Welcome to the University Apartments!
We are excited that you have chosen to live with us for the
upcoming year. The UAs offers apartments for undergraduate
students, graduate students, and students with families. We are a
diverse population with students from all parts of the world. We are
excited for you to meet people from various backgrounds during
your time here!
If you ever need anything there is always some around to answer
questions. Staff can be found in the UA Main Office (in the Unit 3
lobby), in the Unit 2 Sophomore Year Experience building, walking
the halls, and even living next door to you! When the UA Office
closes there is always someone available on the after-hours duty line.
During your time here, staff will be implementing several community
building initiatives, including large and small scale programming. We
are excited to see you at events, including one of our
cookouts!
Finally, whenever you would like to relax and meet new
people, we welcome you to the Community Center, located
in the basement of Unit 4!

Area Coordinator (AC): This person oversees UA operations, staff supervision,
student concerns, and community development.
Assistant Hall Director (AHD): Three AHDs assist the AC in UA operations,
specifically with staff supervision and implementing programs.
Resident Assistants (RA): RAs live in the UAs and serve on an after-hours duty
rotation to assist students when the office is closed. They also build community
with students.
Academic Peer Advocates (APA): APAs live in the Sophomore Year Experience
building, and help plan programs to ease the transition from freshman to
sophomore year.

Complex Secretary: The Complex Secretary manages the UA main
office, and is the main point of contact for students when they come
to the office.
Custodial Team: The custodial team helps keep the lobbies and
hallways of the UAs clean, and can be found throughout the hallways
during the day.
Maintenance Team: The maintenance team provides general and
preventative maintenance for the UAs, including things that need to
be fixed in your apartment.

No matter the time of day, someone is available to help you. During normal business
hours, the University Apartments Office is open and staffed to answer any questions
you may have.

After normal business hours (nights, weekends, and holidays when the office is not
open), a Residential Life staff member serves on duty. They will respond via phone to
calls that you may make regarding emergencies, gaining access to your apartment, or
urgent maintenance issues. If you do not have access to a telephone, there is a campus
phone call box located next to the main entrance of each building. Please remain in the
lobby or next to the lobby entrance until the staff member arrives to assist you.

Located on the 1st floor of Erickson Hall at 6th and Eagle Streets. The phone number

ISU Student Health Promotions
All ISU students are able to make an appointment through the UAP Clinic, located at
the Student Recreation Center, 601 North 5th Street. Students should bring
insurance information, ISU card, and payment method for any co-pay required by the
Clinic. To schedule an appointment, dial: 812-237-3883. NOTE: This service does not
include non-student members of your household.

Student Counseling Center
The Student Counseling Center is located on the 7th floor of the Hulman Memorial
Student Union. To make an appointment, dial: 812-237-3939
USEFUL FOR: Marriage counseling, personal and career counseling, group and
individual counseling are among the services provided to students for a nominal fee.
Public Safety
Public Safety provides emergency response and safety services for the ISU
Campus Community. The Public Safety office is located on campus at 210
North 6th St. The Public Safety office is where students can purchase
parking permits for campus parking lots. Public Safety can be reached 24

L.E.A.F. Committee
Looking to get involved right where you live? The University Apartments has a LEAF
Committee (Leadership, Engagement, Activities, and Fun) that meets every week to
discuss area updates, plan activities for the community, and advocate for resident
needs. It’s also a great way to meet others in the community—especially other
parents who have children! You’ll see events from time to time hosted by the
Advocacy Group, and our goal is to increase the quality of life at the UAs!
RHA
The Residence Hall Association (RHA) is a student organization that serves and
represents students that live within the residence halls. All students living in the
residence halls are members of RHA, making it the second largest student
organization on campus.
Student Activities
The residence halls aren’t the only place where you can get involved—other campus
interest groups exist to program and advocate for students too! Check out the
different Student Organizations by going to the Hulman Memorial Student Union
(HMSU) located at North Seventh Street. You can also call the office at: 812-237-

Residents must meet certain requirements in order to be eligible to sign a contract
with the University Apartments. Assignments are made on a first-come first-serve
basis. Applicants must meet at least one of the following criteria:
Student with Families (spouse or dependent children)
Single Graduate Student
Undergraduate Student who is at least junior status (21+ years old, earned 56+
credit hours, or fifth semester of college).
Sophomore Student in the Sophomore Year Experience building
The following conditions must also be met to REMAIN eligible throughout the year:
Student must be enrolled. Exceptions must be approved in writing by Residential
Life, in advance.
If the student ceases to be a student in good standing, the University may terminate
the contract and the University shall be entitled to immediate possession of the
apartment.
Tenant may retain occupancy during the summer even if the tenant is
not enrolled in summer school, so long as they are enrolled for the
upcoming fall semester.
The apartment may be occupied only by the contract holder, or any
approved family members listed on the family lease.
Roommate Eligibility
Individuals of the opposite sex are not able to share an apartment except if
the individuals are joined by marriage or are members of the same family.
Documentation will be required by Residential Life prior to signing the
housing contract to verify the above circumstances.

