That’s why, especially in this busy open house real estate season, it pays to step back and have an objective view of how your home presents.

For example, your kitchen and bathroom can be deal makers – or breakers. When deciding if it’s worth renovating before you sell, consider the Appraisal Institute of Canada’s findings that, depending on the extent of the renovations, homeowners can often recoup 75 to 100 percent of bathroom and kitchen renovation costs when it comes time to sell their home. Before undertaking any remodeling project however, homeowners would be wise to find out specifically which projects will provide the best return upon resale, then touch base with their mortgage broker to discuss options to finance those restorations.

Smaller renovations may be accomplished without the need for a loan, but financing a major reno calls for a discussion about the different funding options available, from a line of credit to a home equity loan to mortgage refinancing. Even if you think you have enough money to complete your renovation, remember to budget for the unforeseen which, as anyone who’s ever completed a home reno well

knows, is an inevitable consequence of renovating.
