f rom their earliest of memories growing up on the family farm, brothers Jeff and Doug Langford were taught the ethics of hard work.

“Do it right the fi rst time, or don’t do it at all. Whether we were building a fence or a barn, that was our father’s mantra for life, and it’s a principle that guides our business and approach to renovations and new construction today,” said Jeff Langford of JDL Homes.

Their new offi ce is now open at The Design Centre at 1910 Ontario St., in Vancouver. The creative space is shared with Janis Gosbee Design Inc., and door and window specialists, Modern Classic Building Solutions. While the companies work independently, this showroom is an inspiring venue new clients to dream big and talk realistically about their construction plans and building budgets, while looking at various product samples.

With Doug’s extensive sales and business background, and Jeff’s broad range of construction experience, it was a natural progression for them to go into business together, just like their father and his brothers did. Their partnership began about 10 years ago with the decision to renovate and fl ip Jeff’s townhome in Yaletown.

“It was quite the transformation,” said Doug. “Our quality of work was noticed and it wasn’t long before we were renovating the homes on either side as well. We ran with it, and have never looked back.”

With their knowledge, expertise and impressive portfolio of heritage restorations, laneway and custom homes, JDL Homes was short listed by Janis Gosbee Design Inc. to recommend to her clients who wanted to breathe new life into their Kitsilano old-timer, as well as realize the full potential of an RT-8 zoned lot by building an adjacent infi ll home for their adult children.

RENOVATING HERITAGE HOMES IS AN ART FORM CAPABLY

“We love challenges and the adventure of tricky, sophisticated renovations, so this project was right down our alley,” said the brothers.

Different from a laneway home, which is basically an extension of the main home, infi ll is a legal separate entity with its own address and potential to be used for extended family, guest house or even sold to other homeowners.

Once permits and city conditions were established, Jeff, Doug and their team of seasoned trades people and staff set to work, fi rst bringing the main house back to its initial footprint.

During that process the brothers discovered beautiful 6’ x 6’ fi r beams in the original structure. Creative prowess told them they could be a stunning addition to the remodel and new construction. The beams were sandblasted on site, returned back to a stunning brown patina and integrated into the homes’ design.

“We used them for vaulted ceilings in the bedrooms, and as a rustic fi replace mantel. The owners absolutely love it as it preserves a part of the old house into their new space,” said Jeff.

Choosing quality and timeless fi nishes over trends, the homeowners’ vision was for a well-built home where they could live forever and never have to remodel again. Working from the inside out, the foundation was underpinned, old structural beams were exchanged with new steel beams, slabs replaced, an energy-effi cient HRV (Heat Recovery Ventilator) and in-fl oor radiant heating system installed, and stunning white oak hardwood site fi nished with a custom stain.

Inside there’s a sense of fl ow from room to room where the transformation is dramatic yet ushering a feeling of

warmth, comfort and relaxation. Unique features like the built-in buffet with antique mirror and crystal knobs add character, while the custom cabinetry by Citation Kitchens and Onyx bamboo granite countertops work together to create a fabulous culinary space.

Fulfi lling the wish for a dreamy bedroom, the main house’s master suite is over 500 sq.ft., and includes a walk-in closet, sitting area, king bed and French doors leading to a private Juliet balcony. Whether taking a leisurely bath or enjoying the exhilarating spray in the frameless glass shower with bench seat, the bathroom is indulgent with Grohe fi xtures, Opalina marble countertops and three-inch hexagonal mosaic fl oor tile.

Quintessential Craftsman, the homes are characterized by a gabled roofl ine, handsome decorative elbows, hand-cut on site, fi r columns, wooden-framed windows, and cedar shakes painted in Benjamin Moore’s dramatic “Maple Leaf Red.” The timeless appeal and lifelong

I’ve always dreamed of lIvIng in a hotel, and during a recent stay at my favourite accommodation in New York City, The Surrey Hotel & Spa, I decided to really take note this time of the unique design aspects that this luxe accommodation exudes. Located in the Upper East Side of Manhattan, near the scenic Central Park and many prominent boutique shops, this 1920s style Beaux-Arts designed residential townhouse is one of the finest, quaintest hotels that the city – or the world – has to offer. I wanted to bring it all back with me to share with you and give you a little piece of heaven – a place that you should all treat yourself to and stay at one day.

