STEP 1: Preliminary project assessment Hallbury Homes town planning consultant assesses the feasibility of your proposed project including: Site visit and analysis Review of title, instruments, zoning & planning overlays Council research Provide report, recommendations & design brief of proposal STEP 2: Preparation for Town Planning Application lodgment Hallbury Homes town planning consultant prepares Town Planning Application including: Site feature survey, soil and contour report Includes 3 neighbours to 3 either side of street Design and documentation of planning drawings In consultation with client Pre-application meeting at Council Presentation of Preliminary Design to Council planning staff to obtain Council feedback Adjust plans to comply with Council feedback Formulate design alterations which address Council feedback and client requirements Planning application All reports and plans are compiled to support Planning application NOTE: STEP 2 includes 2 x pre-lodgement redrafts (minor alterations only, overall concept must remain). Additional design meetings requested by client, and or major redrafting will incur additional fees (independent of STEP 2). Excludes structural or civil design (engineering), landscape plans, arborist reports, traffic management reports, VCAT representation, and any other additional consultants services which may be required. Should these, or other services be required for the planning application, then additional payments will be required from the client to proceed for council submission. Hallbury Homes offer a streamlined process for residential land developers which provides a ‘one-stop shop’ to deliver their multi-unit projects to site. The process includes feasibility assessment, design, planning approval, and construction. STEP 3: Town Planning Application lodgement

• Lodgement: Client pays STEP 3 fee (Council lodgement fees) to Hallbury Homeswho lodge Town Planning application. Hallbury Homes liaise with Council throughouttheir assessment of the application.

• Design Amendments: Hallbury Homes will provide additional information required byCouncil (any external costs to be met by client) and will amend Town Planning plansto incorporate any conditional permit approval items as required in order to obtainendorsed stamped Town Planning plans.

Terms & conditions1. All applications will be prepared in compliance with the ‘Clause 55’ of the Victorian planningschemes and any additional council by-laws related to proposed land.

2. Whilst all due care and diligence is taken to provide a successful outcome for a town planningpermit, Hallbury Homes do not provide a guarantee of a successfully approved planning permit ortimeframes to achieve planning outcomes.

3. Hallbury Homes retain ownership of the design copyright of the plans, with the client granted alicense to construct the design using Hallbury Homes as builder on the site.

Fee schedule

• STEP 1 $1,000 incl. GST

• STEP 2 Two Dwellings $7,800 incl. GST(plus $2,695 inc GST feature survey disbursement)Additional dwellings above two - $2,000 incl. GST per dwelling

• STEP 3 $1,000 approx. (GST not applicable)(Please note that STEP 3 fee may vary depending on individual councils fees. This fee is paid direct by client to the council)