Contract/Lease Term Options
Two contract/lease options are available. Option #1 is for an academic year. (August 1 through
May 31). Option #2 is for the summer only.
Overview
Applications for the University Apartments can be found online by logging into your residential
life portal. Please select the correct application term (academic year or summer term), as well as
type of application (family, single student, or Sophomore Year Experience application).
Application Fees
There are two fees that must be paid before being considered for an apartment:
A $20.00 non-refundable processing fee. Once completing your application you will be di-
rected to an online site to pay the required fee. Your application will not be marked as
“submitted” if you do not pay the $20.00 fee.
A $150.00 contract fee. This fee is refundable if you do not sign a contract/lease. We can
see that you have submitted an application even if you do not pay this fee, but you will not
be considered for an apartment until you pay this $150.00 fee. You can pay the fee in-
person at the Controller’s Office or by calling them at 812-237-3511. The system is not set
up to pay this fee online.
Cancellation of Application
The application for University Apartments may be canceled at any time prior to the signing of a
contract by written notice to the Residential Life office. You can then request a re-
fund on your $150 contract fee.
Cancellation after Signing a Contract/Lease
If you have already signed a contract/lease but no longer wish to live in the Univer-
sity Apartments, you must contact Residential Life and fill out a contract release
form. This does not guarantee that your release will be granted.
Reapplication
During the spring semester, UA staff will contact current residents about a re-
application procedure. Students must sign up by the communicated deadline (and
pay the necessary application fees) in order to claim a spot in the UA’s for the fol-
lowing summer and/or academic year term. Whenever possible we will allow stu-
dents to remain in their same apartment, but this is not always guaranteed. Stu-
dents must have a $0 balance on their account to take advantage of this option.

Lease Terms (Students with Families)
Students with families enter into a “lease” agreement with the University Apartments. The
“tenant” agrees to provide the University, upon request, birth certificates or adoption
papers for children who inhabit the apartment. Any changes in occupancy (e.g. birth of
child, marriage) must be reported in writing to Residential Life within the ten (10) days after
the change occurs. The tenant agrees to maintain occupancy of the apartment as indicated
on the lease.
Contract Terms (Single Students)
Single students enter into a “contract” agreement with the University Apartments. The
“resident” will inhabit the apartment for the length of the contract. If one’s roommate leaves
the apartment early (i.e., graduation, contract release), the current resident has the
opportunity to request a new roommate to fill the second bed space in the apartment. If
the current resident does not request a specific person, Residential Life will fill the
remaining bed space with a new resident.
Denial and Eviction
The University reserves the right to deny housing or evict tenants who are not in good
conduct or financial standing with the University, violate the policies of Residential Life,
have a criminal record, or falsify information on their housing application. It is
the policy of Residential Life to carefully screen applicants who have criminal
records. While conviction of a crime will not necessarily result in denial of
housing, it is the policy of Residential Life not to house individuals who have
been convicted of violent crimes or certain other felonies.
Surrender of Possession
In the event it becomes necessary for the University to enforce the terms and
conditions of the contract/lease by legal means, or otherwise and if by such
action the University suffers additional expense, including attorney’s fees and
court costs, the tenant hereby agrees to reimburse the University for such costs
and expenses as additional monies due under the contract.
At the termination of the contract/lease the tenant agrees to immediately
surrender the apartment, furnishing, and equipment to the University in a clean
and orderly condition and in good repair, reasonable wear and tear will be taken
into consideration.

Cancellation of Contract or Lease
The University Apartments contract/lease is a legal binding document. The conditions of the
contract will remain in full effect and will be binding on the tenant and University. Students
cannot terminate their contract before the contract end date.
Drastic Change in Circumstance
Tenants with a drastic change in circumstances since signing his/her original contract/lease,
who desire to break his/her contract/lease prior to fulfilling the initial term, may request a
contract release. A contract release form must be completed and returned to the University
Apartments’ office or to Residential Life. The requests will be reviewed on a case-by-case
basis. If the request to be released from the contract is denied, the tenant will have the
option of buying out of the remainder of his/her contract. Questions concerning contracts
and contract releases should be addressed to Residential Life.
Change in Status as a Student
In the event the tenant withdraws, is dropped, expelled or suspended as a
student, then the University may, at its sole option, immediately terminate the
contract and the University will be entitled to immediate possession of the
apartment.
Graduation of Student at Semester
In the event that the student is graduating at semester, the student can report
this to the UA Office and fill out paperwork to end their contract/lease at the end
of the semester term. If graduation is verified, the student will be allowed to
terminate their contract before their original contract term ends.

Rent Payments
Rates for each apartment are established in the rate chart found online at Indiana State Uni-
versity’s Residential Life webpage. Rent is billed by the semester, and will automatically
be placed on your student account. If you would like to set up a payment plan, you will
have to contact the Controller’s Office and choose from various payment plan options.
Rent is charged per bed space. Therefore, if you are living with a roommate, each of you will
be charged the rent amount listed on the rate chart for the apartment.
Financial obligations to the University must be met for a tenant to continue enrollment. The
rent covers the rental, utilities, University telephone services, internet and furnishings.
The Board of Trustees reserves the right to change rates at any time within 60 days
notice.
Liability
The tenant covenants and agrees to indemnify and save the University harmless from any
and all loss, including attorney’s fees, by reason of accident, injury, loss, or damage to per-
sons or property while on the leased property. The University shall not be responsible for
the loss of, or damage to personal property while on the leased premises. Tenants are en-
couraged to make sure his/her personal property is covered by renters insurance.
Casualty Loss
If the apartment is destroyed by fire, other unavoidable casualty, interruption of
utilities, or rendered unusable for any cause, other than the negligence of the
tenant the contract shall be terminated. The liability for the rent will cease upon
payment of the rent to the date of termination, if no other like apartment can be
offered to the tenant/resident.
Personal Property Damage
The University does not assume liability for the loss, damage or theft of any per-
sonal property. The University does not assume liability for damage or injury
resulting from explosion, fire, mechanical failure of water, steam or gas lines,
power failure, defective wiring, or the negligence of any other occupants of the
building. Students are strongly encouraged to protect themselves from the
possibility of such losses or injury by purchasing a Renter’s or Property In-
surance policy.