There are features of the transitional design that stand out immediately, like the extensive artwork collection – particularly the oversized piece of Kate Moss that greets you as you enter the lavish lobby, setting the tone for your entire stay and what’s to come. The subtle and sultry expression on her face says it all. And then there are other features that aren’t so noticeable right away, but when you recognize them you fully appreciate them, and like I’m known to say, “it’s all in the details.”

As you go through the hotel’s common areas and down the halls that lead you to your home away from home, you notice that one common colour scheme is carried throughout. The mix of grey, cream, white and tan with dark and medium-toned woods create a soothing palette that make for a true homey feel, in conjunction with the highly stylish yet extremely comfortable furnishings.

This scheme is carried right down the halls with the painted faux wainscotting through to the hotel rooms themselves, which is where I drew most of my inspiration from and noticed many of the smaller details I made point of earlier.

Not one square foot of the interior of this structure was left unnoticed or untouched. I really adore how they mix the lighting too – each room has a carefully selected array of sconces, floor lamps, table lamps and pot lights, ready to set any mood you like with their pre-set options for activities such as reading or television watching, or you can control them yourself with dimmers and switches conveniently but discreetly located throughout the suite.

The layout and positioning of the furniture is another aspect that I also found to be extremely well-thought out. Each suite radiates the feeling that everything is exactly where it should be, with well-defined areas in a more open type of concept (sitting, working,

sleeping, kitchen, eating). Each room feels perfectly filled and layered with pieces – nothing lacking, nothing owing.

And last but not least, the bathroom – or should I say the ensuite spa. These beautifully designed bathrooms are just as comparable to their world-acclaimed Cornelia Spa. Just about every inch of these generously sized rooms are covered by exquisite Calacatta marble — from the floors, the walls and the vanities, the mix of patterns (brick and straight lay) and tile sizes — and they all scream opulence. The oversized mirrors, mix of lighting, rain shower, soaker tub and chrome finishes collectively equal one of the most beautifully designed hotel bathrooms you’ll ever see.

Now that I have found my love for The Surrey, I also find that it’s the main reason I keep going back to New York City – besides my work of course! I’ve always dreamed of living in a hotel. And if I did, it would be the boutique hotel, The Surrey. But for now, it’s just a dream that I can take parts of the luxury boutique hotel home by implementing some of their well-appointed features and design ideas into my own space.

To launch stylish redo, INTERMIND DESIGN demolishes dividing walls and creates great family gathering entertainment space

Happiness is seeing your client dance witH joy

in her new space. Just like a mother who forgets the arduous hours of labour when she feasts her eyes on her new born babe, so Mila Djuras, renowned renovator and principal of Intermind Design, lives for the moment when she first sees a family back in their home after months of strenuous renovation.

This fall Intermind Design completed the remodel of the Bifano family’s house in the Deer Lake neighbourhood of Burnaby. With professional careers on full throttle and a busy household with two teenage sons, this couple was looking for a competent renovator whom they could award full creative license to transform their home into a modern expression of the way they live.

“They look so good in that space,” reflects Mila as she works backwards and describes the current scene as though the months of removing walls and installing new cabinetry are overshadowed by the families’ current state of bliss. “I stopped in after work to see the husband relaxing in the armchair, one of the boys lying on the sectional watching TV, the other on his laptop at the kitchen, and the mom happily moving about the house and admiring the artistic black and white photographs I chose for the home.”

interactive, this scene was a resounding compliment of a job well done, and proof that it’s possible to both modernize and customize a home.“For me designing this home was very much about finding a way to build into the clean look of modern design with a sufficient amount of warmth and an overall look that is timeless,” describes Mila. “We pretty much created a new tradition which is neither too casual, nor too formal, but well suited for the house itself, its location and just right for this lovely family.”

