THE WALL STREET JOURNAL. Friday, February 17, 2017 | M3 Jürgen Friedrich is trying again to sell his Plaza spread, this time listing it for $39.5 million, or 28% less than its asking price in 2008. Many of the units in New York’s Plaza hotel were con- verted to condos in the mid-2000s. Mr. Friedrich, who founded the European opera- tions of fashion retailer Esprit Holdings, bought the roughly 4,300-square-foot, three-bed- room apartment from the de- veloper in 2007, paying $25.493 million, according to public records. He then listed it for $55 million in 2008, later drop- ping the price to $38 million before taking it off the market in 2009, according to listings website Streeteasy.com. Melanie Lazenby of Doug- las Elliman Real Estate, who has the listing with colleague Dina Lewis, declined to iden- said. She said the owners want to try again to sell the three-bedroom, keeping the smaller one for their own use. “When they first bought [the three-bedroom] they thought they’d be spending much more time here,” she said. The unit has Central Park views from the dining room, living room, library and mas- ter bedroom. Mr. Friedrich added oak paneling, doors and windows, along with plas- ter moldings and antique fire- place surrounds. He couldn’t be reached for comment. In July of last year, a three- bedroom unit at the Plaza sold for $14.5 million, after initially going on the market for $18 million in 2015. Witt Stephens Jr. has pur- chased a South Georgia quail- hunting plantation for approxi- mately $40 million, according to public records. Known as Blue Springs Plantation, the property wasn’t officially on the market, said Elliott Davenport Jr. of Hall and Hall, who represented Mr. Stephens. Mr. Stephens, an avid hunter, had been looking for a plantation for over a year. “We approached the owner and were able to work something out,” Mr. Davenport said. Mr. Stephens is the son of Witt Stephens Sr., who founded Arkansas investment house Stephens Inc. in the 1930s; it eventually became one of the largest brokerages based off Wall Street. In 2006, Mr. Stephens Jr. and his sister sold their interest in Stephens Inc., and established the Stephens Group to focus on principal investing, accord- ing to the company’s website. Blue Springs Plantation spans about 7,235 acres in Baker and Dougherty counties, about 90 miles north of Talla- hassee, Fla., in an area some- times called the “quail belt.” “This is some of the most sought-after wild quail hunting ground in the country,” Mr. Davenport said. The house has a gun room and library, Mr. Davenport said, but “is in need of major work.” He said Mr. Stephens Jr., who lives primar- ily in Little Rock, Ark., plans to renovate the house. The seller was the Mount- castle family of Tennessee, who had owned it for around 50 years, Mr. Davenport said. Blue Springs is adjacent to Ted Turner’s Nonami Planta- tion, which was also once part of Blue Springs, according to Mr. Davenport. Mr. Ste- phens Jr., and the Mountcastle family couldn’t be reached for comment. FINANCIER PAYS $40 MILLION FOR QUAIL ESTATE Evan Metropoulos is in con- tract to pay roughly $65 mil- lion for the onetime Danny Thomas estate in Beverly Hills, which was listed in 2015 for $135 million, according to people with knowledge of the transaction. Mr. Metropoulos is the brother of Daren Metropoulos, who purchased the Playboy Mansion last year for $100 million. Both are principals at Metropoulos & Co., the invest- ment firm founded by their fa- ther, Dean Metropoulos, who made a fortune building well- known consumer brands in- cluding Bumble Bee Tuna and Vlasic Pickles. The company bought Hostess Brands out of liquidation in 2013. On roughly 2½ acres, the Moorish-style home is in Trousdale Estates and is listed with Aaron Kirman, president of Aaroe Estates, with John Aaroe Group. The 18,000- square-foot, seven-bedroom home has expansive views from its position atop a prom- ontory. Jade Mills of Coldwell Banker Previews International represented Mr. Metropoulos. The comedian Mr. Thomas built the house in 1970, ac- cording to public records. Af- ter his widow died in 2000, the couple’s children, who in- clude actress Marlo Thomas, sold the property for $15 mil- lion, according to public re- cords. Mr. Kirman said in a prior interview that the current owner renovated the house. This isn’t Evan Metropou- los’s first big property pur- chase: About a year ago he bought a 2-acre Key Biscayne, Fla., estate for $47 million, his spokesman said. The home, which sits on a peninsula with a private har- bor, had been listed in 2014 for $60 million with ONE So- theby’s International Realty. Mr. Metropoulos then pur- chased the property next door for $11.8 million, the spokes- person said. He bought the properties as an investment and plans to combine them, his spokesperson said. THIRD TIME’S THE CHARM? PLAZA HOTEL CONDO BACK TO MARKET FOR $39.5 MILLION tify the owner. She said after the spread didn’t sell the owner spent several years and millions of dollars renovating it. In 2011 the owner put the unit plus a one-bedroom apartment across the hall on the rental market for a com- bined $165,000 per month, reducing the price to $125,000 in 2012 before find- ing a tenant, according to Ms. Lazenby.
