Be Careful Who You
Trust with the Sale
of Your Property

ou may have seen them walking the
streets North of Montana.
Dressed in dapper outfits, slick flyers in
hand, they roam the streets looking for
people with relatively small homes on large
lots who are willing to sell.
They say they represent investors with
deep pockets who want to give you top
dollar for your home. They double their
efforts with telephone calls and mailers sent
directly to your residence. In some
instances, they even feature photos of your
actual property.
Their advertisements declare that they
are not soliciting you for a listing. They go as
far as to ask to buy your home with cash
without the “hassle” of listing it.
There are a few problems that arise when
you sell your home in this fashion.
The market, here, in Santa Monica has
come roaring back in the last many months.
By not letting the open market compete for
your home, you can’t be certain if what you
are being offered, is the best and highest
price obtainable for your property. Often
targeting the more senior home owners,
these realtors promote the notion that it is
easier for you to go this route.
They promise to pay for closing costs and
say that selling your property “as-is” means
fewer hassles. They add that there are no
termite clearances or smoke detector
requirements to deal with.
It sounds too good to be true and it
actually is.
North of Montana homes are in high
demand. Well-priced, North of Montana
properties that are listed for sale are
consistently receiving multiple offers and
selling for more than the asking price.
Within the last three months,
16 North of Montana homes have sold,
many of them well-over the asking price.
A few examples are: • A home on 25th Street
was listed for $2,627,900 and sold for $2,876,250
• A home on 22nd Street
was listed for $2,299,000 and sold for $2,390,222
• A home on Georgina
was listed for $3,099,000 and sold for $3,250,000
• A home on Alta
was listed for $1,997,000 and sold for $2,300,000
• A home on Marguerita
was listed for $8,125,000 and sold for $8,600,000
It is a shame to think that someone is
selling their largest investment for less than
it is worth in today’s market.
Most Realtors today readily admit to not
knowing what Buyers might pay for a
property. The only way to truly know, is to
market your property, casting the widest
possible net.
If, by chance, you are thinking of selling
your home, it is critical that you work with a
Realtor who has the most aggressive
marketing, local knowledge and integrity.