Transferring Apartments
Requests for apartment transfers can be made at any time; however, residents must
provide strong evidence as to their need for an apartment transfer. Requests are
accommodated based on available space, which is limited. There are three tiers of
apartment transfers:
1. Medical Issue or Facility Concern: Contact the UA Main Office. Requests will be
heard by the Area Coordinator or an Assistant Hall Director.
2. Roommate or Community Concern: You must first contact a Resident Assistant to
discuss your concerns. From there they will coordinate meetings with your
roommate (or fellow community members, if applicable) in order to discuss
concerns. Within an apartment, a roommate contract will be created between the
two residents in order to put forth a good faith effort to resolve differences. If a
resident puts forth a good faith effort to make things work but the difference
cannot be resolved, a transfer will be considered at that time.
3. Based on Preference (i.e., One bedroom w/ study to a one bedroom,
desire to be in a different unit): Transfers will only be considered during
these time periods based on available space:
a. First two weeks of September, to take affect third week of September.
b. Last two weeks of November, to take affect at the end of the
semester.
c. Last two weeks of January, to take affect first week of February.
Once an apartment transfer is considered, an apartment inspection will be
performed on your current apartment to make sure a) there are no sanitation
issues in the apartment, and b) there are no pest control issues in the
apartment. If there are sanitation or pest control concerns, the request will be
denied. If there are no concerns, a $50.00 service fee is assessed for the
transfer.

Move Out Procedures
Upon the termination of the contract, for any reason, the tenant will immediately
surrender possession of the apartment to the University. If the tenant refuses or fails
to do so immediately, the University will have the right to take over the apartment.
The tenant will be responsible for any assessed damage, cleaning, and lock changes
costs. The University will further have the right to remove property of the tenant
from the apartment. The tenant will surrender the apartment in a clean and sanitary
condition. The tenant is expected to remove all personal belongings and trash from
the apartment when vacating. If items remain in the apartment, they will be removed
and placed in storage for ten (10) days, then disposed of if not claimed by the owner.
Damages & Cleanliness
It is imperative that you take good care of your apartment. Upkeep of your living space
impacts not only you but also all of your neighbors. Please remember that carelessness
by you or members of your household can lead to problems for your neighbors. The
University reserves the right to inspect the apartment space for cleanliness and upkeep.
Your apartment is inspected and inventoried prior to your move-in date to
assess the condition of the apartment. After you vacate your apartment, the
apartment will be checked for damages. The condition of the apartment when
you vacate is compared to the condition of the apartment prior to your move-in
to assess if there are any excessive cleaning or damages beyond the normal wear
and tear. If you share an apartment with a co-tenant, the last tenant to move out
is responsible for the condition of the apartment upon move out. Apartments
will not be checked for damages while it is occupied.
Subletting
Subletting is NOT allowed in the University Apartments.

General Standards
In general, we would like all residents/tenants living in the University Apartments to
follow these standards:
Academic Success. All contract/lease holders are Bachelor, Masters, and PhD
degree-seeking students who have different schedules and study times. Even
though you live away from main campus, be sure to use campus resources and
connect with faculty while living here.
Self-Awareness. Your actions within your apartment and within the community can
positively or negatively affect you and your fellow community members’ success
as an ISU student. We encourage you to adjust your habits in order to suit this
environment.
Social Responsibility. Many other people live in these apartments, and we hope
that you will keep your apartment and surroundings clean and keep noise to a
minimum. Further, the University Apartments is comprised of a diverse
academic, cultural, family status, and age group of students. We encourage you
to get to know your fellow community members and respect the
needs of these different groups.
Beyond these general standards, University Apartments residents/tenants are
expected to follow all federal, state, and local laws, as well as the entire ISU
Student Code of Conduct.
Any potential violation of ISU or University Apartments policies will
result in a meeting with the Area Coordinator, Assistant Hall Director, or
Student Conduct & Integrity. Based on this meeting, a determination
will be made if you are responsible for a policy violation. Depending on
the severity of the violation, sanctions may include a formal warning,
helping work UA activities, judicial probation, or further consequences
up to and including review of your contract status in the University
Apartments.

