Truly Unique

Unique, warm and welcoming best describes this deceptively large four bedroom Category B Listed steading conversion, which has been cleverly designed to make the most of the original features and inspirational views over to the Pentland Hills.

Beautiful by Design

On entering, the reception hallway leads your gaze through the house and into the garden with this space also on a practical level, offering good storage. A splendid, equilateral living room enjoys a cosy, gas burner and a sliding glass door opens up part of the room seamlessly to the garden, creating a wonderful indoor/outdoor space, perfect for relaxing with family and friends.

Adjacent is a generous and stylish dining kitchen with a full height glass window and door offering morning sun views of the hills and surrounding countryside. The kitchen is replete with ample cream painted cabinets and an integrated five burner wok hob, double oven, dishwasher and Smeg fridge freezer.

Period Charm

Completing the ground floor are three, further bedrooms with deep recessed windows. All are served by a generous principal bathroom with bath, shower and a great linen cupboard. Rising up to the first floor you are met with a characterful, dual aspect master bedroom with two double robes and a newly refurbished en suite shower room.

In addition, the property benefits from new carpets and good quality flooring throughout.

Just Relax

Both the living room and the hallway provide access to a lovely, sheltered and fully enclosed, sunny, courtyard garden with a deck, lawn and thoughtful seasonal planting.

There is ample residents and guest parking, a garage and communally maintained grounds.

Location and Amenities

Historic Kirkliston originally appears in documents as Listona, meaning court dwelling-place, as Kirkliston was the location of the first recorded Scottish parliament in 1235, during the reign of Alexander the second. The oldest surviving building in Kirkliston is the kirk, after which the town is named and parts of this building date back over 800 years. The oldest house in the town is Castle House, which contains a marriage stone dated 1683. Robert Burns stayed there in the summer of 1787 and inscribed a verse on a window pane.

Kirkliston is located approximately ten miles from Edinburgh city centre and sits on the historic route between the capital and Linlithgow. Within easy reach of the motorway networks and city bypass, Edinburgh Airport is just fifteen minutes away. Local children are educated to primary level at the well thought of Kirkliston Primary School, whilst secondary pupils are educated at Queensferry High School. Tertiary education is offered in Edinburgh at Stevenson College, Napier, Heriot Watt, and Edinburgh Universities and also at West Lothian College, Livingston. The village has all local amenities you could require, local shops, Post Office, bars and takeaways. There are also great opportunities for outdoor activities at nearby Almondell Country Park and hill walking, as the Pentland Hills are only a short drive away on the A70.
