Cliffside Homeowners: Guidelines for the Cliffside area were approved several months ago. They were sent via email to everyone on the email list for Cliffside. Homeowner Forum

An informal discussion was held with City Manager David Corliss and town councilman James Townsend. Several topics were addressed, including the Crowfoot/Founders intersection. CDOT is funding a portion of the realignment of the roads. Several concerns were raised, including the median (will plants be added there – no), the merge lane onto Founders Parkway (it has since been opened), and how difficult some of the lines of sight are. The impact of the Castle Pines council meeting where The Canyons project was discussed. Sapphire Pointe residents’ main concern is the possibility of a connection (near the end of Cinnabar) between the two areas. The Castle Pines council felt it is not necessary from their standpoint, and the Castle Rock council feels an emergency access gate would be satisfactory. A pedestrian crossing sign at Gemstone Park was explored with the town representatives. The HOA has agreed to pay for the sign, but a Board member asked if it would be possible to have the town contribute to the cost. The two men agreed to follow up on the proposal.

An audience member asked about the costs associated with the clubhouse deck repair and the pool replastering. It was explained that the money in the HOA Reserve account is adequate to cover these large expenses.

In light of the recent articles about Metro Districts in the state, an audience member asked if the Board would invite members of the Maher Ranch Metro District (which governs Sapphire Pointe) to the next Board meeting to talk about how its bonds are funded and being repaid.

The Board anticipates organizing a committee in the near future to revamp the Design Guidelines of the community. As a result of the recent survey, several people showed an interest in participating on the committee, however, there are some strategic questions that need to be answered before decisions are made. Lyn Jacobs was given permission to talk to the HOA attorney and ask some of these questions.

Sabrina was asked to contact Verizon (or one of their subcontractors) about the recent directional boring that was done along Sapphire Pointe Blvd. Landscaping was disturbed and it is possible some of the underground irrigation was damaged. The HOA would like a contact person to address these issues.

There have been some snow removal problems noticed in the community, such as damage done to turf areas, driving across landscaping, speeding, and leaving a large amount of gravel in the clubhouse parking lot. The company responsible for snow removal has been contacted.

Erosion along a path on Baguette Drive has affected a homeowner’s backyard. An engineer’s report and suggestion for repair were shared with the homeowner. The Board decided on a contractor to work on the project that will repair the erosion on the path. A meeting of the homeowner and contractor recently was held, ideas exchanged, and a plan developed. The contractor will provide a bid.

The Board and management company has followed up on a homeowner’s request to move the mailbox kiosk adjacent to his property. We still are waiting to hear from the postmaster.

Election Results

Eighty-eight correct ballots were returned, and Kent George was re-elected to the Board of Directors.

Social/Clubhouse Committee

The annual Christmas/holiday celebration was held on December 20 and 21. As usual, Heather Renfro did a wonderful job in decorating the clubhouse, arranging for all the goodies and favors, and organizing the carriage rides. Many thanks, Heather!

Landscape Committee Minutes December 12, 2019Mission Statement: The Landscape Committee will oversee the care, maintenance, improvement and replacement of the common areas of Sapphire Pointe, including without limitation the turf, irrigation, paths, trees, and shrubs, landscape improvements (collectively, the “Common Areas”) in a manner which meets the standards established by the Sapphire Pointe Board of Directors.

Those in attendance were Debra Barnes, Doug Broyer, Steve Higgins, Ann Marie Jacques-Koski, Lyn Jacobs, Bill Lueschen, Dayton Nooner, Mark Trostle, and Mary Ann Wetzel. Todd Story from Mountain High Lawn and Landscape attended also.

The minutes of the last committee meeting were ratified. Bill Lueschen made a motion to accept the minutes from the October meeting, Ann Marie Jacques-Koski seconded it, and the motion passed.