The owners, Paul and Konstanze Bifano wanted to completely recreate their home stylistically, and to make a design statement that sat comfortably in its neighbourhood, but also exuded a distinctly modern expression. Intermind Design set to work, removing the

old deck, sliding doors and iron railings and replacing them with a contemporary facade featuring smooth cedar tongue and groove detailing, black fascia around the retrofitted windows and a front door which makes a bold design statement.

The families’ biggest wish was to open the kitchen to the dining room. Intermind Design took that dream and expanded the space even more by removing the wall to the living room to create a space that commands the home.

Fire engine red cabinets have now been replaced with a gorgeous customized Ikea kitchen, accentuated with zebra wood accents, sandstone countertops, laminate flooring with solid wood treads and modern stainless steel appliances.

Cold greys and warm neutrals are at play, flowing from the soft leather furnishings, to the walnut veneer dining table and then painted on accent walls to create a subtle divide between spaces. Mila’s professionalism and keen design sense certainly doesn’t go unnoticed as she brings the space together with metallic accents, unique sculptural items and a statement-making Noguchi coffee table.

“Mila has the gift of understanding her clients,” says Konstanze Bifano. “She’s a good listener and pays attention to details. Her crew treats the client’s home like they would their own, which leaves great comfort.”

holiday bashIt’S thAt tIme of yeAr AgAIn! Parties, celebrations and mixers galore will fill up your calendar and leave you with a busy holiday schedule. But what if it’s your turn to host? Feeling nervous? Not sure what food to serve, what music to play and what décor to use? Here are some fool proof tips to get you through your party and become host of the year!

1 Make the guest list early- December’s schedule tends to fill up really fast, so if you want a great turn out, make sure to invite your friends and family at least a few weeks in advance. 2 Send out your invitation via mail or phone, it’s much more personalized than an e-vite. 3 Start planning the meal that will be served. Having a more casual, relaxed party? Then serve hors d’oeuvres and one-bite finger foods enabling guests to walk around and mingle with ease. If you’re having a more formal sit down dinner party, plan out the timing of the food and what will work well together on the menu. Or better yet, get it catered!4 Have a signature cocktail: Scour the web or Pinterest for great holiday cocktails that will have your guests requesting more. Try an Eggnog martini or peppermint hot chocolate for dessert!5 Speaking of spirits: Make sure to let your guests know if it is a BYOB event or not. If not, plan to have a minimum of two types of white wine, three types of red and a selection of beer and hard liquor with a few different mixers. And don’t forget the ice!6 Music is a must: Don’t fret about playing all holiday music; you can add a few themed songs in your playlist here and there. 7 Decorate, decorate, decorate! It is a great idea to build off of your existing colour scheme in the house. The holidays do not have to be just about red and green! Decorations come in all different modern colours so you can completely customize your look. My favourite stores to shop at include The Bay, Michaels, Restoration Hardware, Pottery Barn and Chintz & Co. There is a plethora of decorations for your tree, table and mantle.

8 Set up your home in a party friendly manner: Dim the lights - no harsh spotlights or fluorescents please. Add a bunch of candles to create a feeling of coziness. Make sure to de-clutter the space before you even set up the décor. Nobody wants to see your pile of bills or laundry! Put out fresh hand towels in the washroom, clear some space in your coat closet and even arrange your furniture to encourage guests to circulate. And always ensure there is comfortable seating. 9 Add a fresh holiday scent. Burn candles in scents like fir or evergreen for the holiday spirit.10 Enjoy yourself! Yes you are the host, but don’t waste time and energy worrying about the décor or food not being perfect. If you are prepared and organized, you will feel at ease and your guests will feel welcomed and excited to be celebrating the holidays with you.

Using Home Equity to Finance Your renovation

With low interest rates – now is an ideal time to tap into the available equity in your home

to fund your renovation needs.As a homeowner, you understand

the importance of maintaining your home to ensure it ages well with the times. But you also know that it can be daunting when you think about all of the ongoing costs for renovations and maintenance required to keep your home to your liking.

The good news is, if you have built up equity in your home, refinancing your mortgage is a cost-effective way to have funds available for the renovation of your home. It’s important to keep in mind that with the new mortgage rules you can only refinance your mortgage if you have more than 20% of equity in your home.

