    It has Mainly two Steps As Mentioned Below;(1) House and Building Lifting(2) House and Building Moving

    Reasons for transporting ahouse

    i. A new house is built off-site by a buildingcompany that either specialises in building

    removable homes, or is selling a show home.

    ii. A house is built in the contractors yard and latermoved to a new site.

    iii. An old house is bought, either from a buildingremoval companys sale-yard, or from an existingsection, and transported to a new site for

    restoration and renovation.

    iv. A house is moved to a better position on the samesite to allow for a subdivision or better use of thesection.

    House Movers has the latest and best in structurallifting technology in their Unified Hydraulic Jacking

    System. The hydraulic jacking pump synchronizes the

    pressure to the jacks so that the whole building willlift evenly without racking. This keeps the cracks in

    the drywall or plaster to a minimum and sometimes

    100 year flood plain is for your property.

    Adding Head Room to Your Basement/Crawlspace: If you live in a house with only a 6 basement, a

    partial basement or even just a crawlspace, than this

    service could be an excellent choice for you. In this case

    there are two different options or combinations that can

    happen. Option number one is to raise your house to an

    elevation that gives you the desired head room in yourbasement area.

    Option number two is to support your houseright where it is and excavate below it for the desired

    basement space. Any combination of those two options

    is possible and we at Wolfe House Building Movers

    would be happy to discuss those options with you tofigure out what the best solution would be. Also, it

    would be wise in many cases to consult an architect for

    a professional opinion on what option should be chosen.

    Concrete Slab Floors Although concrete slab floors seem to be immovable,

    including their concrete floors. For a residence or a

    business; if the building is nice inside and you cant afford

    to be out of it long at all, we can lift the slab floor right up

    with the building. Once lifted, there must be at least a 4crawl space built under it and permanent steel beams set

    under it every 5 for support.

    The alternate to lifting the slab floor would be to lift thehouse up off of the slab.

    This would require the entire lower floor of the house to

    be emptied (lower cabinets, furniture, appliances,

    bathroom fixtures, etc.) and the steel lifting beams to be

    installed through the frame walls at approximately 3 to 4

    above the floor. Once the house is lifted, the foundation

    walls can be built up and a new wood floor system built.

    Then the house will be set back down onto the wood floorsystem. This will require a significant amount of

    remodeling (drywalling, painting, etc.) to be done on the

    lower 4 of the walls.

    The Buckingham Dollies are designed and built in houseand then used for all of our relocation projects as well

    as rented and sold to other riggers and structural

    movers around the world.

    It can move structures of any size, weight or typeincluding frame, stone, brick, block, log and steel along

    with the possibility of moving the concrete slab floor along

    with some buildings. The reasons for moving a structure

    can vary across the board from saving a piece of history

    from demolition, to moving a building sideways 2 because

    it was built too close to the property line, to the problem

    of a house being built in an area that is repeatedly

    flooding. Any structure can be moved for any reason and

    there has never been a structure large enough or heavy

    enough that it could not be moved. Rather the feasibility of

    the project hinges on a clear move route being possible totake it where you want it to go.

    There are four basic things to check into for eachmove route: tree trimming/removal, traffic control,

    overhead utility line removal and if your project goes

    off-road, then excavation may apply as well.

    Tree trimming is fairly self explanatory; any trees or

    limbs that would be within the projected move route

    must be cut down or cut back ahead of time. Most times

    our customers hire a professional tree trimmer to clear

    the route before hand and also to be along the day of the

    move in case of anything that might have been missed.

    Traffic control can be as little at stopping traffic whilewe cross the road or as much as a full detour on a mainroad while we come through. Many times a Local or

    State Police escort will be required when going down

    the road. You or your contractor must talk with the local

    police or traffic planner to see what will be required for

    you specifically. If a detour is proposed, than usually atraffic plan will need to be submitted as well.

    3)Even a single story house will usually be up into thelowest of these wires by the time we get it onto the steel

    and wheels that we use for moving. To check into the

    cost of moving these wires, you or your contractor

    should plan a route for the house, geta loaded height

    from Wolfe House Movers and then call each of the

    utility companies that own wires in that route. Most

    cases require calls to the electric, cable and telephonecompanies. They will likely have to come out, drive the

    route themselves and then they may give you a firm

    price or they might give you a per hour charge for each

    of their crews that they will send out. This can be a

    deciding factor in some moves so it would be wise to

    check into these prices before making the decision tomove ahead with your project.

    4) Overhead utility lines can be very expensive and timeconsuming to move. For this reason, most of the moves

    that we do on the East Coast are within several miles.

    Overhead lines can be as low as 13 6 above the road,

    although in most rural areas they are usually morearound 15 to 18 above the road.

    5) Excavation applies to getting out of the old property,into the new property and any off-road traveling that we

    might do in between.

    House Movers has the equipment to easily travel most

    fields, meadows and rolling pastures. We can put down

    large steel plates to build a road if the ground is too soft and

    it can even build bridges with steel beams to cross over

    ditches, streams and creeks. Depending on the terrain,

    excavation may be required to bring the building through to

    where it is going.

