VIOLET HILL FARM SUMMARY

SIZE: About 2053 sq. ft. of gracious living plus basement, covered porch and patio; all on 2.24 acres, more or less. The basement is about 1221 sq. ft. with about 794 sq. ft. of that finished. LOCATION: 5501 South University Boulevard, Greenwood Village, CO 80121. HOME: This house was built in about 1937 and is a 2-story home with 4 bedrooms and 1 and ¾ baths. Much of home has been remodeled in the last 10-12 years. In about 1995 much of the wiring was updated as was much of the plumbing with copper pipes. There are newer hardwood floors and the remodeled main floor rooms include a remodeled kitchen and bath. The 12’ high brick wall along the street was built in about 1999 at a cost of $80,000. Roofs on home and all outbuildings were all new in 1997. It has electricity and water next to it. WATER: Domestic well. Additional unregistered well. Highline Canal water rights: 2.5 Acre Right (used for irrigation of pastures). SEWER: Home has a septic system; however, the sewage line runs along west boundary of property and is available for hookup. HEAT: Steam, natural gas in home. No propane on property. ACCESS: Paved University Boulevard. Paved driveway to home. TAXES/ZONING: Taxes for 2006 payable in 2007 to Arapahoe County are $5971.06. Property is zoned R 2.0 (Residential 2 Acres).