Alcohol
In accordance with University Policy, students of legal age (21 years or older) may
possess and consume alcoholic beverages within their own apartments subject to the
laws of the State of Indiana and the following provisions. Note: Family units are not
considered roommates, so policies are related to ISU students and non-family guests.
1. The youngest roommate or the youngest person in the room determines the
age of the room. Alcohol is only allowed in the room if BOTH roommates and
ALL persons in the room are of legal drinking age as defined by the laws of the
State of Indiana. If one roommate is of legal drinking age and the other is not,
even if the roommate who is not of legal drinking age is not in the room,
alcohol is not allowed. .
2. Alcoholic beverages may be possessed and consumed for personal use only. Bulk
containers, (kegs, beer balls, beer bongs, etc.) of any type are not permissible.
3. Alcohol must be confined to the individual’s room with the door closed. Alcohol is
not allowed in public areas of the floor such as the hallway, floor lounge, bathroom,
or elevator.
4. Alcohol in the presence of minors – No person of legal drinking age shall
drink alcohol in the presence of minors (those under the age of 21), with
the exception of family members.
Apartment Cleanliness
Residents/tenants are expected to keep their apartments reasonably clean.
During monthly pest control treatments, the sanitation level of your apartment
will be checked. If your apartment is deemed a sanitation concern, you will be
required to fully clean your apartment based on a checklist provided for you. You
will have 72 hours to complete the first set of cleaning (i.e, taking out all trash,
organizing clutter), and the remainder of the week to clean the rest of your
apartment. Staff members will follow up with you to assess your progress.

Authorized Tenants
The authorized residents of an apartment are those individuals whose names appear on the
contract for that apartment. If someone is living in your apartment whose name is not on a
contract, you will be considered to be in violation of your contract. Any changes to the
occupancy of your apartment must be reported to the UA Main Office and your contract
information will be officially revised.
Having unauthorized residents in your apartment or failing to report someone who has left
could result in your University Apartments contract being cancelled.
Break Periods
During break periods, students are allowed to stay in their apartments. However, there is limited
staff available, so there may be extended response times if an issue arises. Please plan
accordingly by stocking up on food and other supplies, especially during the winter months
when weather can be unpredictable and dining services are closed.
Fire Safety
The University has taken many precautions to limit the danger of fire in the apartments but the
main responsibility falls to the residents. Therefore, we ask you to keep your apartment clean
and organized, and not have any flammable substances in the apartment. This
includes candles, incense, oil-based flames, toxic material (including kerosene,
gasoline, naphtha, benzene, propane, and explosive or flammable material),
fireworks, or experiments involving the use of chemicals. Hookah pipes and grills
may be stored in the apartment, but must be cooled down and properly cleaned
before returning items to the apartment. Hookahs cannot be smoked on university
grounds.
Additionally, we ask that you keep your oven and stovetop clean and do not leave
your apartment while food is being cooked. The stovetop coils should be used as a
heating element, and no other substances (i.e., charcoal) should be placed in the
stovetop to heat food. You cannot use your oven to heat the apartment. Finally,
tampering with, covering, or removing your smoke detector or fire alarms is against
policy.

Guest Policy
Students are allowed to have guests, both during the day and overnight, so long as all
fellow roommates approve of the guest staying. Guests must be escorted at all times
by the host student, and the host will be responsible for behavior of the guest. If guests
are causing issues in the community, Residential Life staff members may ask the guests
to leave.
Overnight visitation has these additional regulations:
Non-ISU minor guests must be approved by the professional staff of Residential
Life.
Overnight guests will be permitted to stay for a maximum of three consecutive
nights in a given hall. This is not to exceed ten days a semester and must be
accompanied by a roommate’s prior consent.
Guests may be required to leave at the discretion of the Area Coordinator or other
Residential Life staff members.
Identifying Yourself
Residents must positively identify themselves when asked by Residential Life
staff members acting in the performance of their duties. The preferred form
of identification shall be a current, valid University Identification card, state
ID card, or driver’s license.
Key Policy
Keys are issued to residents/tenants of the University Apartments, and must
remain in the possession of the resident/tenant. For the security of the
building, apartment keys may not be given to any other student or
guest for any circumstance. Keys may not be copied for any reason.

Loading and Unloading
During loading and unloading, you may not block any entrances or parts of the parking
lot. You may rent a moving cart from the UA Main Office by providing an ID. Failure
to return the cart will result in being charged the full replacement cost of the cart.
Loan Keys
If a resident becomes locked out of an apartment, a loan key is available at the
University Apartments office. During non-business hours please call the after-hours
duty line for a loan key. Please meet the staff member at the University Apartments
office to sign out and receive your loan key. The resident/tenant receiving the loan key
will be charged the loan key fee of $5.00 to their student account.
For the protection of residents, no loan key will be issued if the individual cannot
provide identification indicating that he/she is living in said apartment. Children of
residents will not be issued a loan key.
If the loan key is not returned within three (3) business days, the original key
is then considered to be lost. A lock change will then be initiated at a cost of
$20.00, which is charged to the student’s University account. If an
emergency lock change is needed after-hours or on a weekend/holiday, there
is a $40.00 charge.
Locked Entrances/Propped Doors
Lobby doors will be locked 9pm-7:30am Monday-Saturday, and all day
Sunday as well as Holidays. Use your apartment key to enter the main lobby
doors when locked. Wing entrances will be locked 24 hours. These doors
are exits only. IT IS AGAINST POLICY TO PROP OPEN ANY LOBBY
OR EMERGENCY DOORS. You also cannot prop your room door
open if you are not in your apartment.

