity as it will significantly cut travel time to and from the Linkedua, from the current 15 minutes to just five minutes. For owners and investors of real estate, the interchange project will undoubtedly result in greater capital gains and value appreciation. It will not just benefit the stakeholders of Gerbang Nusajaya and Leisure Farm Resort but will also add value to the overall Iskandar Malaysia, including Nusajaya, while improving infrastructure and connectivity.

UEM Sunrise and Kuala Lumpur Kepong Berhad (“KLK”), via respective subsidiary companies – UEM Land Berhad (“UEM Land”) and KLK Land Sdn Bhd (“KLK Land”) formally inked a collaborative agreement on 7 February to jointly develop several plots of land in Iskandar Malaysia, specifically in Gerbang Nusajaya and Fraser Metropolis, Kulai.

UEM Sunrise’s Executive Director, Dato’ Izzaddin Idris signed the agreement on behalf of the Company witnessed by Chief Operating Officer-Commercial, Raymond Cheah; while KLK was represented by its Chief

Executive Officer, Tan Sri Dato’ Seri Lee Oi Hian and its Executive Director for KLK’s property division, Dato’ David Tan as the witness.

The land in Gerbang Nusajaya will be developed by Scope Energy Sdn Bhd, which is a 60:40 company owned by KLK Land and UEM Land respectively, while the land in Fraser Metropolis will be developed by Aura Muhibah Sdn Bhd, a 60:40 company owned by UEM Land and KLK Land respectively. Both land parcels with a current total value of RM1.74 billion are expected to generate a gross development value (“GDV”) of RM20 billion.

UEM Sunrise held its 6th Annual General Meeting (“AGM”) at Persada PLUS, Petaling Jaya, on 24 April. More than 800 registered shareholders and proxy members attended the AGM. The Company's progress was highlighted and several projects lined up aimed at the mid-market and affordable segments targeted to be launched this year were announced. On the International front, UEM Sunrise plans to redevelop the two sites at the Central Business District of Melbourne, Australia it acquired last October, into premium residential towers with retail components, and have already appointed two leading architects, COX Architecture and Elenberg Fraser to design the developments on Mackenzie Street and LaTrobe

Street respectively. The Company’s key initiatives for 2014 is to embrace its very own ‘Service DNA’ and to further enhance its focus as a Customer Centric Organisation (“CCO”) with the purpose of developing loyal followers, repeat buyers and a sustainable advocacy for its products. In terms of land bank, the Company will continue exploring strategic opportunities to expand its presence and leverage on the value of its existing land banks to open up new opportunities, such as its recent joint venture with the Kuala Lumpur Kepong Group in Nusajaya and Iskandar Malaysia.

Galloping in the New Year with Style

Central Region Customers under our loyalty programme and their families were treated to an enchanting afternoon with a first-rate performance by the renowned Malaysian Philharmonic Orchestra with cute insect-world characters flitting on stage. The Orchestra featured young choralers from the KL Children’s Choir who captivated everyone with their lovable voices. The event ended on a high note with each guest receiving a bumblebee take-home souvenir to mark the eventful classical day spent with UEM Sunrise.

Samba Strike Bowling TournamentUEM Sunrise organised a friendly Samba Strike Bowling Tournament for residents of UEM Sunrise-managed properties in Mont’Kiara and Dutamas. Dozens of residents grabbed the opportunity to spend quality time with one another while ‘striking’ up some fun cheering when bowling pins were knocked over in the alleys. Winners took home cash and other prizes.

Creepy Crawly Classical Day

In conjunction with this year’s Earth Hour, several ecological activities were organised on 29 March at the Mall of Medini for our customers and the Nusajaya community. Guests enjoyed a puppet show narrating a story about saving the Earth, danced while stompers created fun music using recycled bins, watched a team of cyclists using Pedal power to light up a display and as a finale, witnessed spectacular fireworks.

