everyone knows that real estate is about location, location, location. Since it’s one of the biggest considerations you’re faced with when it comes to choosing a rental, just what are the critical things to consider

when choosing a location?

There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers a balance between the two locations. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, look for a well-connected mass transit location. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your personal priorities first and then take the time to assess each location for its merits and weigh your options. Unlike paint and decor, location is the one thing that you cannot change so it’s important to choose well.

there are some communities that are just special – that foster a feeling of home. It has a lot to do with finding the right neighbourhood and an apartment that suits your needs. And, of course, has great management.

One of my personal favourites was a mid-rise building with a trendy downtown address. I knew most of my neighbours – it was rare that you passed someone in the building who didn’t say “Hi.” In fact, it was common for spontaneous dinner parties and summer barbecues to break out at the most opportune times. It was a fun place to live and will always be one of my favourite apartments. My place was small, it didn’t have much light, it was always too hot or too cold and there was literally no closet space, yet my husband and I adored it.

We moved on when we started our family. Suddenly the idea of a spontaneous dinner party that would go on into the wee hours wasn’t so desirable and carrying a stroller up and down the massive flights of stairs wasn’t very appealing. And anyone with a baby knows, they don’t travel light! Without ample – or any – closet space I was going to be drowning in diapers, onesies and teething toys.

Where once it would have been impossible to see ourselves moving out, we’d come to the realization that our beloved apartment just wasn’t a fit for us any more.

It’s really important to realize when your home isn’t working for you. It happens to the best of us. Most renters will have a few apartments before they find the one in which they’ll grow old. That’s one of the best things about renting! It’s easy enough to change your home to keep up with your needs. If you’re not loving where you’re living, it’s time for a change. And change is really only 60-days notice away.

Clearing Clutter and putting everything away Can be a Challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities.go vertiCal or go home. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Consider putting shelves above door frames or around the perimeter of the room, like a border. Hang things from the ceiling in the kitchen. When purchasing armoires, bookcases or shelving units, choose the tallest you can find and put baskets on top of them.

Clear up valuable tabletop spaCe. We all have a limited amount of counter and tabletop space, but our wall space is often under-utilized. By hanging photos and framing special mementos in shadow boxes on the wall, you’ll free up space on your tabletops and create a less-cluttered, more-spacious look.

running out of kitChen-Cabinet spaCe? If your kitchen supplies exceed your cabinet space, consider mounting a metal rail to your wall. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your items and utilizes previously unused wall space.

make the most of Ceiling spaCe. Rather than putting up a wallpaper border, install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. On them, display prized belongings and collectables. This gets your treasures out of the closet where they take up valuable space, yet still allows the kids to enjoy them.

adjust your storage systems. A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.

avoid shampoo overload in the bath. For a more streamlined look in your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space.

store magazines Creatively. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

Clearing Clutter and putting everything away Can be a Challenge when you don’t have enough storage space. You’ve got to be creative in finding new places to store things, because closets and furniture will only get you so far. Take advantage of your condo’s height. Use the wall to store it all, and make a statement with decorative shelving and storage possibilities.go vertiCal or go home. When you’ve run out of storage space, lie on the floor and look up. There is a limited amount of horizontal space (countertops, desks, tables and the floor) but vertical space is abundant and often overlooked. Use hooks (usually included with a rail) to hang everything from utensils to hand towels. This attractive storage solution gives you easy access to your items and utilizes previously unused wall space.

make the most of Ceiling spaCe. Rather than putting up a wallpaper border, install shelves a foot or so below the ceiling around the perimeter of your children’s rooms. adjust your storage systems. A common misconception is that once you have organized your entire home, you’re done. However, organizing is a process, not a destination. As your interests change, so will your organizing systems. Put some time aside to tweak existing systems on a regular basis – especially when you experience a lifestyle change.

avoid shampoo overload in the bath. For a more streamlined look in your bath or shower, consider attaching wall-mounted soap and shampoo dispensers. This will eliminate the sticky mess of shampoos, soaps and lotions crowding the bath or shower, contributing to a more serene, spa-like space.

store magazines Creatively. When looking for interesting ways to store magazines, think outside the box. As a creative alternative to a magazine stand, consider using a ladder. Propped up against a wall, a ladder is an interesting way to display magazines and make use of otherwise wasted vertical space.