Monitoring Children
It is important that residents monitor the behavior and activities of their children. Local
and federal laws indicate that you must not leave children unattended at any
time.
The apartments are located in the heart of Terre Haute surrounded by city streets,
railroad tracks, and the Wabash River. Parking lots are also potential danger zones,
particularly for small children. Please instruct your child(ren) not to play in these areas
and to be very careful when near the parking lots. Laundry rooms also tend to be
enticing areas for children. Please remind children that these areas are not play areas.
Roller skates, roller blades, bikes, tricycles, Big Wheels or the other wheeled toys should
not be ridden in the lobbies or hallways of the apartment buildings. Not only does this
cause damage to the floors, but their indoor use may cause injury to your child(ren) or
other residents. Playing ball or using other sporting equipment indoors is also not
permitted.
Children should be accompanied by an adult while using the University
Apartments playground equipment. Young children should not be left in the
apartment alone or on the playground, even for short periods of time.
Please take your child(ren) with you, or arrange to have another trusted adult
watch your child(ren) while you are away.
Children are the responsibility of their parents and/or tenants of the
apartment they are visiting. The responsible tenant will be charged for any
damages caused by their children and/or guests. It is important to monitor
your children when they are playing outside. At no time does the University
Apartments staff assume responsibility for your children. Children left
unattended may be reported to ISU Public Safety or other local child
welfare services.

Noise Levels
Residents will be responsible for the conduct of their family and guests at all times. The
operation of radios, stereos, television, and other musical instruments must always be at
a noise level that does not to disturb other residents. If noise from another apartment
or hallway is disturbing you, it is wise to let those people know as soon as possible in a
calm, respectful manner. All residents must work together as a community to respect
the work, study, and sleep schedules of fellow neighbors. If neighbors are still noisy
after your request for them to quiet down, please notify the University Apartments
office or after-hours staff on duty.
Painting Apartments
You are not allowed to paint your apartment for any reason.
Personal Trash and Garbage
All garbage items should be bagged and put into the University Apartment dumpsters. The
dumpsters are located outside in the parking lot areas of each unit. Please do not leave
trash in your apartment hallway, stairwells, in lobbies or in the loading dock
areas. Violators may be fined $10.00 per bag or item for disposing garbage
incorrectly. Please do not take items from the dumpsters for your personal use.
Pest Control Policy
All residents/tenants are required to prepare their apartment for a monthly
preventative pest control treatment. Successful preventative treatment is
only possible through all residents preparing their apartment for treatment
each month. Failure to comply will result in a formal warning. Repeat
offenders will be required to assist with community activities for the
university apartments.
Please refer to p. 23 for further information on pest control

Pet Policy
Tenants may not keep or harbor any pets except for fish. Additionally, you may not pet sit or
have guests bring an animal to your apartment. Exceptions will be made for support animals. If
you have questions about if you qualify for a support animal, please contact the UA Main
Office.
Recycling
The University Apartments will be piloting a recycling program this academic year. You are
encouraged to separate out recyclables and follow the instructions as indicated when the
program begins. The recycling area is not for trash—residents/tenants who are found
placing trash in this area will be found in violation of UA Policy.
Smoking
Indiana State University is a smoke-free campus. This means that smoking tobacco or any other
substance is not permitted within the apartments, the entrances to the units, the parking lots, or
in any other area of the University Apartments grounds. If the smell of smoke carries over from
your apartment to the hallway or other apartments in the area, you will also be found
responsible for violating the smoking policy. You are permitted to smoke in the following areas:
City Sidewalks (1st Street, Farrington Street, 3
rd Street, Crawford Street)
Solicitation and Private Enterprise
The University does not allow solicitations for commercial or charitable purposes by
either tenants or outside agencies. Students who wish to provide typing services,
tutoring services, or other types of informal academic services to other residents
may do so by advertising on the Unit 3 community bulletin board space.
Weapons, Firearms
Residents/tenants may not possess, store, or use firearms or other lethal weapons
on any University property at any time – including the University Apartments. To do
so is a violation of your University Apartment contract and the ISU Student Code of
Conduct. The storage of firearms and weapons in an automobile on campus is also
prohibited.

All residents share the responsibility of helping to control the presence of pests and insects in
the apartment buildings. You can help control pests with the following:
Refrain from leaving exposed food and dirty dishes on counters, tabletops, sinks or stovetops.
Refrain from leaving food in open bags or boxes. The refrigerator should be tightly closed.
Be sure to keep your kitchen and bathroom areas clean and free of clutter.
Do not leave piles of papers, magazines, empty grocery bags in your apartment.
Take your trash to the dumpster daily.
Do not use contact paper or any kind of shelf paper in your cabinets or drawers.
Have all water leaks repaired by submitting a work order immediately.
Vacuum all carpeted areas regularly, and sweep and mop all hard surface floors regularly.
The University reserves the right to treat your apartment for pests. Each apartment is scheduled for pest
control treatments on a monthly basis. Tenants are responsible for preparing their apartment in advance
for pest control. Scheduled dates may fall during University holidays and break periods. If you plan to be
out of town during your scheduled pest control period, you will need to prepare your apartment before
leaving your apartment. Please note that the pest control company cannot wait for you to prepare your
apartment if you are not ready when the pest control staff arrives. If you find a pest issue in your
apartment please report it to the UA Office immediately. We will schedule an inspection/
treatment as soon as possible. If treatment is required, you will have 72 hours to prepare
your apartment. Failure to do so will be violation of UA policy.
Pest Control “Light Clean Out”
You are expected to complete a light clean out prior to each monthly treatment/
inspection. All items must be removed from your kitchen countertops except your
microwave; remove everything out of the sink (even dirty dishes and drying racks)
and from the top of the refrigerator and stove; all personal items out of the
bathroom, this includes towels and toothbrushes.
Pest Control “Complete Clean Out”
All items must be removed from kitchen cabinets and drawers. If deemed necessary,
everything must be taken out of the sink and from the top of the refrigerator and
stove. Also all personal items must be removed from the bathroom; this includes
towels and items in the medicine cabinet. Everything must be removed from the
entry closet located next to your apartment door.
If you have any questions about pest control, please contact the UA office. Tenants
who fail to comply with the monthly pest control procedures will be considered in
violation of their University Apartment Contract. Repeated violations could result in
termination of the University Apartment Housing Contract.

