    Kondhwa is amongPune's most recentlydeveloped residen-

    tial areas, and is said to be afast growing suburb inPune.Availability of land atcheaper rates, and proximi-ty to both the city and sub-urbs and availability ofsocial infrastructure makesit a sought after destination

    for investment in realestate.

    "I have been living inKondhwa since the pastfour years and I have seenradical changes in thisarea," says Madhura Jain, aKondhwa resident. "In thepast, roads were patheticand there were no facilitiesfor travel but now this placehas become a central area.We can go anywhere inPune by bus. Pune

    residential projects inKondhwa known as KumarSansar and one of the resi-

    dential projects that theyare going to develop isknown as Kumar Solo.Karia Builders and BramhaBuilders are also construct-

    ing residential projects inKondhwa.

    Most of the buildingsand complexes are residen-tial in nature.There areonly a few commercial proj-ects. Vishal Chothni,Marketing Executive fromKaria Builders says, "Thereis one project known asKonark Indrayu Plaza - acommercial complex. Apartfrom this, there are residen-

    According to a report of the FederalEmergency Management Agency (FEMA) thebuilding performance levels are of four differ-ent types and are as follows:

    Earthquake Resistant [ER] Fully

    Operational: The building performancelevel will sustain no damage and will besuitable for use during and immediatelyafter a major earthquake.Typically,how-ever, it will not be economically practicalto design for this level of performanceunder severe levels of ground shaking,except for buildings that house essentialservices.

    ER Immediate Occupancy: This build-ing performance level will sustain mini-mal structural damage and some non-structural damage, it will be safe for useimmediately after a major earthquake.Many building owners may wish toachieve this level of performance whenthe building is subjected to moderate lev-els of earthquake ground motion. In addi-tion, some owners may desire such per-formance for very important buildings,under severe levels of earthquake groundshaking.

    ER Life Safety: The building perform-ance level is designed with the aim of sav-ing lives and the building structure willsustain extensive damage during theearthquake. The building may not be safefor continued occupancy until repairs are

    done. Repair of the structure is feasible,but it may not be economically attractiveto do so. This performance level is gener-ally the basis for the intent of code com-pliance.

    Collapse prevention level: The structuresustains severe damage. The lateral-forceresisting system loses most of its pre-earthquake strength and stiffness. Load-bearing columns and walls function, butthe building is near collapse. The buildingis unsafe for occupancy. Repair andrestoration is probably not practicallyachievable. This building performancelevel has been selected as the basis formandatory seismic rehabilitation ordi-nances enacted by some municipalities, asit results in mitigation of the most severelife-safety hazards at relatively low cost.
