What’s Happening Around Town?2016 Grace Church Historic Farm Tour

Historic Grace Church Keswick is pleased to announce its 7th An-nual Historic Farm Tour-beyond the gates. This fundraising event helps to insure Grace Church’s continued support the local ministry recipi-ents. We would greatly appreciate your support in helping us build awareness of this event. In six years, we have gen-erated over $250,000 to benefit these local ministries.

The 7th Annual Grace Church His-toric Farm Tour – “beyond the gates” and Country Fair will be Saturday, June 11, 2016. Farm Gates will open; the Church grounds will transform to an earlier era Country Fair featuring local artisans, food vendors, and foot tap-ping music, children activities and 4-H livestock presentations. This year’s tour will also feature seven farms and the Keswick Hunt Club. Since our first Farm Tour and Country Fair in 2010, we have given back over $250,000 to the community.

International Rescue Committee to Hosts Benefit

The International Rescue Com-mittee in Charlottesville is hosting its annual benefit, We Rescue Lives: The Things They Carry, on Wednesday, June 1st from 6-8:30pm at Old Metropoli-tan Hall, 101 East Main Street, on the

Downtown Mall. Tickets are $100 per person ($70 of each ticket purchased is tax deductible). All proceeds will bene-fit the IRC’s work in Charlottesville.

Refugees flee with whatever they can, sometimes not realizing that they won’t return home. A simple plastic bag protects their essential and sen-timental items as they cross land and sea. A pair of pants, a few shirts, their faith and a photograph. These are the things they need, the things they cher-ish. These are The Things They Carry.

The evening’s program will examine the personal stories and meaning be-hind the objects a refugee chooses to bring with them. A short film featuring four refugee families in Charlottesville and produced locally by Lighthouse Studios and IRC volunteers will be shown. The Things They Carry will also feature a fund-a-need auction for guests to learn more about some of the real, immediate needs refugees in Charlottesville have upon arrival and beyond.

adison County is known for its beau-tiful scenery and its multitude of out-door activities such as hiking, camping and fishing. Situated

Many years later President Hoover purchased land in Madison County and built a summer home called Rap-idan Camp where he went to enjoy nature and get away from the stress of his job. overall Madison’s spring market is very active.

The slow market in raw land is due in part to builders’ reluctance to put up spec homes, Broyles explained. But that, too, is beginning to change and there are also buyers now looking for land with plans to build. These in-clude several of his clients with plans to retire to Madison in the future who are now looking for the perfect piece of land to build the retirement home they have been dreaming about.

Patti Lillard, with Montague Miller and Co., is also excited about this year’s market, stating that if it is a decent list-ing in the $175,000 to $300,000 range it will go under contract quickly. High-er priced homes don’t move as fast, but some are selling. Also she said that some areas are hotter than others. Of course, the down side of a hot market is that lack of inventory is getting to be a problem.

The figures on sold properties in Madison are impressive. Lillard report-ed that 130 residential homes sold in all of 2015. Of these, 106 were under $300,000. As of May 2nd of this year, 75 homes had either sold or were under contract. Most were under $300,000, but eight were in the $500,000 and above range.

At the moment prices are stable, Lil-lard explained, and haven’t risen a lot. However, given the fast-paced spring market and the dwindling inventory, her advice to buyers is, “If you want it, grab it while you can still get it at a decent price.” Especially since now the warmer weather is bringing a lot of buyers out.

attraction and parents very involved. “Even people who are not parents come out and support the local sport-ing events at the schools,” she said.

Holbrook described the popularity of Madison as due in part to a slow-er more laid back pace of life where people typically stay a long time once they settle in. “Turnover is very slow in Madison,” she said.

Broyles is a native of Madison who also loves the local life style. “I grew up here and I will never leave,” he said. He loves the mountains and the beauty of the open farmland. The county’s many outdoor activities are also high on his list of reasons for loving his birthplace. “You don’t have to leave the county for recreation,” he said.

Madison is also attractive because

it is a place people can get away from the city, yet it’s not so remote that res-idents can’t enjoy a lot of amenities without traveling a long distance to get to them. For example, Bill Gentry, with Jefferson Land and Realty, enjoys going to events at the Kennedy Center in DC. “You can be there in just an hour and a half so you can get your culture and be back in a day,” he explained.

More space is another reason peo-ple settle in Madison where the small-est lot size is 3 acres. Gentry described Madison as a place that offers more “elbow room,” along with great views and a nice community.

Madison’s Buyers“People come from all over to retire

here,” Holbrook said. While Madison agents hear from

people elsewhere in Virginia, such as Richmond and Tidewater, as well as New England, Chicago and the west coast, perhaps the two most popular places to relocate from are Northern Virginia and DC. Some move in and commute to jobs in nearby urban ar-eas, while others telecommute during some or all of the week.

