Platinum ServicesClosing solutions for mortgage brokers from FCT

u FCT’s Platinum Refinance is used when your client wants to borrow more money, extend their mortgage amortization, add or delete a borrower, or consolidate debt.

u Through refinancing, clients can lower their payments or interest rates, as well as use the equity in their home.

u Refinance is also required if the current mortgage is a secured line of credit or a collateral mortgage.

u FCT’s Platinum Transfer is the program of choice when a new lender will assume your client’s outstanding mortgage balance and amortization, but with a new term and possibly a better interest rate.

u With a transfer, neither the mortgage amount nor the remaining amortization can change, and no new funds are issued.

u FCT’s Collateral Switch is for insured mortgage clients who want to switch financial institutions but are not able to refinance due to loan-to-value limitations, and cannot proceed with a traditional transfer because their current mortgage is registered with a revolving facility.

u The new lender will assume your client’s outstanding mortgage balance and amortization with a new term and possibly a better interest rate.

u As with a traditional transfer, neither the mortgage amount nor the remaining amortization can change, and no new funds are issued.

When you choose to work with a lender who has Platinum Service from FCT built into their agreement, you choose to provide your borrowers with an alternate closing option that sets you apart from the competition.

OUTSHINE THE COMPETITION

FCT completes all necessary searches, requests the Payout Statement from the OFI (if applicable) and conducts due diligence. If there are any title discrepancies, FCT will resolve these with the Lender and the Borrower(s).*Payout statements can take an average of 3-5 business days to obtain

The FCT signing representative contacts the Borrower(s) to book the signing appointment. This appointment takes place at the Borrower’s home or at the office of the Lawyer/Notary where Signature Services are not available (QC and some areas of BC).

The document package is sent to the FCT signing agent who meets with the Borrower, reviews ID and witnesses the Borrower(s) signatures on the required documentation.

Upon receipt of the signed documents, FCT requests funds from the lender.

Lender and FCT fund the mortgage and pays out all secured and unsecured debts.

FCT registers the mortgage.

You meet with your Borrower(s) to discuss mortgage options and have them complete the application.

Once the application is completed, you submit documentation to the chosen lender for approval.

Upon mortgage approval, the lender provides you with an approval package. You meet with your Borrower to sign all documentation, along with the Payout Authorization.

Subject to Lender submission guidelines, you or the lender sends the deal to FCT, along with the Request for Statement and Authorization, Mortgage Commitment and any other applicable documents.