One refinance strategy that mortgage consumers often use involves extending their amortization period – to a maximum of 30 years – so they can lock into an excellent fixed rate for their mortgage and renovation expenses.

In addition to setting you up with a new lower mortgage payment, a Mortgage Expert can also find a lender that offers the most flexible pre-payment privileges.

If you choose to refinance, it’s important to note that there may be penalties for paying out your existing mortgage loan prior to renewal, but these penalties will be offset by a lower interest rate and, at the same time, you can access extra money to put towards your renovations.

Thanks to lower interest rates, when refinancing and taking on more

debt your payment would be less than before, having extra cash available to pay your mortgage off faster. Most mortgage products, for instance, include pre-payment privileges that enable you to pay from 10% to 25% of the original principal amount of your mortgage in a lump sum payment per calendar year. This will also help reduce your amortization period (the length of your mortgage), which, in turn, saves you money.

On top of the lump sum payments, some mortgages also allow borrowers to pay anywhere from an extra 10% to 25% of their monthly mortgage payments to up to double the payment.

Another option to enable you to access funds for renovations is to have a portion of your mortgage in a fixed interest rate and another portion as a HELOC.Advantages:

HELOC at 3.50% interest, compared to 18% for a credit card or loan.Lower payments. For instance, a •$50,000 credit card balance with a 3% monthly payment means $1,500 must be paid each month in comparison with the interest-only payment on the HELOC, you’re only required to pay approximately $146 per month, based on an annual interest rate of 3.50%.

White kitchen cabinets are timeless. They can help your kitchen achieve either a cool modernity or a warm cottage-like look, or anything in between. You can never have enough light in a kitchen, and having all cabinets in white gives your kitchen a bright, open, inviting look. When I switched my kitchen to all white kitchen cabinets and doors a few months ago, I find that it looks a lot brighter, even though my kitchen lighting remains the same. I actually save on electricity by leaving a couple of lights off and I still get the same level of brightness I had before with my old brown kitchen colour scheme.

A lot of people tell me that they want white cabinets, but they do not know what kinds of white material are available or the difference between them and which material is the best one for them.

You have to divide between the material used for the cabinet and the material used for all the visible parts.

The most popular white material for the visible parts is:

Painted white colour on MDF, plywood or solid wood. This is the best and the most expensive way to get the look and touch you want for your kitchen. While the finish material is the same, the base material can be different: MDF responds the best to humidity levels, it offers a solid base with very little movement – even with a five-piece door construction, you have no hairline cracks due to material shrinking. Out of MDF you can produce all visible parts like: doors, filler, finished ends,…

Plywood is mostly used just for finished ends. You should only consider this if all your cabinets are produced in plywood. The quality is not as good as MDF. It’s normally not used for doors.

As Solid Wood is the most expensive, natural, but for painting critical material, it’s normally just used for front parts such as doors, drawer fronts, filler, mouldings, not for the corpus parts. Due to the nature of wood, it absorbs humidity causing it to grow when it’s humid or wood shrinks when the air is too dry, the paint might start showing hairline cracks after a while if you don’t control the humidity level in your kitchen.

All the paint finishings have a nice and unique touch, you can have them in any colour you dream of as long as they are water- and heat-resistant. The surface is easy to clean with a damp rag and some mild soap.

Thermofoil: Thermofoil refers to a process where a thin layer of rigid vinyl is heat-fused to doors, drawers and other surfaces. This creates a smooth surface with a uniform colour and texture that can also be more durable than paint (depending on the foil and process used). Thermofoil cabinets and surfaces are a less expensive solution and can be more resistant to getting nicked and scratched than paint.

White melamine: Another material that makes gleaming white kitchens possible at a very affordable price is white laminated surface. This is a synthetic polymer material that’s fire-resistant, heat-tolerant, water- resistant and can have a smooth, uniform

colour and texture. This is the most common material for cabinet corpus parts. They are easy to clean and heat- and water-resistant. You can also use it as a less expensive solution for front or other visible parts, but not everyone likes the look and the touch of melamine.

