    Unit 5Residential Real Estate (I)

The legal arrangement for the right to occupy a dwelling isknown as the housing tenure. Types of housing tenure include owneroccupancy, tenancy, housing cooperative, condominiums (individuallyparcelled properties in a single building), public housing, andsquatting. Variants include timeshares and co-housing.

Residences can be classified by if and how they areconnected to neighbouring residences and land.

Different types of housing tenure can be used for the samephysical type. For example, connected residences might be owned bya single entity and leased out, or owned separately with anagreement covering the relationship between units and commonareas and concerns.

Major physical categories in North America and Europeinclude:

    - Attached / multi-unit dwellings: apartment (flat outsideNorth America), often seen in multi-story apartment buildings,an individual unit in a multi-unit building, the boundaries of

whom are generally defined by a perimeter of locked orlockable doors; multi-family house, often seen in multi-storydetached buildings, where each floor is a separate apartmentor unit; terraced house (a.k.a. townhouse or row-house), anumber of single or multi-unit buildings in a continuous rowwith shared walls and no intervening space; condominium, abuilding or complex, similar to apartments, owned byindividuals, while common grounds are owned and sharedjointly (there are townhouse orrow-house style condominiumsas well).- Semi-detacheddwellings; duplex, two units with one sharedwall.- Single-family detached home.- Portable dwellings: mobile homes, potentially a full-timeresidence which can be (might not in practice be) movable onwheels; houseboats, a floating home; tents, usually verytemporary, with roof and walls consisting only of fabric-likematerial.