Utilities
The University will furnish electricity, water, telephone service, air conditioning and heat.
The tenant agrees not to waste water or electricity, and agrees to pay for all damages that
may be sustained to said property by reason of waste, misuse, or neglect. The tenant
agrees to report all maintenance concerns in a timely fashion. Extension telephones and
other equipment requiring special wiring may not be installed.
Local Area Network (LAN) for computers
Each apartment is equipped with a computer jack, which allows direct access to the LAN.
The LAN hookup is located in the living room area of each apartment. Tenants must have
his/her own computer and computer account with the University. Wireless networks may
also be available in your unit. OIT can be reached at 812. 237.8439.
Cable Television
Basic cable service is provided as a part of your monthly rent fee. A listing of channels
provided is available in the UA office. If you wish to have additional channels, premium, or
other special channels, you must contact Time Warner Cable to contract this service. The
cost of additional channels is the responsibility of the tenant.
Elevators
Public elevators are located in units two, three, and four. Emergency telephones
are located inside each elevator, and connect directly to ISU Public Safety.
Please do not prop the elevator doors open while loading or unloading—this
causes damage to the elevator. Children are not to play with, inside, or around
elevators. Damages caused to elevators due to misuse or abuse may be charged
to those individuals responsible. Report any elevator issues to the UA office.
Laundry Rooms
Laundry facilities are located on each floor. Your apartment key will open the
door to the laundry room on your floor. Please be courteous and remove your
clothes when the cycle is complete. If a machine is not working properly, please
fill out a Work Order immediately. As a courtesy, please place a note on the
machine stating that it is out of order. Laundry facilities are for residents of
University Apartments only; any non-residents using the laundry facilities should
be reported to Public Safety immediately. Laundry room doors should be kept
closed and locked.

For on-campus calls, simply dial the last four digits of the telephone number. A
telephone for on-campus calls is located in the lobby beside the University
Apartments’ office. The call box phone is mounted on the wall and is BLUE in color.

Residents are not permitted to accept collect calls using their apartment phone. If
collect calls are accepted, the cost of the call plus a handling fee will be billed to the
resident/tenant’s University account.
Problems with your Campus Phone
ISU Telecommunications will provide one telephone per apartment. If your
telephone is not working properly you must notify Telecommunications to
report a problem with your phone line. Residents/tenants may be charged
for the cost of the phone if the phone has been damaged by the tenant
beyond normal wear. Telecommunications can be reached at (812) 237-

Personal Property
The University reserves the right to restrict the use of a tenant’s own furniture.
Additional refrigerators, stoves, washers, dryers, air conditioners, and plumbing
attachments cannot be moved into or installed in any of the apartments. Upon
receiving the apartment key, the tenant accepts full responsibility for any and all
damages to the University property or shortages of University furnishings occurring
during the period of occupancy in the accommodations assigned.

Electric Range or Kitchen Stove
When using the electric range it is important to keep in mind that it takes several minutes
for the burners to heat up and cool down. It is very important not to allow pans to boil over
onto the stovetop. This may cause an electrical short or a fire. Do not leave the stove
burners or oven unattended when the appliance is turned on. If you are leaving your
apartment (even for a short time) it is important that you turn the oven and burners off.
Also do not use foil on your drip pans or in the oven. This is a fire hazard and you will be
responsible for any damages caused by the use of foil. If your oven or stovetop burners are
not working properly, complete a work order immediately so that it can be repaired.
Children should not operate appliances without adult supervision.
Kitchen Sink Garbage Disposal
The garbage disposal is located on the left-hand side of your kitchen sink. The switch is on
the wall to the right of your sink. These are for the disposing of most food type garbage.
Do not put fibrous or starchy foods such as rice, grease, oil, bones, fat, toys, peelings,
cleaning sponges, or aquarium rocks in your garbage disposal. If you clog the disposal, you
may be held responsible for the damage.
TO OPERATE THE GARBAGE DISPOSAL:
Turn on the water. Be sure to remove the drain stopper. Keep the water
running while the disposal is turned on.
Turn on the wall switch. Your garbage disposal is now ready to use.
Carefully place the food in the disposal.
Run the disposal for 15 seconds after the shredding has stopped.
CAUTION! Do not operate the disposal unless the splashguard is in place. The
splashguard is the black rubber ring with slits in it. Do not put your fingers or
hands down the disposal, even if it is turned off. Children should not be allowed
to use the disposal. Allow the water to run for a few seconds after you turn the
disposal off. This will help flush the garbage down the pipes.
If you have any questions about how to properly use this or any appliance,
please contact the University Apartments office or the Staff on duty.