Children from UEM Sunrise-managed properties in Mont’Kiara and Dutamas gathered at the UEM Sunrise Fun Zone to celebrate Chinese New Year or 'Year of the Horse' early this year. They enjoyed glimpses of several special visitors such as the God of Prosperity, Laughing Buddha and the Laughing Big Head Girl, who were seen mingling with the large crowd. Enthralling performances of acrobatics, Southern Shaolin Kung Fu and a Unicorn dance mesmerised guests while some participated in the Wheel of Fortune contest, Shiny Red Try Your Luck and Horse Guessing games. A pair of prancing lions leapt on every corner of the UEM Sunrise Fun Zone in an office blessing ceremony interposed by a martial arts display.

AROUND UEM SUNRISECUSTOMER

In conjunction with Easter celebrations, UEM Sunrise Fun Zone organised an “Egg Hunt” competition for the children residing in UEM Sunrise-managed properties within Mont’Kiara and Dutamas. The play gym at the centre was transformed into a backyard to search for golden and bright-colored eggs hidden in nooks and corners. To participate, each child had to first make an Easter Basket and an Easter Bunny Hat. Younger children had to be chaperoned by a parent or guardian during the hunt. For a touch of nature, nothing beats patting a real life Easter Bunny, especially when 30 rabbits of different species swarmed the crowd of 220 people at the event.

With adventure trails, challenging obstacles, fascinating pit stops and the lure of attractive prizes, Southern Gem's Discovery was a motoring escapade well worth the sweat. Participants, consisting of our purchasers as well as residents and staff from the Southern Region, formed 25 teams with four members in each team for the Goodwill Treasure Hunt. All participants had short windows of opportunity to mingle with each other and got familiarised with the Ledang Resort clubhouse as well as properties developed by UEM Sunrise. Further sparkle to the treasure hunt were added with stage games and lucky draws.

Benjamin Yong

The BIG Group first set foot in Publika in early 2012 with a vision of setting up a contemporary country marketplace complete with a grocery shopping experience. For Benjamin, having born to parents who are established retailers themselves and after spending years in the food and beverage industry, this was a natural progression for him and his team.

“The retail business is such a dynamic industry to be in, and it gives me the liberty to try anything that I could envision,” Benjamin explained. That was probably what drew him most to choosing Publika as the home base for Ben’s Independent Grocer due to its creative advocacy. He believes that Publika is an incubator for the arts with weekly art installations, music performances, performing arts and art bazaars.

From a humble beginning as a young baker to one of Malaysia’s most successful restaurant entrepreneurs, The BIG Group’s CEO, Benjamin Yong opens up about his B.I.G. (Ben’s Independent Grocer) adventure at Publika - UEM Sunrise’s commercial development in Solaris Dutamas, Kuala Lumpur.

Leisure Time Mostly Spent With“Loved ones, whether for a 15-minute coffee or over a weekend getaway as I treasure these moments the most”.

Favourite City“Istanbul – for its rich cultural diversity that reflects so much of Malaysia”.

Upclose & Personal

“Location wise, it is a very comfortable place to start our first supermarket business given its great demographic of residents in the surrounding areas,” he further explained. Most importantly, Benjamin said that it was crucial that he and his team partnered with a landlord that understands the need to differentiate tenants’ products to make them distinctive. “What I like about Publika is how we get a lot of freedom to explore and execute wild ideas! It has been a fun ride collaborating with the different management and creative teams,” said Benjamin.

Today, well into its third year of operation, Ben’s Independent Grocer aims to maximise consumers’ convenience, offering everyday home essentials ranging from dry goods and wines to a butchery deli, greengrocer, organic section, chocolatier, florist, coffee roaster and a Malaya kitchen which features the best of local products; all spread across 50,000 sq ft of space. To keep food shopping fun, fresh and creative, Ben’s Independent Grocer also incorporates live cooking demonstrations and sampling of premium brands, themed shopping nights, cooking classes and other

such events, a ritual that remains true to its Eat, Drink, Shop tagline.

When asked for advice he would give to aspiring restaurateurs, grocers and food retailers alike; Benjamin said that one must have the passion and be daring enough to fail. At the end of the day, what is the worst that could happen? “Just consider all the risks and then dive right in,” Benjamin concluded.