Todd Story reported on everything Mountain High Lawn and Landscape has been doing since the October meeting. They had gone through the irrigation system, finding many leaks and places where drip lines still exist but no plant is present. Those areas were flagged and since then, the company has been back to repair the problems with goof plugs and new emitters. Aeration, Fertilization, and pre-emergent weed control has been done. Most of the pruning of shrubs and large grasses has been completed. They may do more depending on the weather. Trimming along fence lines and trails still might be done, weather dependent. The trails and fence lines are due to be mowed/trimmed twice in 2020. Todd believes the best way to accomplish this is to work through the neighborhood an area at a time, rather than try to get it all done at once. The large pine tree at the first roundabout has been re-staked, a dead tree at the corner of Cobalt and Sapphire Pointe Blvd has been removed, and another tree on Tremolite was set upright . Todd has provided bids for removing Rabbit Brush in the community, removing dead and overcrowded shrubs along Sapphire Pointe Blvd, repairing the turf along the path in Cliffside Park, and fixing (backfilling) the short wall along Sapphire Pointe Blvd near Cliffside. His philosophy for community mowing next year is to let areas grow before trimming them back to the appropriate heights. We will have the HOA ask homeowners to discontinue mowing HOA property.

The group went over the Addendum C that was agreed upon at the last meeting and compared it to the RFP (Addendum A) to make sure all the services were correct in each document.

Todd asked that we communicate to the WeatherTrak system and ask them to allow Mountain High Lawn and Landscape to be the administrator of the account that governs the HOA irrigation controllers. (This has been done.) He also asked that we try to learn if there is anything that can be done to help the pine trees that froze last fall. Lyn called the company that services the HOA trees and learned there is not much to be done – hope for a good spring that will allow the new growth to push past the dead needles from the fall. Our trees have received a deep-root fertilization this fall, and that may help too.

The group discussed the recent directional boring along Sapphire Pointe Blvd. There is cause for concern because it may have damaged the underground water lines. We won’t know until the spring when the water is turned on (Todd plans to turn it on in March to learn if there are problems), but Debra Barnes will talk with the management company to learn if the HOA was notified via the 811 survey that was done. It’s possible the HOA may be able to charge the boring contractor for damages.

We also talked about the snow removal problems that have been noticed in the community: trucks speeding, using trucks with large plows to remove snow from sidewalks, damaging turf areas, pushing rocks into the street, leaving large amounts of gravel on the parking lot at the clubhouse, and driving through a newly landscaped area at the clubhouse. Lyn contacted the contractor, and he will speak to his crew about the problems (and will repair the damage in the area at the clubhouse).

Todd mentioned having the gator bags on new trees removed. Lyn will notify the contractor who is doing winter watering and get his opinion. The Kimberly pond was discussed too. Nearby neighbors believe the silt should be removed, as well as some of the plant material. Lyn will notify the contractor that is responsible for the pond.

Join us for an overview showcasing examples and techniques that genealogists use every day as found in the original classic series primarily written by Ohio's own Mildred Wirt Benson. Although Nancy Drew is popular around the world having been

published in over 45 countries in 30 languages, the focus of this lecture is on U.S. records; we’ll go on an adventure exploring old and new tools of the trade, library materials, court records, newspapers, gravestones, incorporating community history, and some very untraditional resources. Ellen Kowitt is Vice President of the Colorado Chapter of the Association of Professional Genealogists, a past president of the Jewish Genealogical Society of Colorado, and a member of the Indian Peaks Chapter NSDAR. She has been researching her own family history for 25 years and enjoys helping others as a mentor. Ellen lectures, publishes articles, and volunteers at the Colorado State Archives indexing naturalization and probate records.

Thursday, January 23, 2020 from 6:30 p.m. to 8:30 p.m. An Introduction to Family Tree Maker 2019 This introductory exploration of Family Tree Maker 2019 (FTM2019) is for those who are just getting started with this genealogy software. In this workshop, participants will learn the advantages to keeping the family tree on a personal computer rather than a commercial family tree website, explore the toolbars and menus and how they function within the various workspaces available in the software, and how to create a family tree using FTM2019. Participants must have loaded the FTM2019 software onto their laptop prior to this class.
