Objective of the Project:- Presently I am working in the New Town Kolkata Development Authority under Urban Development. In the new Project it has been decided to accommodate 100 families comprising of 5members in each family. As it is a township project it has been felt necessary to provide amenities of various types like Primary School Building, Culverts, Internal Roads, Surface Drains etc. 3. Rationale of the Study:- This project of preparation of a township for accommodation includes detailed study of site conditions, detailed preparation of designs for framed buildings, detailed preparation of drawings and estimates. 4. Detailed Methodology to be used for carrying out the Project:- Detailed study of purpose of project and facilities to be provided. Detailed study of Site Conditions determined by Geotechnical investigations. Detailed Study of facilities to be provided by a Municipal Authority. Detailed description of Building Bylaws to be followed and its various principles. Preparation of Detailed Site Plan maintaining the Bylaws regulations. Preparation of Architectural Plan for the Residential Building and its detailed drawings and Quantity Estimates followed by Abstract of Cost. Introduction Of Civil Project

It has been proposed to prepare a project report for a housing complex for MIG. In one sentence it can be said that this project work is the application of all the basic knowledge of what we have learn in our three year diploma in Civil Engineering course. For this reason we have given a project of residential complex of MIG. This complex is to be construction for providing accommodation of 100 families and each family having 5 members.The available land is in rectangular shape having dimensions 225m x 650m, whose frontage is along the National Highway. The existing G.L of the land is 0.6m below the crest of 30m highway.The covered area is within 40 - 45% of the open areas.The brick masonry building is three storied and each storied consist of two flats. It has two build up as per Municipality rules.The complex has a primary school inside.The main trunk road within the complex is 10 m wide and cross roads are 6m wide. The building entry roads are made of brick pavements having 2m wide.At least one play ground having dimensions 30m x 60m have to be provide for children of every 10 buildings, in addition to that there will be a library, a community centre, a shopping complex and a Hospital.The jobs undertaken by us of our GROUP A are as follows-1. We have prepared a site plan showing location of all building units, School building, Community centre, Library, Roads, Hospital & Water supply schemes e.g.2. We have made sectional plans of flat buildings & school buildings Ground floorTypical floorDoor & Window scheduleSanitary & Plumbing arrangement with fixturesSeptic tank3. Front & Side elevation of buildings.4. Two sections (through stair & other through toilets).5. Choice of specification.6. Structural design of foundation, slabs, beams, columns with footing, stairs e.g. with detail reports by computer printout & necessary sketches.7. Detail drawing of RCC elements with all reinforcement on drawing sheet marking ammonia print or by Auto CAD.8. Overall specification of all items.9. Detailed estimate of school building with latest PWD rates.10. Estimate of road project.11. Complete the whole project by the bar chart which shows the time duration of all item of work.All these jobs have been handled by us & we completed the whole project within the schedule time.

FACILITIES OFFERED BY MUNICIPALITIES

The following services are to be provided by the local municipalities.1. DRAINAGE SYSTEM :The layout and design of entire drainage system & sewage arrangement is such that there is no chance of water logging and storm water can be discharge into the corporation drain to be finally displaced into the river after proper treatment in sewage treatment plant.Hence, there is no danger of public health.

1. GARBAGE & WASTE CLEANING :The municipality works regularly to collect the garbage & dry waste products from the different part of the locality. Garbage is collection in the mornings deposited in a dumping ground away from the locality for final disposal. Thus the locality is kept neat & clean.

1. FILTERED WATER SUPPLY :Filtered water is supplied to all residential through well-laid networking or pipelines. The supply of water is for few hours for daily so there is no need for shrinkage tube well for the inpatients. However an overhead reservoir have to be constructed to store water temporarily through pumping before supplying it to all buildings.

1. ROAD MAINTENANCE :The municipality maintained the road regularly to keep them in good riding condition throughout the year.

1. ELECTRIC SERVICES :West Bengal state electricity board provides adequate arrangement through overhead wires for supplying electrical energy to all the in habitants. W.B.S.E.B. also provides lighting arrangement for the pedestrian and automobiles during night travels on the road.

1. MEDICAL AND HOSPITAL FACILITIES :The municipality runs a modern hospital in this complex to provide people with necessary medical treatment; well-stocked pharmacies are situated in the complex.1. MARKET FACILITIES :A market has been setup by the municipality having shops, stocking all goods in required quantities day leaving.

1. PLANTATION :The municipality and other local development organization promote plantation of trees in the locality to check environmental pollution and also to beautiful the landscape.

BUILDING BYLAWS FOR RESIDENTIAL AREA OF A TYPICAL TOWN PLANNING SCHEME

The building by laws are framed with legal phraseology and it is not intended here to give complete description of all the bylaws. The brief descriptions of all the possible building by laws to be friend for residential area of a typical town planning scheme are mentioned below.