WHetHeR you’Re a fiRst-tiMe RenteR or an experienced tenant, when it comes to renting a home, it’s important to make sure you understand your rights and responsibilities.To help you through each stage of the rental process, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to find the right place to call home, and what you need to know after you move in:

The first step in looking for a home is to identify your needs as a renter. What’s your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? If you haven’t already created a list of your needs and preferences, CMHC’s Rental Search Worksheet can help give you a head start.

Once you’ve identified what you’re looking for, it’s time to start looking for your new home. There are a number of resources available to help you find a place to rent. These can range from newspapers, apartment listing websites and bulletin boards in local libraries or community centres, to asking friends for recommendations or simply visiting neighbourhoods you like and looking for signs that say “For Rent.” {Ed’s note: And magazines like Renters Guide are a great go-to source!]

When you look at a prospective rental, have a list of questions ready to ask the landlord. For example, you may want to know if the rent includes parking or utilities, what type of lease will you be asked to sign, whether or not you can make any changes to the premises, and whether pets or smoking are allowed.

When meeting a landlord, try to make a good impression. Dress neatly and arrive on time. Respect the current tenant’s privacy. And make the landlord’s job easier by bringing your rental history and references, a letter from your current employer, and a cheque

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. CMHC’s Rental Unit Evaluation Worksheet can help you evaluate your options and make an informed decision.

When you rent a place, the landlord will usually ask you to sign a rental agreement, commonly known as a “lease.” Rental agreements vary from one province or territory to another, but they generally include the names of the landlord and tenant, the address of the property, the amount of the rent and what it includes, the date when the rent is due each month, the amount of any security or damage deposits, the term of the rental period, as well as things like who is responsible for maintaining the property, whether there are any restrictions on the tenant, and when and how the landlord can enter the premises.

Once you’ve signed your lease, it’s time to move in! Moving can be a hectic time. A planning checklist, such as CMHC’s Three Weeks to Moving Day, can help you keep track of all the details, and help make sure your move goes as smoothly as possible.

Before you move in, you and your landlord should inspect your new home together. Use an Initial Inspection Worksheet to document everything you notice, so you won’t be held liable for any preexisting damage when you leave.

Once you’re living in your new home, make sure you and your landlord are clear on who is responsible for what, especially with issues such as emergency or regular repairs, rent increases, or how to handle any complaints that might arise. In the event of an emergency (such as a leaking roof or broken furnace on a cold winter day), try to contact your landlord or emergency contact at least twice, and give them a reasonable amount of time to respond. If you can’t reach your landlord and have to authorize emergency repairs yourself, make sure to document and keep all paperwork related to the repair for later reimbursement.

If a problem arises that you can’t work out directly with your landlord, check with your provincial or territorial rental authority to find out if there are any tenant advocacy groups in your community. Do not withhold rent to pay for repairs, as this can be grounds to have you evicted.

When your lease expires, you may sign a new lease, or you might

shift to a month-to-month lease. Depending on where you live, your landlord could also give notice that they will be increasing your rent. For more information on renewing a lease and rent increases, read the CMHC Provincial and Territorial Fact Sheet for your area.

Eventually, the time will come when you’re ready to end your tenancy and move out. When this time comes, you and your landlord will again inspect the property together, to see if any repairs are needed above and beyond the usual “wear and tear.” Your landlord will also have to return any damage or security deposits you paid when you moved in, plus interest.

Remember: you may need your old landlord to give you a reference in the future, so do your best to leave under good terms. Give them the proper amount of notice in writing. Make any necessary repairs. Allow the landlord to show the home to potential new tenants. And leave the place in as good a condition as you found it, so the next tenants will be able to enjoy their new home as much as you did.
