My husband’s job is relocating us out of state and we have to make a quick decision on whether we should try to rent our anthem home or sell it. I spoke to two agents today (both friends) who gave two estimates on what we could sell for: More than $30,000 difference in price! Who should I believe?

Based on the info you provided privately, the agent with the higher price seems to be more on point. Your home has some unique qualities,

there is little inventory on the market now, and a recent sale in our office brings up comp prices for that particular model. Perhaps the “lower estimating” agent was unaware of that comparison. as always, you need to make sure whoever you list with knows not only about current prices and how real estate really works, but also about marketing. Proper exposure for the home can get you top dollar. Finally, my best advice is to please consider us before you sign on the dotted line.

Second Assisted Living Home in Anthem Fills Growing Need

It’s been nearly 10 years since the opening of Anthem Senior Living (ASL) on Copper Basin Trail. After having to redirect countless families

who couldn’t endure the waiting list, owners Cheryl Ables and Sam Ile are delighted to announce the opening of a second, much needed home: Anthem Senior Retreat.

Keeping the Family Together ASL has not had a vacancy for more than two years. “It’s difficult to have to send families to homes that are far away,” said Ables. “Although they are good homes, the preference in this multi-generational community is always to have mom or dad nearby.” said Ables. “Grandpa can go to the community park to cheer a little league game without a big ordeal,” said Ile. “This means minimal disruption to the family

and better quality of life.”

Marlene, an Anthem resident, had to move her mother from New Jersey two years ago. “Anthem Senior Living was full; I had to move her to a location in Phoenix.” But the

trips became a burden, so Marlene put her mother on the ASL waiting list and moved her when the room became available. “Having her just one mile from me is not only convenient, it is a luxury!” Marlene said. “I can pop in and see her whenever I want. I can take her for yogurt or bring her to my house. ASL is an extension of my own home with the most incredible care anyone could ever ask for,” she said.

“TGC” Pseudoscience to Benefit LawyersAs a licensed metallurgical

engineer with over 20 years experience conducting metal analysis, I can tell you that “thermal galvanic corrosion (TGC)” does not exist as a recognized, documented damage mechanism affecting metals, [“Class Action Update,” In&Out, July 18]. Yes, copper pipe will corrode in some environments, but when you are talking about a class action covering many thousands of homes, there are bound to be a certain number of leaks

and failures from many different possible causes. This is not evidence of a generic problem. Google the specific term “thermal galvanic corrosion” and you’ll find it comes up only in connection with lawsuits by the same plaintiff law firm, no doubt using the same pseudoscience against their next deep pockets target.

Planes Should do Training Elsewhere

The article [“Traffic Above Raises Safety Concerns” In&Out, June

27] was so biased on allowing student flight training over such a populated area as Anthem. According to O’Connor and Gregor, it’s fine to do this training of engine stalls and high bank and descents over a populated area—just watch out for the other guy when flying Visual Flight Rules (VFR).

VFR is a “seek and avoid” [method of navigating] without air traffic control (ATC). The mid-air collision of two small aircraft on May 31 occurred less than three miles from Anthem, less than three minutes by air.

I disagree with O’Connor’s statements: “Everything they were doing was safe… They’re certified flight instructors, student pilots. Not kids up there goofing off.” Really? If they were so safe, why did the mid-air collision occur?

Flight training should be done over a less populated area such as Lake Pleasant or west of I-17. The article is written

to smooth over any concerns of the residents. I’ve sat in on too many aircraft accident investigations during my career in the Air Force; we never had aircraft fly at the same altitude [as these two were] unless we were refueling.

The same blue-wing-tipped aircraft are still flying over Anthem along with [aircraft from] other flight training schools. I certainly hope Anthem looks at this emerging problem of flight training over such a populated area as Anthem.

DVUSD Seeks Bond Approval

The Deer Valley Unified School District will turn to voters this November seeking approval to

issue $158.3 million in bonds to fund equipment and cover expenses related to educating and providing services to students, along with building renovations.

Funding from the bonds would cover many of the essentials that would have been provided for in the failed $52.5 million capital override request in November 2012, as well as future construction―without effect on the tax rate.

approval and will maintain approximately the current tax rate. After the loss of the override, DV as well as other districts are hurting very badly to maintain our schools.”

The plan includes more than $50 million in curriculum needs such as technology and equipment, $35 million to update five of the district’s older schools and $16 million for a new elementary school, if needed, in either Stetson Valley (just north of Happy Valley), or Sonoran Foothills (south of Carefree Highway, east of I-17). Another $5.4 million would be earmarked for bus replacement, air conditioning and security cameras on special services buses.

Jim Migliorino, associate superintendent for fiscal services, said in the past five years, state-imposed reductions to capital funding has forced the district to make tough decisions―including

more than $38 million in budget cuts and postponement of most capital purchases.

And, when the capital override was not renewed by voters in 2012, the district lost another $7.5 million annually. Additionally, DVUSD has not received building renewal funding from the state (for major renovations and repairs) since the 2007–2008 school year, Migliorino said.

