Residential property is increasing in price at double-digit rates. It is increasingly difficult for developers of single family homes to find land that has correct zoning and utilities. At the same time, commercial properties are selling with lower rates of return (i.e., higher prices) that I can remember. What does this have to do with FCMA and its members? Quite simply-- a lot! Over the last eighteen months, considerable pressure has built up to rezone industrial land to allow residential use. This has two bad outcomes for the manufacturing community: (1) It allows encroachment of residential into industrial areas. The analogy is to build a home at the end of the runway and then complain about the planes. The movement came to a head several months ago with the mayor vetoing and council sustaining the veto of a rezoning of industrial property for single family homes surrounding Smurfit-Stones paper mill on Heckscher Drive. (2) It reduces available industrial property and risks the First Coast not having sufficient developable land to provide for future growth for existing as well as new industry. If we don't have land for manufacturers, where will the employees work? Better yet, how will they buy the homes built on former industrial land? This is the equivalent of eating our seed corn. It may taste great today, but we will starve tomorrow! Fortunately, FCMA in conjunction with the Jacksonville City Council is addressing this issue. Councilwoman Sharon Copeland chairs the Growth Management Committee. She has graciously allowed me to form a committee of concerned groups to determine where and how best to protect industrial land. Herschel Vinyard chairs the group which includes representatives from the housing industry, office and industrial development, the sea and air port authorities, as well as city planners. The goal is to make certain that we protect existing manufacturers and make adequate provision for future manufacturing growth. I greatly appreciate this group's work over the coming months, and I particularly look forward to our preserving our seed corn for future generations.

Protect Our Seed Corn

We all know that the Florida real estate market is red hot. Residential property is increasing in price at double-digit rates. It isincreasingly difficult for developers of single family homes to find land that has correct zoning and utilities. At the same time,commercial properties are selling with lower rates of return (i.e., higher prices) that I can remember.
