A predominantly industrial site between Evelyn Street, Oxestalls Road, Grove Street and Dragoon Road.

It’s about 4.5 hectares - that’s about the same size as 2.5 international football pitches.

WHY THE PROPOSALS ARE BEING UPDATED

At the time the plans for The Wharves, Deptford were originally developed (in 2009), Lewisham Council had identified North Deptford as an area of considerable growth. However, most of the surrounding developments were in the early stages or on hold.

Now, five years later, many of these developments have advanced and the context of the The Wharves Deptford is changing. The plans will be re-visited, as well as checking how they meet changing local needs and design guidance.

Before the 18th Century the area had little development apart from riverside uses; including the Victualling Yard which opened in 1788. This processed and supplied food for the Navy - the substantial site had warehouses full of food, rum, tobacco, bedding, clothing and medicines.

Initial construction of Surrey Docks began in 1807 and the Grand Surrey Canal ran north-south through the centre of the site and then turned west towards peckham. In 1894 the riverside Dockyards were closed and the land sold to Sir John Evelyn. More industry began to move to the canal-side and wharves were developed at the turning point of the Surrey Docks Canal.

In a post- war London, 1955 saw the start of a 20 year programme demolishing most of the ‘above ground’ royal dockyard and signalling the beginning of the Pepys Estate.

A significant time of change in North Deptford. The Royal Victualling yard closed (1961), the railway line closed, Surrey Docks and Canal closed (1971) and was filled in (1973). The Pepys Estate and Park were completed, along with a new connection to it - Oxestalls Road.

Pepys Estate was further extended, alongside other housing projects in the area. The remains of the dockyard were sold and renamed Convoy’s Wharf (1984) - which was used at the time for import of newsprint.

GREAT NAVAL HISTORY… use good communications and information, community ‘noticeboards’, and historic interpretation like history trails and walking maps. Which could be contained in a local archive or library.

IDENTITY… use good signage, the naming of places and buildings and Public Art to bring out local identity and help easy movement around the place. But also use local landmarks and visual connections to avoid too much clutter.

Plant FRUIT TREES or an Orchard on GROVE STREET to recall its history and links to Sayes Court and John Evelyn

HEIGHT… make sure there is a variety of different housing types and heights but avoid high rise blocks - there are enough in the area.

• No development apart from riverside uses (two wet docks, victualling yard, and royal dockyard).

1813

• Initial construction of Surrey Docks and Grand Surrey Canal.

• Two-armed dock and ship lock built at river end of proposed canal.

• 1807: narrow ‘East Country Dock’ (later South Dock) built.

• 1811: canal reached Camberwell Road.

• 1812: Canal and dock expansion within otherwise undeveloped land.

1843

• After downgrading to a depot in the 1820’s, Royal Dockyard reopened for building iron-clad wooden ships.

• General Steam Navigation Company founded at Deptford Creek.

• Grand Surrey Canal branch opened to Peckham.

• Branch freight railway line (mainly coal) run to Dudman’s Dock.

1862

• Surrey Commercial Dock Company purchased East Country Dock; enlarged and renamed as ‘South Dock’ (1850).

• Victualling Yard became ‘Royal Victualling Yard’ after Queen’s visit (1858).

• Dock and rail expansion.

• Gasometer constructed at turning point of canal.

• Start of development south and east of canal.

1868

• Housing built north of Windmill Lane.

• Dock and rail development.

1894

• Deptford and Woolwich dockyards closed.

• Dockyard lands sold off including 15.25 acres to Sir John Evelyn and used for public park (opened 1878).

• Most vacant land west of Grove Street developed as housing.

• Tramway constructed north of canal.

• Wharves developed at turning-point of canal (Victoria Wharf).

• Some houses cleared for construction of Ida Wharf west of Evelyn Street.

2014 CONSULTATION

The consultation process will involve the community as the proposals for The Wharves, Deptford are updated. Soundings will produce transparent records of the process, findings and masterplan recommendations. As part of this, we hope to re-establish the project reference group, made of local representatives to help guide the consultation process and long-term involvement in the project - please let us know if you would like to find out more.
