Therewas a time when people boughtcondominiums only to use as vacationhomes or to while away the days oftheir retirement years.That is no longerthe case, especially inMount Pleasant,

where construction is underway on the Charlestonarea’s first luxury residential condominium projectsince work was completed on Tides in 2008.

Today’s condominium owner seeks theconvenience of not having to maintain a houseand yard and the freedom to travel and not worryabout home-security issues, without giving up thesense of community common in many Lowcountryneighborhoods. All this andmore will be availableat Tides IV, a seven-story, 54-residence building thatwill virtually cast its shadow onMount Pleasant’sWaterfront Park.

Primary developer EastWest Partners, whichin 2012 led a partnership in the acquisition of 50condos in two of the three original Tides buildingsplus the two acres of land that is now the Tides IVconstruction site, is no stranger to the Lowcountry.

The company also developed One Vendue RangebehindWaterfront Park in downtown Charleston.Before work began at Tides IV, EastWestrepresentatives met with existing Tides homeownersto determine how the space in Tides IV could bebetter utilized.

“The way we live has changed,” says MillerHarper, a project manager with EastWest Partners,

which has developed $4 billion of property since itsinception in 1986. “People are drawn to the ‘lockand leave’ lifestyle.”

Mac Triplett, who is in charge of sales for TidesIV, adds: “People are really looking for a carefreelifestyle. Buyers typically downsize from largerhomes in the area.They are looking for the freedomthe condo lifestyle offers.”

As a result of EastWest’s survey of Tidesresidents, Tides IV will offer an open, flexible design,fewer hallways and high ceilings and windows thatmake the spacious condos – 1,800 to 1,900 squarefeet for two bedrooms and 2,200 to 2,300 square feetfor three – seem even larger.

Tides IV residences offer reclaimed heartpine hardwood floors, marble countertops, largekitchens, covered porches, semi-private elevatorsand designated parking, as well as stunning views ofthe Cooper River and the salt marsh, enhanced bydaylight streaming into each unit from two sides.

“We are doing everything to maximize theviews,” Triplett says.

EastWest also is doing everything to takeadvantage of available technology. TidesIV condos will feature energy-saving Nestthermostats, tank-less water heaters, wiring forhigh-speed Internet, USB ports and telecompanels.

The Owners’ Retreat is the heartbeat of whatHarper calls an “urban resort.”The amenities,specifically for Tides IV residents, includea large fireplace and flat-screen television;complementaryWi-Fi; an outdoor kitchen andfire pit; marshfront pool; a state-of-the-art fitnesscenter; a coffee bar; and several seating areas forreading, playing cards and just getting togetherwith friends and neighbors.

EastWest didn’t forget about dog lovers. Apet spa is planned, where residents can freshenup their furry friend after a brisk walk along thetrails that lead directly to nearbyWaterfront Park.

Tides IV’s location won’t hurt either.Thecondo complex, a stone’s throw from the ArthurRavenel Bridge, is just a short drive from theculture and history of downtown Charleston andnot far from the beaches at the Isle of Palms andSullivan’s Island.

Location, amenities andmagnificent views allare important, but, according to Triplett, “Ourbest sales ambassadors are our existing Tidesowners.” Two of the first 17 Tides IV residents,who purchased units pre-construction, recentlyexplained why they chose their new home.

“We built what we thought would be ourforever house, but it is bigger than we need,” saysKaren O’Neill of Mount Pleasant, who currently

lives with her husband, Bob, in Grassy Creek.“I’m not sure what our next chapter is afterretirement, but it’s the freedom of the lock andleave lifestyle that made us choose to purchase acondominium.”

“We liked the idea of picking finishes and allthe amenities that are being offered, and we likedthe view from Tides IV,” she adds. “View is veryimportant to me, but quality is very important,also.”

KathrynMolony of Mount Pleasant, a residentof the Charleston area for six decades, currentlylives in a single-family home in I’On.

“I don’t need a big house any more,” shecomments. “I don’t want to spend all my timetaking care of the house. I want to be able to walkout of my home and not have to worry about anymaintenance or upkeep.”

She adds that location was an important factorin her decision to choose Tides IV.

“I’ve lived within a 1.5-mile radius of Tidesfor the last 50 years,” she says. “Everything I do isright here in this area.”

According to Harper, EastWest plans to sellup to 25 units of Tides IV pre-construction, thenmarket the rest after the building is finished.

“We feel confident people will like what theysee,” he remarks. “This is where people want tobe.”
