1.1 BackgroundThis Ventilation Statement has been preparedby AECOM to support the application for theapproval of Reserved Matters in relation toDevelopment Parcel 18 (Plot 18).

Plot 18 is part of the wider Aylesbury EstateRegeneration Scheme which covers an area of22.1 ha, and for which there is Outline PlanningPermission (LPA ref: 13/AP/3844) granted on5th August 2015.

1.2 Plot 18 Proposed DevelopmentThe Plot 18 site itself is 1.02 ha and consists ofSubplot 18a (North Block) and Subplot 18b

(South Block). The North Block comprises thefollowing uses:

Residential Use (122 units)

Community Facility (Library, AfterhoursFacility, Stay and Play, Meeting Rooms,Creation Trust Office)

Commercial Use

The South Block comprises the following uses:

Health Centre

Early Years Facility

Basement BOH and car park

1 Introduction

2.1 Residential Dwellings [C3]All dwellings will be ventilated in accordancewith Part F of Building Regulations.

Each apartment will be provided with ‘wholehouse’ heat recovery ventilation (MVHR) toextract air from the kitchen, bathroom(s) andutility room and to provide fresh air to the livingareas and bedrooms.

Ventilation extract boost will be operated by aswitch located in the kitchen. The MVHR willalso incorporate summer bypass.

Extract grilles shall come with integratedremovable filters to comply with the latest NHBCstandards.

All ductwork will be rigid plastic ductwork. Therewill be no use of flexible ductwork. Intake andexhaust ductwork will be insulated to preventcondensation.

A double air brick on the façade shall berequired for connecting the MVHR ventilationductwork intake and discharge points to outside.

Purge ventilation to each room will be providedthrough the use of an openable window.

Cookers will be provided with recirculationhoods, as specified by the Architect.

2.2 Community Facility [D1]The Community Facility shall be provided withmechanical supply and extract ventilation basedon 10l/s/person and in compliance with BuildingRegulations Part F. Ventilation shall be suppliedfrom two central air handling units (AHU) asfollows:

Library AHU

This AHU is located at high level in Block 2 cyclestore (making use of the high floor to under soffitdimensions). The AHU will comprise of filters,heating and cooling coils and a thermal wheel.Air intake and exhaust shall be via high levellouvres on the façade at ground floor level (seeFigure 2).

Stay & Play and Community Trust AHU

This AHU is located at high level within theBuggy Store ceiling void. The AHU will compriseof filters, heating and cooling coils and a plateheat exchanger. Air intake and exhaust shall bevia high level louvres on the façade at groundfloor level (see Figure 2).

2.3 Commercial unit [A1]The commercial unit is being designed as a shelland core for fit out by tenant. As part of the shelland core provision, high level louvres will beprovided at ground floor level on each façade forthe ventilation units to discharge exhaust air andbring in fresh air (see Figure 3).

Final ventilation shall be designed and providedby the Fit-out contractor to suit the use of thespace.

Refer to Appendix A for detailed ventilationdrawing of the North block ground floor.

2.4 Cafe [A1 / A3 ]The cafe is being designed as a shell and corefor fit out by tennant. As part of the shell and coreprovision, high level louvres will be provided atground floor at the front façade for the ventilationunits to discharge exhaust air and bring in freshair (see Figure 3).

Final ventilation shall be designed and providedby the Fit-out contractor to suit the use of thespace.

3.1 Health Centre [D1]The Health Centre shall be provided withmechanical supply and extract ventilation inaccordance with Health Technical Memorandum(HTM) 03-01. Ventilation shall be supplied froma central air handling units (AHU) at roof level.

The AHU will comprise of filters, heating andcooling coils and a thermal wheel. Air intake andexhaust shall be at roof level and separated by adistance of circa 10m and on different facades ofthe roof plant enclosure. Two smoke extract fanswill also provide smoke clearance to the stairlobbies at each floor (see Figure 4).

Refer also to Appendix B for a detailed roof leveldrawing of the South Block.

3.2 Early Years [D1]The Earl Years nursery shall be provided withmechanical ventilation in accordance with Part Fof Building Regu

lations.

Ventilation shall be supplied from two central airhandling units

Early Years Facility and General AHU

This AHU is located at roof level and willcomprise of filters, heating and cooling coils anda plate heat exchanger. Air intake and exhaustshall also be at roof level and separated by adistance of circa 10m and on different facades ofthe roof plant enclosure (see Figure 4).

Early Years Facility Kitchen AHU and extract fan

The kitchen extract system shall meet thestandard required by DEFRA Guidance on 'Thecontrol of odour and noise from commercialkitchen exhaust systems' (2011).

A kitchen extract fan shall be provided at rooflevel with the exhaust also at roof level. Make-upsupply air will be provided by a dedicated supplyonly AHU at roof levelThe AHU will comprise offilters and heating coils.

The air intake will be at roof level and separatedfrom the exhaust by a distance of circa 10m andon different facades of the roof plant enclosure(see Figure 4).

3.3 South Block Basement BOH [D1]The Basement Back of House (BOH) areas shall beprovided with mechanical ventilation in accordancewith Part F of Building Regulations.

Supply air ventilation shall be supplied from a roofmounted AHU and will comprise of filters, heatingcoils and a run-around heat recover coil linked tothe extract unit located in the basement. Air intakeis at roof level and is ducted through the building tothe basement level to supply fresh air (see figure 4above).

The BOH areas of the basement shall have airextracted via an extract fan at basement level. Theextracted air will be exhausted to outside at groundfloor via louvres integrated into landscape feature(see Figure 5).

This system will also run to provide smoke extract(albeit with dedicated smoke extract fans) in linewith the Fire strategy.

3.4 South Block Basement Car Park [D1]The basement car park will be mechanicallyventilated in accordance with Building RegulationsApproved Document Part F and Part B and willachieve the standards set out in BS 7346-7: 2013.

Dedicated duty / standby car park extract fans willextract air from one end of the car park andexhausting the air to outside at ground floor. Innormal mode it will extract 6 ac/hr. In fire mode itwill extract 10ac/hr.

Make-up air will be drawn in naturally via the carpark ramp entrance.

In order to achieve good distribution of air flow, themechanical ventilation will be supported with animpulse fan (see Figure 5).

4.1 Temporary gas fire boilersA purpose-built flue riser will accommodate thetemporary boiler flues in the North Block heatingplantroom.

An individual flue will be provided for each boiler,running horizontally to the flue riser in Block 1and will then rise vertically to discharge toatmosphere at the highest point of level 15 rooflevel to comply with the requirements of theClean Air Act (see Figure 6)

The condensing boilers shall be low NOx typeachieving 35mg/kWh NOx emissions.

Refer also to Appendix D for a detailed drawingof the North block roof with MEP services.

4.2 North Block Life safety generatorA life safety generator will be provided for backup electricity on failure of mains electricity to lifesafety systems in the North Block.

The generator will be located at roof level withthe flue discharging above the generator to meetthe Clean Air Acts requirement (see Figure 6).

As the generator is proposed for emergencyonly, it will only be running during scheduledtests or in the event of a power cut.

Refer also to Appendix D for a detailed drawingof the North block roof with MEP services.
