COUNCIL SHARED EQUITYCouncil Shared Equity (formerly known as Discount Market Sale) enables local people on average incomes in Hammersmith & Fulham the opportunity to get onto the London property ladder, by purchasing a newly-built home in a prestigious location at a discounted market price.

Purchasers should have a connection to the London Borough of Hammersmith & Fulham and are able to buy the available percentage of the full market value of a home. The remaining equity is owned by the Local Authority. Purchasers do not need to pay rent on the remaining percentage that they do not own. Purchasers are also able to buy the remaining share of their home at a later date. If a purchaser choses to move on and sell their share in the future, it will be sold at the same percentage purchased.

For example, if a property is valued at £400,000 and the purchaser buys the property at £200,000 they are essentially buying 50% of their home with 50% retained by the council. If the purchaser later wishes to sell and their home is now valued at £500,000 the purchaser’s 50% share is now worth £250,000.

Applicants to the scheme must be registered with Hammersmith & Fulham Home Buy to apply to buy a home at Lots Waterside Apartments.