Whatever surface material you choose, it’s likely available in many styles and price ranges all the way from a low price point to top-of-the-line. Always make sure to deal with a knowledgeable, reputable designer and don’t skimp on substrate to which the finishing materials are bonded. They determine the overall quality and durability of your shiny new white kitchen cabinets and will make your dream kitchen a reality. Don’t forget, this will be an investment that will last at least the next 20 to 40 years!

For many people, the dream oF home ownership means taking that diamond in the rough and putting in some hard work in the form of a do-it-yourself home renovation. That’s exactly what homeowners Laura Lee and Jacqueline found after buying a house in East Vancouver. Their house came with a basement ready for a much needed renovation to improve on energy efficiency and comfort.

From space heating to cooking, the couple looked to natural gas as a solution to maximize the energy savings and comfort of their home. “The furnace had to go. It was amazingly old and inefficient,” said Jacqueline. do, despite the fact that we don’t enjoy doing them. Could our time possibly be better spent? You need to decide if it is possible to unburden yourself and liberate your time by improving your methods or delegating some tasks. If it’s a choice between kids and cleaning or sleep versus cooking, why not call in a cleaner or the caterers if it fits into your budget. If you can’t find ways to delegate or hire to get the job done then at least give yourself some ‘me’ time between tasks. As the holidays approach, your time will become more pressed, try it and see if you enjoy the approaching season just a little more with a little less on the agenda.

Make room for fun If you aren’t particularly excited about that organizing project you have to work on, consider ways you can make it more enjoyable. Perhaps you can listen to your favorite music, have the TV on in the background, or invite a friend over to socialize with (especially one that makes you laugh). Although I’m always thrilled to work on organizing tasks in my home, I really dread ironing. So I iron while watching mindless TV shows (my ‘guilty pleasure’ is X-Factor). The job gets done and it doesn’t feel like drudgery.

Time is money Do you wish you had more time yet find yourself spending time to save money? If you spend hours doing unpleasant tasks that you could hire someone to do, or drive across the city to save a few dollars on a grocery store special, you are squandering a precious commodity. Average people spend time to save money; successful people spend money to save time. Look at it this way: You can always make more money but you can never have more than 24 hours in a day. Before doing any task, get into the habit of asking yourself what it’s costing you in terms of your time and weigh the return on that investment.

Avoid mall madness Do you get stressed when shopping for gifts at the mall this time of year? Do those long line-ups and limited parking spots dampen your holiday spirit? If you hurry, there’s still time to shop online and have your items delivered in time. Many retailers offer free shipping or other incentives (i.e. free gifts) this time of year. Another option is to hire a personal shopper. Some major department stores actually offer this service at no cost, so ask. Remember to stick to your budget to avoid starting the new year with more debt!

Help for the host Hosting a holiday soiree this year? Don’t be a superhero – accept help from others. Make it a potluck.

People feel better when they can contribute and it makes the meal more interesting. While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host!

Ask and you shall receive As the popular Rolling Stones song goes, “You can’t always get what you want, but if you try sometimes you might find you get what you need”. The part they left out of the lyrics is “...if you just ask”. Few people ask for what they need. We expect that those around us will just know what we need, and that if they really care about us, we shouldn’t have to ask. However, most people aren’t mind readers, and even if they were, they’re probably too busy wrapped up in their own day-to-day challenges to notice when others around them are silently suffering or seeking their support. As an experiment, just for this week, find the courage to speak up and make a direct request; and don’t be surprised if you get both what you need and what you want.

Free Yourself Challenge yourself to spend one weekend a month without running any errands or doing chores. If you plan in advance, and use the time during the week effectively, it can be done. In fact, it may even motivate you to boost your productivity level during the week substantially. Use the time to just relax, unwind and putter around the house. If you find you’re feeling bored, let the initial discomfort pass– on the other side of boredom you’ll find peace and tranquility. Remember, we are human beings not human doings, so we need and deserve to spend some time just being - guilt-free.

FolkS, our experienceS during 2012 Brought uS a very wet Spring and a beautiful summer with record breaking temperatures across Canada. I’m sure we were all hoping the year would be capped off with a traditional winter: snow, skiing, snowboarding and even snow shoveling.

