Managers Report
Contracts have been awarded to RH Painting, Contemporary Painting, and KC Tree Care (year 2).
KC Tree Care plans to take advantage of the predicted warmer weather during the week of January 7 to
start area 2 of the contract. They also removed 9 dead White Pines on December 28, 2012.
Joan and I are preparing for the 2012 audit scheduled for February 19, 20, 21, and 22. This year, we are
trying to send preaudit information electronically. This seems to be working well for Dana F. Cole and
Four Colonies.
We will be reviewing the 2012 financials during the month of January in anticipation of closing out the
year.
Harold and Alan are repairing/replacing dumpster cover doors. They will also concentrate on cleaning the
dumpster covers. They will be conducting equipment inventory.
Workers Compensation audit was conducted on January 8. No adjustments were necessary.
The Dianne Coddington Library, dedicated in October 2010, is located in Clubhouse 2 at 7975
Monrovia. All books have been donated. The library is open during office hours.
Our library organizer and volunteer librarian, Dianne Coddington, has now retired. We will
miss her valuable book knowledge and guidance. However, she has not left us afloat. During
her time with us, Dianne trained and mentored 17 year-old McKenna Hart, a Four Colonies’
resident. McKenna plans to major in Library Science in college. Managing the Four Colonies
library is, and continues to be, a welcoming learning experience for McKenna. We will be well
organized.
Dianne has truly enjoyed working in the library. She treasures her many literary discussions
with library patrons and hopes she has contributed to our readers’ love of books as much as the
readers have contributed to her love of books by asking for her literary opinions. Dianne has
the uncanny ability to match a book to a reader based only on their brief meetings.
Dianne wishes to express her appreciation and thank you to the Board of Directors for giving
her the opportunity to share her love of books with Four Colonies’ residents. We thank you
Dianne for your many years of caring service.

Homeowner’s Corner
Question: Why do we trim trees in winter? Homeowner
Answer: Trees need some tender loving care in the winter. Our trees are now dormant
and this is the best time to prune. Trees, especially Pines, benefit from dormant pruning. Removing dead wood, diseased and unsafe branches and shaping helps to prevent future storm damage that could injure the tree or surrounding buildings. Pruning while trees are dormant allows wound sites to heal before spring insects re-appear. This will also allow the tree to focus on new growth to only the healthy limbs.

Volunteer Income Tax Assistance
Johnson County K-State Research and Extension is again partnering with the KC CASH Coalition to house a Volunteer Income Tax Assistance (VITA) site in the Sunset Drive Office Building, 11811 S. Sunset Drive, in Olathe. VITA sites provide safe, accessible locations for taxpayers to get assistance in preparing their state and federal income tax returns. There is no charge to have returns completed and e-filed. When? January 26 – April 13 The Sunset Drive VITA site will be open Thursday afternoons and Saturday mornings, beginning Saturday, January 26 and will run until April 13. Hours of operation:
Thursdays: 1 p.m. – 4:45 p.m. Saturdays: 8:30 a.m. – 12:30 p.m.
No appointment is necessary. Returns are completed on a first come, first served basis. Spanish language assistance is also available. Servicio Disponible en Espanol Who’s Eligible The maximum income for eligibility is $50,000. What to Bring With You

New for 2013 — Assisted Self Preparation Computers will be available for participants to use to complete their own returns using My Free Taxes software. A software coach will be available to answer questions about the
software.
This service is available to participants
earning $57,000 or less,
who don’t have access to a computer or the Internet, and are able to enter the data themselves.

LENEXA VOLUNTEERS
Did you know that in 2012, hundreds of volunteers donated more than 11,000 hours helping the City
of Lenexa retain the highest standards? With each volunteer hour having a value of $18.13 in Kansas,
that service added a value of over $211,000 to Lenexa.
Lenexa is accepting nominations for the Lenexa Volunteer Hall of Fame to recognize citizens who
have made significant contributions through their volunteer work. Nominations must be submitted in

