The Square at Woodville West is well located being close to the city, beach, cafes, shops, cinemas and with easy access to West Lakes, Port Adelaide and Semaphore. A new vision for Woodville West is taking shape with the launch of Adelaide’s newest connected community, The Square at Woodville West.

The Square is a significant new development set among an established and vibrant near-city community. Offering affordable housing for families, couples and single buyers, the close knit nature of the development supports an appealing environment for residents – whatever their stage of life.

For Renewal SA, the project demonstrates leadership in realising objectives contained in The 30-Year Plan for Greater Adelaide to deliver affordable, high quality, medium-density residential redevelopment along key transport corridors.

The ambition for The Square at Woodville West is to create a close and connected community by delivering a diverse mix of housing options including villas, townhouses, apartments and lofts. Each of these dwelling types will showcase the highest principles of integrated urban design, whilst maintaining the unique character of the Woodville West area.

Taking inspiration from the values of traditional Australian communities, The Square at Woodville West brings warmth and friendliness to life in a distinctly modern context. Homes are surrounded by wide open walkways and beautifully landscaped common areas, creating relaxed spaces to chat with neighbours and friends.

DESIGNED FOR MAXIMUM APPEAL AND VERSATILITYThe Square at Woodville West is a six-stage project involving the redevelopment of a 13 hectare site near West Lakes Boulevard that had a high concentration of aged SA Housing Trust-owned dwellings. Redevelopment of the site includes construction of approximately 425 new dwellings, re-configuration of roads to create a new entrance way, and the creation of new public spaces.

The master plan will deliver 35% affordable housing (both for sale and rental) for low to moderate income households, well above the state government’s mandated minimum of 15% affordable housing. An additional 15% of stock is for social housing.

The Square is being established as an environmentally sustainable and responsible development to provide housing that accommodates its residents’ needs today and into the future. The project master plan includes the following design elements:

^^ Walkable and liveable neighbourhood that complements and interfaces with the existing suburb

^^ Adaptable and accessible dwellings to accommodate people of all ages and the disabled

^^ Re-configuration of roads and the creation of new public open spaces to support the increase in density

^^ Creation of a new community hub and meeting place - The Square.

Recycling the old neighbourhood into the new has resulted in the iconic red bricks from demolished Housing SA homes re-used in paving, walls and landscaping for The Square. Terracotta roof tiles have been re-used on some of the new buildings, capturing the rich character and history of Woodville West and minimising the energy required to create new building materials.

Whether buyers are looking for a first home, a move to downsize (or upsize) or an investment, The Square has an impressive range of housing choices - at prices to suit most budgets.

The Woodville West Urban Renewal Project (marketed as The Square) began in 2009 and, in April 2012, was transferred from Housing SA to Renewal SA. The project master plan, finalised in 2010, supports a broad mix of dwelling outcomes that are designed to appeal to a diverse range of households and budgets.

Stage 1, completed in 2012, comprises 69 dwellings complete with floor coverings, security system, National Broadband Network connection, fences and landscaping. Each home has a minimum 6 star energy rating aided by features including energy efficient glazing, solar shading, energy efficient lighting, solar gas boost hot water systems and rainwater harvesting.

Homes at The Square have quality decor styles, open-plan spacious living areas with 2.7 metre high ceilings, reverse cycle air conditioning, built in robes and dishwasher. Interior spaces have been carefully considered and provide flexible living spaces with many of the designs adaptable for people of all ages and abilities.

Many of the homes have been uniquely designed to feature wide doorways, and spacious bathrooms to make them adaptable for people of all ages or those with disabilities. This careful planning is future proofing today’s houses for tomorrow.

The first completed stage is located around the entrance to The Square at Woodville West and comprises 45 apartments, 10 three-storey townhouses and 6 two-storey townhouses, 4 single-storey villas and 4 studio-style loft homes. The dwellings have been architecturally designed to suit most lifestyles and budgets. Sales have been strong with all homes now sold and include the following mix:

^^ Three-bedroom townhouses offering a luxurious sense of space with open-plan living, 2.7 metre ceilings, and sliding doors to a private courtyard

^^ Laneway lofts are one-bedroom studio-style homes that offer affordable, contemporary and low maintenance living

^^ Two-bedroom apartments in the stylish four-storey Alma Apartment building with only four dwellings per level and undercover car parking

^^ Affordable one and two-bedroom apartments in a range of floor plans (all with an impressive balcony for indoor/outdoor entertaining) in the Boulevard Apartment building.

Planning for Stage 2 has been completed with a range of one and two-storey homes to commence construction in 2015 following completion of civil works due to begin in late 2014.

As the development progresses over the next 10 years, The Square at Woodville West will become a vibrant, contemporary and sustainable community that will set new benchmarks for future urban infill developments.