The tenant agrees that no alterations or changes in the building, furniture, or equipment on
said premises will be made without first obtaining the consent in writing from the
University. A breach of this contract/lease will be cause for termination of the contract/
lease, at the option of the University. The tenant will pay any and all damages, which may
be sustained to said property by reason of such breach. The tenant must bear the cost of
repairing damage to the building, equipment or furnishings resulting from carelessness or
negligence. This will include such items as cleaning clogged sinks, drains, and toilets for
repairing disposals that fail to operate because of improper use.
Tenants are not allowed to install any of the following unless written consent has been obtained
from the University Apartments office:
Additional locks or fixtures
Additional electronic wiring
Outside antennas/satellite dishes
Shades, blinds, awnings or window guards
Nails, tacks, tape, bolts, screws in the walls, doors, floors, and ceilings
Additional plumbing attachments, faucets, or shower heads
Apartment Inspection and Repairs
In the interest of health and the general welfare of the community, the University reserves
the right to enter and inspect apartments for safety, cleanliness, upkeep, and
policy violations. The University also reserves the right from time to time, at its
own expense or the expense of its agents or contractors, to make renovations,
repairs and alterations in and about the leased premises and may enter the
premises for these purposes.
Work Order System
If something in your apartment is in need of repair, please submit a Work Order.
Work Order forms are available online at www.indstate.edu/reslife. Simply log in
using your ISU Portal ID and password. Work orders communicate directly with
our maintenance staff. Be specific and describe what repairs are needed.
IF YOU HAVE AN EMERGENCY, such as a toilet overflowing, contact the University
Apartments office at 812.237.2443 during office hours. Emergencies occurring
after office hours need to be reported to the Staff on Duty at 812.298.6337.

Unit One
The heating system is centrally zone controlled. Window air conditioners are
provided and are installed in the living room window in each apartment.
Unit Two
The heating system is centrally zone controlled. Tenants may regulate heat by
adjusting the damper on the unit, or by adjusting the valve at both ends of the
apartment to turn heat off or on. Window air conditioners are provided and are
installed in the living room window in each apartment.
Unit Three
The unit is manually controlled. Select the temperature and fan speed for your heat
and air conditioning. It is imperative that you do not restrict the return air grill at the
bottom front of the unit (with furniture, etc.) or the air exhaust at the top of the unit.
Do not place plants on the unit or hang wet clothes over the unit to dry. Any damage
caused by tenant negligence will be charged to the tenant.
Unit Four
All air conditioning controls are mounted on the living room wall. The air
conditioning thermostat sets the temperature for cooling the apartment.
Manually control the fan speed—use high for the best results and turn off
when heat is on.
Electric Bedroom Heaters in All Units
Set the thermostat to a temperature between 65 and 70 degrees. It may
be necessary to adjust each room’s thermostat to different settings to
maintain the same comfort conditions. Do not turn knob too many marks
at one time. Once you find the proper setting, do not tamper with the
thermostat any further, it will automatically adjust the heat for outdoor
variations. Do not place lamps, televisions or other appliances that emit
heat near the thermostat. Keep furniture, boxes, drapes and other
flammable objects at least 24 inches from the heaters. Do not use the
heaters to dry clothing.

The mailboxes located on the first floor lobbies of each building are for the receiving of US
Post Office mail only. There is no “Campus Mail” service for University Apartments. Your
apartment key opens your individual mailbox. Apartment staff members do not have access
to the individual mailboxes. Tampering with the mailboxes or individual’s mail is prohibited
by law. The Post Office requires that your mail be addressed in the following manner: UNIT ONE SAMPLE: UNIT TWO SAMPLE:

You should share this information with anyone who will be writing to you and use it on
anything that requires your address. It is not necessary to include the unit number or
“Indiana State University” in the address. Be sure to put your full name on a label inside the
box, facing out. This will assist the US Mail carrier in finding your mailbox easily.
When leaving for an extended period of time, such as vacations, you should
have your mail held by the Post Office. Contact the US Post Office and complete
a Hold Mail Request Form. University employees cannot access your mailbox for
you. Please note that mail left in boxes for an extended period of time could be
removed by the postal worker which could affect future mail delivery to your
apartment.
When moving out of your apartment, be sure to notify the Post Office in
advance, so that your mail can be forwarded to your new mailing address.
You can notify the Post Office online.
Deliveries
Incoming delivery items must be delivered directly to your apartment. The
office is not responsible for mail or package deliveries.

Parking Information
All tenants must register their vehicle with ISU Parking Services and purchase a parking
permit to park in the University Apartments parking lots or on the main ISU campus.
Vehicles must be parked within the designated, white lined, spaces. Residents are
expected to observe any reserved, handicap, and no parking restriction zones. All
restricted zones are identified with posted signs and/or yellow or blue paint. Do not
park in front of the dumpsters at any time. The dock areas are for immediate loading
and unloading.
The Public Safety office offers a “UA Parking Only Permit.” The UA Parking Only Permit
may be purchased. The UA Parking Only Permit is to be used only as a supplemental
permit for spouses and/or driving-age children. A regular student/staff/faculty permit
must be purchased first to qualify for this particular permit. Please contact Parking
Services at 812-237-8888.
Bicycle Registration
Please register your bicycle when checking in at the University Apartments office. Any
bicycles found without a registration sticker will be subject to removal by our
maintenance staff. Registering bicycles with the University Apartment office
is free and enables our staff to contact residents if the bicycle needs to be
moved or becomes damaged.
We also highly recommend our residents to register his/her bicycle with ISU
Public Safety. Should the bicycle become lost or stolen, having the bicycle’s
information on file with Public Safety may expedite your recovery of the
bicycle.

