Grosvenor Park III Roof Replacement North Bethesda, Maryland Grosvenor Park III (GP) is a high-rise condominium building in North Bethesda, Maryland. Facility Engineering Associates, P.C. (FEA) was contracted to assist GP with replacement of the main roof system which served as an outside party or gathering area for residents. In preparation of construction documents for the planned roof replacement, FEA performed an on-site review of conditions. Knowing that existing paint on perimeter railings and canopy support posts had several layers, FEA commissioned hazardous materials testing. The testing indicated the presence of lead, which could then be properly specified to be removed and disposed of during construction. FEA also identified the presence of a concrete topping slab below the concrete pavers and initial roof membrane. A second roof membrane was present on the structural concrete deck. Per the International Building Code, a third roof cannot be added to this type of condition, and both existing roof systems must be removed. Through the initial assessment, a possible code issue was avoided, as well as potential compromising of the roof system in the future.
