Drawing its inspiration from the sur- rounding context, the form of the building completes the block and achieves 3 important goals: 1) Continuous street wall 2) Public/Private open space 3) Efficient building form BUILDING HEIGHT AND SCALE Rising seven to eight stories, the building consists of three stepped volumes arranged around an interior court- yard. An implied sloping roof-line, various protrusions, and setbacks give the building a dynamic appearance. HORIZONTAL ALIGNMENT The key objective is to design a building which respects the scale of the established context while accommo- dating greater densities. The design establishes a sense of visual relatedness among buildings by extending horizontal lines in facades that will generally align with adjacent facades along the street wall. m A S S I N G C O N C E P TThe massing and form are highly efficient. The site is divided into three strips wrapping a central area of land-scaped space sandwiched between housing blocks. The form and approach allow for a sustainable building, site, and landscape design which will provide energy and environmental benefits as well as benefits to their users. The development’s external articulation is restrained; the street-facing facade suggests a straightforward gridded structure that belies the complexity of the concept and relates to the refined theme of the surrounding context.

Basic building massing along the street frontage to create a continuous street wall with the surrounding buildings and creating a large public space in the middle of the lot.

Site circulation is envisioned to break the buildings into three distinct masses along the three surrounding streets. These breaks create a highly visible and clear passage and entry points.

The massing matches the height of the immediately sur-rounding building and yet raises towards the courtyard to create more outdoor spaces on the roofs and more interior rentable space.

The balconies are conceived as encroaching volumes that protrude on all sides of the building; street and courtyard facing.

The final massing is a result of a thorough and careful pro-cess to create an exciting and unique form that maximiz-es views, open space, and rentable space. The addition of wood panels is directly related to providing privacy at lower floors and sun light shading at upper floors.

The mass facing Sokolovská street is raised to 7 stories to match the building to the west and predominant buildings height along the street.

The site plan designed with a strong distinction between public and private spaces.

PUBLIC-PRIVATE: The plan encourages residents to use outdoor and indoor amenities by creating a cir-culation route with constant views of those spaces without compromising flexibility and natural flow. Courtyard and amenity areas are envisioned to have a sense of enclosure and landscaped areas that allows us to distinguish them from their sur-roundings as a clear and identifiable place.

PUBLIC-PUBLIC: Envisioned as a retail strip, Sokolovská street is very important in terms of linking retail activity centers in the neighborhood and providing a transition to areas with more land-scaped street edges. Creating an inviting street edge is a paramount objective, with a range of uses and activities. Street trees and ground floor setback are two of the ways we hope to encour-age movement and bring interest to the building and block as a whole.

The building is wrapped by a continuous balcony that emphasizes the focus on openness, natural day-lighting, and greenery. The wood slats used for shading and privacy are thoughtfully placed to add warmth and balance to the concrete and glass exterior. The wood slats follow a specific pattern that provides privacy from the street at the lower levels and opens up at the upper levels enabling views out of the building. On the eastern, western, and southern facing facades, the wood slats and greenery shade the facade and protect the building from heat during summer months, while filtering sunlight into the living spaces. Recessed exterior walls allow for planters and greenery to grow along the facade creating a pattern that is highly visible from the street.

The building boasts a distinct design with shifting wood slats and floor-to-ceiling windows framed in a repeating pattern creating a dynamic movement on the facade that is very unique and distinct from its surroundings. This motif is inspired by the movement along Sokolovská street and the tram permitting the building to relate to the existing neighborhood flow. FACADE SCHEmE

The floor plan layout was created around a logic of modular efficiency. This design principle permits a residen-tial building that is functional yet diverse. A repetitive system of same-size modules accommodates a variety of different apartments, accommodating a large spectrum of potentials residents. With this is mind, we introduce a grid offset by 7 meters that is divisible and combinable. This presents a flexible floor plan which permits ef-fortless change and a wide range of possibilities. This grid/modulation is repeated in the configuration of the buildings facades.

A R C H I T E C T U R A l C O N C E P TThe building’s design is thoughtful and aims to foster a sense of community among future residents. The heart of the structure is the 3,100 m2 interior courtyard which serves as a “visual and physical connector” between the units surrounding it and common areas.

The courtyard space will include a fire pit, terraced area, dog run, playground and park space. The open green space helps moderate the environment throughout the year while providing a natural and aesthetically pleasing view. An additional 440 square-meters of interior recreational space to the northern end of the courtyard pro-vides further amenities for residents including lounges, library, and gym. The roof is the main event permitting unique views and open spaces that provide the upper 2 floors direct access to green space, and more outdoor activities than what is standard for an apartment building in the concrete jungle.
