A network of parks, retail enclaves, greenspaces and neighborhood gathering places knit this unique community.

Bayside Village

Site Location: Richmond Pkwy. and Goodrick Ave., San Rafael

Density: 10 D.u.A.

HHJA created architectural characters and design guidelines for the Bayside Village community. Bayside Village is designed to be a compact, pedestrian oriented neigh-borhood containing a mixture of inter-twined uses and activities. The 26.4 acre site will consist of one loft building with 40 units, 148 rowhouses and 68 cottages. Each unit is designed with a diverse and flexible floor plan allowing the tenant the capability of providing a broad range of goods and services that can be used by the community. For instance, the main street, Bayside Drive is lined with loft and rowhouse unites. These units have street front workspaces suitable for cafes, shops, offices, fitness studios, art studios, daycare and home maintenance. The cottages have large studios which can support ev-erything from yoga classes to design stu-dios to daycare to internet assembly and sales.

These Craftsman style detached town homes are really townhomes “pulled apart” providing the benefits of a single family detached home to a townhome type density. Better privacy, improved sound control and more independent living conditions are just a few of the benefits. Each of the three floor plans are designed with a front terrace and a private side yards. One plan offers a “in-law” type accommodation and two of the plans offer optional bedrooms.

Site Location: West Domodedovo, Russia

Density: 4 D.u.a.

West Domodedovo is targeted towards a rang of mid-level homebuyers, and offers up-scale housing for well-established families, single-family homes on smaller lots for young families, and attached housing for working professionals. Parks, open space areas with trails, schools and supporting commercial uses have been carefully configured to provide basic services within convenient walking distance, which will help to minimize external automobile trips.

The project covers 481 acres and the land plan proposes 1,919 dwelling units and a mix of seven different housing types ranging from estate homes on 17,222 sq.ft. lots to stacked flat condominiums within a Town Center area. approximately 27% of the Plan area is committed to open space, parks, pedestrian parkways, paseos, and expanded landscape corridors and medians along main streets. The build-out population is projected to be approximately 4,800 people. HHJa created architectural characters and design guidelines for the Domodedovo community.

Architectural characters and design guidelines were created for the Patterson Ranch community in Fremont. Ardenwood Boulevard divides the Patterson Ranch site plan in to two parcels. To the west of the boulevard 327 acres will remain as natural open space. Land for a new Elementary School and additional recreational space will also be to the west of the boulevard. The 101 acres to the east of the boulevard will be home to over 800 unites ranging from affordable apartments to single family homes. Several small parks are places throughout the community along with numerous internal trails connected the more major bay trails which run along the surrounding water way channels.