1) PERMISSIBLE SIZE OF PLOTS: The minimum size of plots required for each family unit shall be as follows:100 sq-m to 200 sq-m for b1 family unit.300 sq-m for two semi detached family unit.665 sq-m for ownership flats.

2) BUILT UP AREA: The F.S.I shall be 1.00 with maximum utilization up to 0.40 on ground floor.

3) MARGINS: The margins on roadside and adjacent properties shall be respectively 4.50m and 3.0m. For plots having areas less than 300 sq-m, they shall be respectively 3m and 2m.

5) PLINTH HEIGHT: It shall be 45cm above road level or plot level whichever is higher.

6) HEIHGT OF FLOOR: The minimum height is as shown here under 1. 10 m bath room , W.C. pump room ,coal room, & water room2. 70 m floor height on each floor.The maximum height of floors shall not be more than 1.25 times the minimum height.

7) LOFT: Provision of loft shall be permitted in kitchen & store. The maximum height of loft shall be 1/3rd the width of that direction. The max height of loft shall be 1.50 m & bottom of loft shall be at a min height of 2.10 m from floor level.

8) VENTILATION: All rooms except store room, garage shall have at least one side adjacent to open space. The area of windows & ventilators excluding frames shall be at least 1/10th of the floor area of room.

9) STAIR: The min width of stair shall be 90cm & it shall be made of fireproof construction. The pitch of stair shall be within 30 to 45the stair cabin shall not exceed 11 sq.m. in area.

10) MINIMUM REQUIREMENT: One family unit shall be provided with the min requirement of one living room, one kitchen, one bath room & one W.C.

11) WATER SUPPLY: For buildings having 2nd floor , the over head tank of 1800 liters & underground tank with pumping set shall be provided.

12) DRAINAGE: The longitudinal section of sewer having dia. 15cm or more shall be given & the feasibility on drainage connection with public drainage line shall be ascertained where no public drainage line exists, the soak pit & septic walls shall be allowed.

13) SPECIFICATION FOR MATERIALS & WORKMANSHIP: The construction work shall be carried out with materials of good quality & superior workmanship & undertaking to execute the work with standard materials & good workmanship shall be given by the owner & by engineer.

PRINCIPLES UNDERLYING BYLAWS:1. Classifying the building with unit as a family & mentioning the requirements accordingly.

2. Classifying the rooms accounting to use & then maintaining minimum standard of each room with respect to size, height, floor area ratio, ventilation & light.

3. Controlling the height of compound wall & location of compound gates.

4. Controlling the height of structure & footing max. Limit of height in certain zone.

5. Controlling the area of projection in the marginal space.

6. Insisting suitable F.S.I.

7. Insisting upon suitable arrangement with respect to drainage &water supply.

8. Making compulsory the appointment of a licensed architect of engineer for works of the specified nature & magnitude.

9. Making compulsory to construct the buildings with the materials & the workmanship as per standard specification.

10. Mentioning the light plane, setbacks & marginal spaces.

11. Mention the min. Size of plots, their dimensions & frontages etc.

LIGHT PLANE:In city area it becomes necessary to check that the height of one building does not obstruct ventilation of the property on the other side of the road. For this purpose, a light plane is marked at a suitable.

Angle from the edge of road on other side & the buildings is curtailed of to allow the light plane to pass the angle of light plane is 45 or 63.5.

All of these minimum requirements are kept in mind at the time of town planning.THE PRICIPLES & THE FACILITIES OF THIS TOWN PLANNING:1. GREEN BELT: The provision of a green belt on the periphery of town results in the limitation of its size so that the environment be fresh & pollution free.

2. HOUSING: Extreme care is taken to provide housing accommodation to 100 families & there is an also empty suitable land available to provide housing for sufficient future population. Each residential flat contains large area having separate bath & W.C., master bed, loft, airy verandah & no common wall.

3. PUBLIC BUILDING: There is a well-balanced distribution of public buildings throughout the town.

4. RECREATION CENTRE: Depending upon the size of town enough space is reserved for the recreation centre such as market with shopping mall, cinema hall, library & swimming pool also.

5. ROAD SYSTEM: A nicely designed road system will put a great impression in the minds of people, especially the visitors. It will take shortest time to go even in the farthest corner.

6. EDUCATION SYSTEM: The town contains a well-designed RCC structure primary school with a huge campus & play ground for having primary education in healthy environment.

7. HOSPITAL: The town also contains a hospital for inside & outsiders.

8. WATER SUPPLY SYSTEM: It has a well-designed water supply system with an overhead tank to provide sufficient amount of water for all the users of the town.

9. DRAINAGE SYSTEM: There is a well-planned drainage system to left off the sewage water produced by all the buildings & the swimming pool also.

10. ZONING: The town is divided into suitable zones such as commercial zone, industrial zone, education, recreation zone, parking zone, and traffic island & park. A suitable regulation should be formed for the development of the zone.
