OUR SERVICES We offer all our guests a 24 hour service for any emergency or maintenance

issue that may arise at no cost to our owners. Burleigh Miami Realty is a long

established Real Estate Agency with a highly trained team of professional

agents who are here to help you look after your very important investment.

The rates quoted are a guide and can be changed at anytime with your

instructions. All guests will be required to pay a security bond on arrival which

is refunded to them once the property has been cleaned and checked for

damage. Linen is not supplied by Burleigh Miami Realty and the guests are re-

quired to hire through Burleigh Hire at their expense. An $85 cleaning fee will

apply, this will be charged to the guest for bookings

under a 7 night stay, if the booking is over 7 nights then the owner pays the

cleaning fee.

We will arrange all cleaning and linen hire through our office.

You will be required to provide 3 full sets of keys and fobs for our office. ______________________________________________________________

OUR COMMITMENT

TO YOU . . . COMMUNICATION We will always effectively communicate with you and welcome your

feedback and any comments throughout the management of your property.

Be assured that your property manager will discuss your needs to ensure a

prompt response and resolution of all matters relating to you and your

property.

LETTING We will :

- Complete a thorough inspection of your property and compile a file.

- Prepare advertising material including appropriate photographs.

- Advertise your property on Stayz and our holiday website

- We will arrange the hire of linen for the guests

- We will arrange our cleaners to clean the property and report any damage.

- Do regular checks on your property to ensure it is in good order.

- Do the appropriate checks on our guests.

-ACCOUNTING We will:

- Deposit the net proceeds of your rental income into your nominated bank

account as per your management agreement.

- Provide you with all copies of invoices for any repairs required on your

property every month with your statement.

- Pay all outgoings on your behalf if required including rates, water & body

corporate fees.( subject to the availability of funds).

CHECKLIST

TO ENSURE THE SAFETY OF YOUR GUESTS Are smoke alarms fitted and in good working order?

Does all glass, including shower screens comply with current legislation?

Are your balcony and stair railings compliant with current legislation?

Have you checked that all your electrical appliances, power sockets, l

lights and light switches are in safe working order?

Is the property secure with all locks in working condition?

Do you have adequate Building & Public Liability Insurance?

Do you have Landlord Protection Insurance?

Do you have any water leaks? Small problems can cause big problems.

Have you assessed the property to ensure there is no potential hazards?

Are the gutters clear of leaves and debris?

Do you need to organise a gardener prior to your departure or during

the time the property is rented .

Are the pool chemical levels correct and all equipment in working order

And have you arranged for the pool to be regularly checked ?

Does the safety fence around the swimming pool comply with current

state legislation and is there a self closing gate installed and working?

Have you ensured that you have keys to all the windows, doors, sheds,

garages etc and arranged at least one full set for the agent?

Are all remotes in good working order with new batteries installed?

Have all blinds and curtains been fitted with safety clips to meet l

legislation requirements that prevent strangulation?

Please ensure Pest Control is completed every 12 months.

Management Fee 13.2% GST Inclusive

$30 Advertising Fee Paid Monthly Only if the Property is

Booked

$5.50 Administration Fee Per Month

$5.00 Arrival Kit Per Booking (If Required)

Rates will be decided at the time of the property appraisal.