Charles Henry, parent and co-founder of the political action committee, Deer Valley Votes 4 Kids, told In&Out, “Passage of this proposal is important for the district to help alleviate the possible need to implement unpopular cost-saving measures within the district (adding fees for extracurricular activities, etc.), as well as keeping the Deer Valley students on par with the rest of the state and nation academically.”

If approved, the average cost of the $158-million bond would be 69 cents per $100 of assessed valuation for 13 years. So, a property owner with an assessed home value of $200,000 would pay $138 per year. However, Migliorino stressed there would not be an increase to the tax rate because the district can restructure repayment of its debt obligations from prior years.

Deer Valley voters last approved a $148-million bond request in 2008.

The district still has roughly $39 million in bonds left from that request, but the money has already been set aside for other projects.

Gregoire said if the measure fails, after 2014 the district would be forced to divert funds from teacher salaries and/or increase classroom size. Tax rates would also decrease.

“As a homeowner, we moved into neighborhoods based on the quality of the school... We cannot allow our schools to decay and affect the standard of living and value of our homes. A ‘yes’ vote is an investment in our neighborhood,” said, Gregoire, who resides in Anthem. io

While the novelty of the trend has cooled, the number

of families choosing to home school their children has continued to grow. About 2 million U.S. K–12 students whose parents felt their needs weren’t met by public, private and charter schools, were home educated in 2010, according to the National Home Education Research Institute. In Maricopa County, 10,316 students between 6 and 16 are homeschooled, according to Maricopa County Education Service Agency. In the greater Anthem area, some 300 families opt out of the traditional classroom, according to the Northside Home Educators Yahoo group.

The reasons families choose to take this responsibility in-house are

as varied as the families participating, according to Kim Green who moderates Northside Home Educators Yahoo group, a networking site bringing home-schooling families together.

“Many do it for religious reasons and don’t want to miss the opportunity to… include religion in their education. Some don’t like the bullying in schools and many, many families have tried either public or private schools and don’t like them for a variety of reasons,” Green said.

option devoid of socializing opportunities, those who participate say there is plenty of social interaction. Many are involved in Boy Scouts, Girl Scouts and community sports teams. NHE provides an opportunity for home-

“They can try out for any AIA [Arizona Interscholastic Association] team in the district and they must follow the code of conduct and athletic standards set forth by the district,” said DVUSD spokesperson Ashley Morris.

Freedom of choice is an attractive quality of home schooling. Families choose their curricula. And, since The Arizona Department of Education doesn’t require home-schooled students to take any standardized tests like AIMS, they really can teach what they want, when they want.

“We can give them chemistry or physics when they’re 7 or Spanish at 10. It’s any kind of education we want—or they want—at any age. We don’t have to subscribe to any one way of doing things,” Green said. Her family has an “eclectic” form of home schooling, mixing styles to match the individual needs of her three boys.

Extra Homework It doesn’t come without struggles.

Green said it can be isolating and discouraging at times. “It doesn’t work out for everybody because it is a job. I spend all my time doing it. It’s not all glory and it’s not easy. We never say that everybody should home school,” she said. io

On Sunday, cook up a double batch of

your child’s favorite: meatballs, chili, pasta fagioli, beef stew… Then, ladle lunch-sized servings into zippered sandwich baggies held open with a coffee cup. Place the individual servings in a labeled gallon-sized bag or large Tupperware and freeze. Make a different dish next Sunday and

Caepe Preschool Becomes Brighter Beginnings

As the Caepe School prepares to transition from a private school to

a tuition-free K–8 charter next year, its preschool is being spun-off into its own entity called Brighter Beginnings. This fall, the program will offer full and half-day options for children 2-and-a-half years old to 5, with extended care available until 6 p.m. Brighter Beginnings calls itself an academic preschool and boasts a spiritual component to nurture the whole child.

program has been closed after more than a decade in operation. The program, which was accredited and licensed about a year ago, did not meet its minimum enrollment of 10 students by the July 19 deadline.

Kevin Shaffer, director of the center, attributes the low enrollment this year to the number of preschools now available in the area. “You know, when Anthem was first here, this was the only preschool option. Now you have Tutor Time, KinderCare, Creative Castle, the schools have preschools and there are a lot of home-based businesses, so we just didn’t get the enrollment this year,” he said.

The rooms where the preschool operated will now offer more flexibility in programming, according to Shaffer. The center can now offer more kids programming and fitness classes during the day, as well as be open for groups who would like to use the space during the day.

The after school program will continue to operate for the 2013-2014 school year.

DVUSD Lunch Price Hike

Deer Valley Unified School District raised

its lunch prices 25 cents per meal for the 2013-2014 year. According to the DVUSD website, the increase is due to rising food costs and new federal regulations for meals.

The Healthy, Hunger-Free Act of 2010 requires school meals to offer more fresh fruits and vegetables. All bread products must contain at least 51 percent whole grains.

“With the frequent price fluctuations of fresh produce and the higher requirements for portions of fruits and vegetables, the department food costs have been affected adversely,” said DVUSD spokesperson Ashley Morris.

Self-service salad bars will still be available at schools throughout the district, in addition to fruits and vegetables offered in the serving line. io