Out of the blue or should I say dark came Saturday October 27th. A 7.7 magnitude earthquake rumbled down the coast line. Were we ready? For those that are proactive, they were well prepared. For most, their reaction was – wow, what was that? An earthquake? What do we do now?

Please print the list below out, and get all the recommended items. Don’t wait, or it may be too late.

Basic EmErgEncy Kit:

› Water – at least two litres of water per person per day. Include small bottles that can be carried easily in case of an evacuation order

› Food that won’t spoil, such as canned food, energy bars and dried foods (remember to replace the food and water once a year)

› Manual can-opener› Wind-up or battery-powered flashlight (and extra batteries)› Wind-up or battery-powered radio (and extra batteries)› First aid kit› Special items such as prescription medications, infant formula and equipment for people with disabilities

› Extra keys for your car and house› Some cash in smaller bills, such as $10 bills and change for payphones› A copy of your emergency plan and contact information› You may want to ensure you have a corded phone in your home, as most cordless phones will not work during a power outage

Please folks, pay close attention, and take heed, the following is for you and your family’s safety.1 Turn off pilot lights during the summer months on all gas appliances that have

standing pilot lights: gas fireplace inserts, furnaces, etc. This will also help you save on your gas bill.

2 Strap your hot water tanks to the wall with approved earthquake straps and tie-downs.

Be prepared3 All televisions, computers, larger

pictures, mirrors, and pottery should be tightly strapped down to walls and shelves.

4 Apply safety film to the inside of the glass on windows in bedrooms, or any other areas where you may sleep (IE family room). This will protect you from injury due to glass shattering.

5 Ensure all foundation anchor bolts that fasten the wood frame to the foundation are tightened. Replace any missing nuts and washers. Purchase these items from any hardware store.

6 Secure china and television entertainment centres to the wall

7 Have brick, block and stone chimneys on older homes checked regularly for structural stability.

8 Mark your calendar to ensure that every 6 months you check your batteries in your smoke, fire and carbon monoxide alarms to ensure they are in good working order.

Folks, please for the sake of your family, take an hour and review these important items above. Ensure everyone in your home knows the planned escape route from your home in case of an emergency. You should also have an escape route planned for the workplace, school and church. Also make sure your cell phone is always charged!

holidays goes beyond just dressing your tree and hanging the lights. It also means setting your holiday table, decorating your entrance and creating a festive atmosphere around your house, especially if you are expecting guests. Prepare yourself for the amount of guests, the length of their stay and how many events you’ll be hosting. If you’re not hosting but rather attending, you still may want to make your home look and feel festive. The same principles apply to decorating your home day-to-day as they do to decorating your home for the holidays. The most important rule of design is consistency. Allow your holiday décor to reflect, in this case, a new season and embrace the spirit of the holidays.

Start with a theme. Usually, I would say to stay away from any themed décor however, when it comes to the holidays I say, “Go wild!” Generally there is an excitement when it comes to the holidays and when entertaining I like to bring that excitement out in the details. For luxurious touches, what screams luxe more than glitzy gold or shimmering silver? You can add silver-rimmed wine or champagne glasses accompanied with gold leaf charge plates at the dinner table. This year – we would suggest mixing your metals similar to what we are seeing in fashion, you don’t just have to choose one. Want to try a new spin on traditional hues? You can incorporate royal jewel tones like emerald green and deep amethyst with silver accents and create your own classic design.

However, if it’s fresh and modern décor you’re ready to implement, try black and white punctuated with crystal accessories or gold finishes. Incorporate things that are simple with something somewhat special. It could be your grandmother’s antique china mixed in with modern flatware, or historic family ornaments decorated in new apothecary glass vases.

When it comes to tabletop décor, a real statement comes from adding volume and height with various vignettes. If you want to leave your dining table strictly for tableware then decorate around the room or on the buffet table. You can add one large centrepiece in the middle and several smaller ones around the room or across the table. While flowers are typically thought of as common centrepieces, we like to add contemporary details like birch trees cut down to size, faux antlers, lots of candles and even fur throws on dining seats.

Whether it’s Christmas, Chanukah or New Year’s Eve – be sure to deck your halls, dress your mantle, accessorize your tree, and set your tabletop.