Campus Bus
Indiana State University students, faculty, and staff can ride any city bus for free. Fare
has been prepaid by assessed tuition and fees.
Individuals MUST present a current ISU ID card to ride for free. There are no exception.
Those who do not have an ISU ID will be charged regular fare.
For an updated route schedule please visit the UA Office. Stops are located on
Farrington Street between Unit 1 & 2, and on 1st street just outside the parking lot
entrance to Unit 4.

Fire Exits, Stairs and Hallways
All stairs, landings, hallways, and other public areas are to be kept clear for the purpose of
providing a clear exit at all times. This means that toys, children’s vehicles, bicycles, strollers,
boxes, furniture, garbage, etc. CANNOT be left in these areas. The University reserves the
right to remove any obstructions which create a hazardous condition. In addition, the
propping open of any hallway, lobby, or stairway door is prohibited.
Fire Extinguishers
Fire extinguishers are located in the kitchen pantry of each apartment. In addition, there are
fire extinguishers located in the hallways of each unit. If you use a fire extinguisher, please
report the use to the University Apartments office so that the extinguisher can be replaced
and any damages assessed. All fire extinguishers are checked and recharged as needed.
As a community we must work together to not allow the tampering, playing with, or abuse of
any of the fire fighting equipment in the building. Tampering with this equipment places all
tenants in danger and will be viewed as a serious violation for all responsible individuals.
Please report any abuse of equipment to the University Apartments office immediately.
Apartment Smoke Detectors
For your protection, a smoke detector has been installed in each apartment. The individual
apartment smoke detectors are “early warning” devices that only sound within the
apartment. Apartment smoke detectors do not activate the entire building’s fire
alarm system. In the event of a fire, a central fire alarm pull station located in the
units hallways or lobby must be pulled to alert the entire building.
Please note: Apartment detectors in the apartments work on batteries. When the
battery is low, you will hear a signal that “beeps” approximately every eight
seconds. Please call the after hours duty line or the University Apartments office
to receive a new battery for your smoke detector.
Under no circumstance should the battery be removed from a detector or should
the detector be left in a non-operational state. Removing or unplugging your
smoke detector is prohibited. There is no “off” switch. If you have had a fire or
smoke in your apartment, the alarm will continue to sound until the has
completely cleared from the air. Tampering with fire safety equipment, including
the apartment smoke detector, is prohibited as per your University Apartment
contract and the Indiana State University student code of conduct.

A centralized fire alarm system monitors each unit of University Apartments. These
alarms are activated by hallway/lobby smoke detectors and by pull stations located
on each floor. The pull stations are covered with glass. To activate the alarm in an
emergency, break the glass with the small metal rod that is attached to the box and
pull the alarm handle. Treat every fire as a serious matter by pulling the closest alarm
and by calling “911” to report the exact location of the fire.
During a fire alarm, evacuate the building to the location that staff are directing
you. The majority of the time this will be the pavilion in the middle of the UA’s.
Be sure to educate your child or children to know what to do in case of a fire.
Fire Emergency Evacuation Procedures:
If the alarm is sounding, you must evacuate the building immediately. Remain
calm. Do not run.
Wear shoes and carry a towel. The towel can be used to breathe through if you
encounter heavy smoke while exiting.
Before leaving the apartment (if time permits) open the draperies, close all
windows and be sure to close your apartment’s main door. Turn off the stove/
oven or other small appliances you may have on. Leave the overhead light
in the apartment on.
Exit your apartment and proceed to the nearest fire exit by using the
stairwell at the end of your corridor. Do not use the center stairwells that
lead to the lobby since the fire department and other emergency personnel
will be using these to get to the fire.
DO NOT use the elevators during an emergency evacuation.
Once outside of your unit, gather in the grassy area between units away
from any buildings or parking lots. In a serious fire, many times windows
break or have to be broken by the fire department. If you are near a
building the falling glass could cause serious injury.
Do not stand at entrances, in the lobby area, or in the parking lot as you
may be blocking the fire department or other emergency vehicles.
Please remain outside until a University Apartment staff member, Fire
Department official, or Police officer announces that it is safe to go back
inside the building.

Tornado and Severe Weather Emergencies
In the event of threatening weather, tune your radio or television to a local station for
updates. The public alert sirens for ISU will sound if a tornado warning is issued.
SPECIAL NOTE: One of the public alert sirens for ISU is located on the roof of Unit 4.
This siren is generally tested on the first Tuesday of the month at 11:00 AM during
the spring and summer.
If a tornado is sighted or tornado warning is issued, take the following action
immediately:
Do not pull the fire alarm.
If indoors go to the bathroom, closet, interior hallways or the corridor of your
wing. Be sure to close the bathroom, closet, or apartment door for added
protection.
Take a battery operated radio and a flashlight with you to the safe location. Do
not use candles.
Remain in the safe area. Make sure all members of your household remain
together.
Be sure and avoid all windows.
When a tornado is close, it sounds like a freight train. If you can hear
the tornado, you only have a few seconds to get yourself to a safe area.
Once in the safe area you need to lay face down and draw your knees
up to you. Cover the back of your head with your hands or cover
yourself with a mattress or blanket.
Stay calm. Listen to the radio for updates on the storm and when the
danger has passed.
Emergency Call Boxes
Emergency call boxes are located in the first floor lobby of each unit. These
are bright yellow in color. This call box dials directly to ISU Public Safety.