    In can handle fairly steep grades but too steep of hills or

    drop offs can cause problems. This is something you can go

    over with the estimator when he comes out for a site visit.

    Another part of excavating the move route is digging a ramp

    from ground level down to the footers of the new

    foundation if it is required for your project.

    STEPS TO MOVING OLD HOUSES

    These are the steps in a house moving project:

    1. Choose the houseit may be on an existing site or

    for sale in a building removal companys yard.

    2. Check the house - have the house checked by a

    plumber, electrician and builder. It pays to take care when

    choosing an old house for relocation. While it might seem

    cheap, the cost of restoring it could negate any savings you

    make and cost you far more than buying or building new.

    3. Choose the building removal company - talk to people

    who have done it before and find out who they would

    recommend. Choose a firm with a good reputation. You can

    find building removal companies in the Yellow Pages.

    4. Contact the building consent authority - find out

    what you need in the way of building and resource consents.

    5. Organise insuranceyoull need cover for the house

    while it is being moved and while the renovation work is

    being done.

    6. Moving the house - the building removal company

    moves it from its yard or its existing site onto the new site

    and places it onto the foundations.

    7. Connecting to services and upgrading the house -

    you will have to organise for services to be connected, i.e.

    telephone, electrical, and plumbing. Then you can begin the

    necessary alterations, renovations and decorating, making

    sure you obtain the right consents from the council and your

    building consent authority.

    They like the native timbers used in a lot of older homesand which are now becoming harder to obtain.

    It can work out cheaper than building new.

    Consents requiredWhen you relocate a house you will have to apply for:

    Building consents to uplift the house from its current siteand to re-establish it on the new site.

    A Project Information Memorandum (PIM) for both theorigin and destination.

    Resource consent, in most cases.

    Talk to your building consent authority before you start, and

    ask for details of their application requirements.

    It is best to apply for the building and resource consents at the

    same time so that building and environmental factors can be

    considered together.

    Building consentsAt the place of origin you will need building consents for:

    Lifting the building off its foundations and separating itfrom the services.

    Any necessary temporary strengthening or separation ofthe building into parts for transportation.

    Loading the building onto its transport vehicles. Any necessary demolition of the existing foundations,services and subsequent work to restore the site.

    Constructing foundations and services.

    Unloading the building and connecting it to thosefoundations and services.

    Re-connecting any parts of the building which wereseparated for transportation, and fixing any damage done

    during transportation.

    Doing any renovation work on the house.

    Building consent for removal from the old site Building consent needed to remove a house from the old

    site is often called demolition consent, and it is your

    responsibility to organise (not the responsibility of the

    previous owner or the building removal company). Note

    that buildings purchased directly from a recognised house

    remover's yard will not require building consent.

    The demolition consent removes any reference to thehouse from the files on that property (if it is going to a

    different councils area). It also requires inspection of the

    services that were connected to the house.

    The building consent authority may do an assessment tosee if the house is structurally sound enough to berelocated as part of the removal consent. And the building

    consent authority may require the building to be

    upgraded.

    Note this is no guarantee that a building consent authorityin the other council's jurisdiction at the new location will

    allow the house onto a new site.

    Building Code requirements for a newhouse

    If the house is new, it will have to meet all the relevantBuilding Code requirements when it is being built, i.e. it

    requires building consent, inspections during and at the

    end of construction, and a code compliance certificate.

    Because the destination is probably not known when they

    are being built, these homes should be built to worst case

    scenario standard, i.e. for location in the worst earthquake

    and wind zones.

    As with old homes, when the house is sold for relocation anew Project Information Memorandum (PIM) and building

    consent are required for the re-siting, foundations and

    drainage.

    Resource consentResource consent may be required if locating the house on the

    new site is likely to impact on the environment in some way.For example, there may be rules in the district plan about the

    age, style, or size of the house allowed in some new

    subdivisions. Or you may need permission to remove native

    trees. This needs to be applied for at the same time, or before,

    you apply for a building consent.

    When applying for resource consent you will have to provide

    some or all of the following, depending on council

    requirements:

    A completed application form giving details of the newsite.

    The address where the building can be inspected. A dimensioned site plan of the new site showing where

    the house will go.

    Elevation plans showing the height of the building relativeto the ground.

    Photos of the elevations of the building to be relocated. A statement of the proposed exterior work such as

    painting, additions and alterations intended to bring the

    building up to an acceptable standard.

    A recent copy of the certificate of title.

    Details of trees that require removal to get the building offits existing site or onto its new one.

    A pegging certificate from a registered surveyor.

    A statement of the work proposed on the house afterrelocation.

    The council will assess the application on the following grounds:

    The proposed appearance of the house and itscompatibility with other houses in the vicinity.

    The condition and quality of the exterior materials.

    InsuranceWhen the house is in transit from the old site to the new

    location, you will need to organiseinsurance for the move. This

    will provide cover for any damage during the move, for

    example, if the house falls off the truck. If this happens, you will

    only get back what you paid for the house. It is unlikely to cover

    consequential loss, for example, recompense for the cost of the

    new foundations which are no longer able to be used if the

    house is destroyed in transit. If this happens you will have to