REGULAR BOARD MEETING MINUTES

The Homeowner’s Forum started at 5:45 p.m. There were no homeowners present. President Helen Lightle called the Regular Board Meeting of January 21, 2013 to order at 5:55 p.m. A quorum was present. Ms. Pope made the motion to accept December 17, 2012, Regular Board Meeting minutes as written. Mr. Karpinski seconded and the motion passed. (Vote #1) COMMITTEE REPORTS: Architectural Review – There was no report. Common Facilities – There was no report. Finance- The Board received copies of the financial reports. Discussion followed. Mr. Shields reported the loan balance after the January payment will be $683,861.90. Grounds- There was no report. Painting – There was no report. Social – There was no report. Long Range Planning Committee – The committee continues to work on identifying the history of improvements and future improvement needs of Four Colonies. On January 17 Sara Funk met with Helen Lightle, the Common Grounds Committee Chair, to review items related to Common Grounds. A similar meeting with the Common Facilities Committee Chair, Barbara Redhair, will occur soon. Roofing Committee - The December roof inspections found 9 addresses in need of repair/replacement. Bordner Roofing will start the process of filing claims. Manager’s Report – Ms. Powell read her report. Discussion followed.

New Business- The Board discussed pool security. Ms. Redhair made the motion to hire Titan Protection and Consulting, Inc. in the amount of $500.00 a month for the 2013 pool security. Ms. Pope seconded. The motion passed. (Vote #2) The Board tabled the Home Business discussion until the February meeting. The Board discussed the change in FDIC insurance. The Finance Committee and Office Manager will meet with the Bank and report back to the Board in February. Unfinished Business- The Board received a copy of a revised Right of Restoration Procedure. Discussion followed. Ms. Arnott made the motion to rescind vote number 5 of February 21, 2011 concerning Procedures for Right of Restoration. Mr. Shields seconded. The motion passed. (Vote #3) Ms. Pope made the motion to adopt the new Right of Restoration Procedure. Ms. Arnott seconded. The motion passed. (Vote #4) The Board discussed collections. Mr. Karpinski made the motion to retain Goosmann Law Firm, PLC of Sioux City, Iowa to proceed with collections there. The amount should not exceed the amount owed at anytime. Ms. Arnott seconded. The motion passed. (Vote #5) Ms. Pope made the motion to adjourn, seconded by Mr. Shields. The meeting adjourned at 6:50 p.m.

Low Inventory Entering February
Fourteen properties are listed for sale in Heartland MLS as of January 20th. The breakdown: 6 Maisonette IIs (2 bedroom, 1
½ bath, two-story); 3 free-standing Garden View homes, $127,950 to $199,000; 2 Chateaus (3 bedroom split-level with single
attached garage) $106,900 & $128,500; 1 chalet (3 bedroom,
2 ½ bath two-story with double garage) $129,500; 1 Garden Villa III (3 bedroom, 2 bath ranch with double garage) $147,000;
and, 1 end-unit (3 bedroom, 2 bath ranch with single detached garage) $134,900. This is a very small inventory for the size of
our community.
Two Four Colonies Properties Sell December 20th to January 18th
They were: a Chalet listed at $77,900 and a Maisonette II listed at $79,500. Both were foreclosures.
What Lies Ahead for Real Estate
Sales are on the upswing, both resales and new construction. I anticipate the market will be quite a bit
better in 2013 with prices slowly rising and interest rates still historically low. I am looking for more
Four Colonies properties to list and sell. If you are considering selling this year, or if you know of a

Save the dates for 2013 dumpster weekends
April 20-21, Oct. 19-20 Lenexa's dumpster weekends are back by popular demand, but residents will see several changes to Lenexa's dumpster
weekends and curbside pickup programs in 2013.
First, curbside spring cleanup will now be organized by each refuse hauler. Beginning this year, each refuse hauler must
provide one bulky waste pickup per customer per year. Curbside pickup will be scheduled between the trash hauler and
customer.
There will be two dumpster weekends in 2013 on April 20 and 21, and October 19 and 20.
Be sure to mark your calendars for this year's dates. For more information on the City's waste regulations, visit the
Municipal Services page on the City's website.
REMINDER
Large items are not to be left in the trash
gazebos. If it doesn’t fit into the dumpster,
please make arrangements to have it
removed. Allied Waste and Deffenbaugh
will pick up individual items for a small fee
(ex. furniture, carpet, appliances).
