Living Room
• When staging your living room or family room, aim for symmetry. It is considered
pleasing to the eye and allows the potential buyer to be distracted by odd or
irregular placement of pillows or rugs.
• Aim to lighten up the room with light sheer curtains to give an open, cheerful and
optimistic feeling the room.
• Remove any pieces of furniture that are not vital to the space. Extra shelving and
your prized book collection should be removed. This allows the space to feel
larger.
• Try and keep the tones neutral, with one added pop of color through out
connected areas of the home. This makes the space feel larger and cleaner!
Kitchen
• Keep countertops as clear as possible. Remove all appliances including toasters,
blenders, even your coffee maker. Aim to have only decorative items displayed
such as a vase of flowers or decorative cutting board.
• Consider bringing to life cabinets and cupboards with a fresh coat of paint.
Sellers can become blind to small imperfections like fingerprints and food stains,
but buyers’ eyes will be looking for imperfections and this is an easy, affordable
solution!
• Take down all magnets, notes, and personal items from your refrigerator.
• Declutter your pantry and any other storage space. Try and leave space so it
appears larger.
• Be sure all trash cans are empty in your home and try to keep them in low traffic
areas.
Bedrooms
• Keep all bedrooms as gender neutral as possible. This means no pinks walls or
superhero decals. This can create a disconnect when potential buyers try and
imagine their own families in the space.
• Minimize the clothing you have in your closet to make the space appear larger.
An easy way to achieve this is to box up clothing that is out of season and store it
in the attic.
• Consider keeping valuables and jewelry in a safe or with a trusted family
member, due to the traffic of visitors in you home.
• Be sure to remove televisions, gaming systems, computers, or any other form of
technology from the bedrooms. This opens the space and sets the tone of a
serene and inviting room.
Dining Room
• Be sure to set the table. This allows the potential buyer to feel what it might feel
like to be a dinner party guest in the home and help them to picture themselves
living happily in the space.
• Keep the clutter ad décor minimal in this space and allow the table and place
settings to take center stage so the space feels more open.
Bathroom
• It’s time to deep clean! You are going to want to clean the bathroom so that is it
as spotless as a hotel bathroom. The last thing a potential buyer will want to do it
think about cleaning this space if they choose to buy.
• Consider re-caulking the bathroom and shower area to give a fresh and clean
appearance.
• Minimize clutter from the counter, in the shower and around the toilet.
• Store all personal items from toothbrush to razors in a separate area.
• Invest in new white towels and rugs to further give the impression of a bright
clean space.
Exterior
• Consider replacing your address numbers on both the home and the mailbox.
• Sweep and clean your front walkway and patio area.
• Add a new coat of paint to the front door in a bright, inviting, but gender-neutral
shade like navy blue, red or green.
• Swap out an old welcome mat for a new one. You are welcoming potential
buyers home!
• Pressure-wash the driveway, walk up and fence so it looks clean and good as
new!
• If your mailbox is dated, consider upgrading.
• Include colorful potted flowers to attract the eye and demonstrate you have
attention to detail. If you are meticulous about the outside, then the inside will be
a knockout!
• Trim trees and shrubs and ensure all it tidy.
• Freshen up your yard’s looks and curb appeal with new mulch.