Some buyers just use their proper-ty as a weekend getaway with plans to retire there. Others have no intention of relocating to Madison for good any-time soon, but want a safe place for their family to relax and decompress on weekends away from the stress of urban life.

Another big reason Madison is at-tractive to people from Northern Vir-ginia and other high-priced areas is the difference in real estate prices between the two markets. “Someone can sell a small brick ranch on a quarter of an acre in Northern Virginia for as much as $700,000,” Gentry said. Since a nice property in Madison with acreage and privacy can be had for just $300,000, they can pay cash and put the balance in a nice investment account to help fund their retirement.

However, it’s not just people from Northern Virginia who love what Mad-ison has to offer in the way of priva-

cy and prices. One of Lillard’s clients recently sold a home in Charlottesville and was looking for a larger one in town. In the end, however, she and her husband purchased a farm on 23 acres in Madison, pleased at what $550,000 would buy there compared to what they found closer in. They decided, “The quiet and space were worth the drive to jobs in town,” Lillard added.

Clients like these are what Gentry calls farm buyers. “These are people with some grey hair, in their mid to late 40s,” he said who may be two income families or those doing well in their business. Lillard called this phenom-enon a “movement to self sufficiency,” that often looks like families with chil-dren who want to move out of the city onto a property where they can have horses, cows or goats.

Madison may also be a good choice for first-time buyers willing to com-mute to work in order to enjoy the kind of property their money will buy there. Low down payment FHA loans are possibilities for those who qualify and 100 percent rural development loans are also available. Gentry cau-tions, though, that for these kind of low down payment loans, both the buyer and the house must qualify. In the case of an older home, the buyers could be well qualified but the house could pose a problem if it lacks cen-tral heat or fails to meet some other standard. Buyers should consult their lender for more details.

Retirees are another active segment of the Madison market and many of them are looking for what Lillard de-scribed as “easy care, low maintenance homes.” Many don’t want the incon-venience of a fixer upper or an older home that is “a hassle to maintain,” she said. Their preferences often run to one story brick homes with wood floors and newer windows she added.

Tourist Attractions Bring Vis-itors and Home Buyers to Madison

People learn about the benefits of living in Madison County in many ways. However, often they come to Madison first as tourists, fall in love with the area and decide to relocate there after several visits.

The easy availability of outdoor ac-tivities, such as fishing, hiking, camp-ing and climbing are big attractions. President Hoover described the joy of fishing in Madison as an “opportunity for refreshment of one’s soul and clari-fication of one’s thoughts by solitude.”

If what you want is beautiful views, privacy and a country lifestyle, ask your agent about Madison County. With prices and interest rates still low, now is a great time to buy, and you can rest assured your property will remain rural and free of encroaching development for a very long time. n

Madison County GemsHistory and Heritage

James Lawson Kemper was a Con-federate major general, and Governor of Virginia from 1874 to 1877. His 1851 mansion has been restored and furnished in period style and will be open to visitors. It was a good move. As a Major he’d have to “run up and down in the hot sun in wool clothes.” As the General, he says, “Now I go stand under a shade tree if it gets too hot.”

MusicEvery festival needs a soundtrack.

In addition to the Marching Moun-taineers, a four-time Virginia Honor Band, Southern Breeze will play south-ern rock, William Walter will bring

the rock and funk, and David Leckie Gilmore will entertain with chart toppers and old favorites. For fans of acoustic music, Scuffletown will play folk and blues, Dark Hollow Bluegrass Band will pick old time mountain mu-sic, and Tim Seaman will play the flute and the hammered dulcimer.

Itumiray from Bolivia will play mu-sic from the Andes mountains on the pan pipes, and Johnsy [SIC] Gonza-les of Peru, who bills himself as The Whisper, will play ethnic music from North and South America on a vari-ety of indigenous wind instruments.

Good EatsThe all-volunteer Madison Fire De-

partment was founded in 1946 and has about 35 active members today. They sell grilled steak sandwiches at every festival, and they’ll have 600 steaks ready to go this time around. In fact if you ask safety officer and retired fire fighter Jack Fray, “a lot of people come to the festival just for the steak sandwiches.” The sandwiches and the fries, that is: “We buy potatoes and cut the french fries right there.”

They may come for the steak and fries, but they’ll find pizza and bar-beque too. The Ruritan Club will sell hamburgers and hot dogs, the Antioch Baptist Church will sell fried fish sand-wiches, and Crescent City Enterprises will bring Louisiana to Madison Coun-

ty with beignets and muffaletta sand-wiches. The Madison Inn will offer a menu with a vegetarian option.

Home to MadisonAdmission to the festival is free, and

the Madison Free Clinic will organize parking in exchange for a small dona-tion. Buses will leave from parking lots at Madison County High School on 68 Mountaineer Lane and Madison Wood Preservers on 216 Oak Park Road, and drop off passengers in the heart of Madison, a pretty nice place to be.

MADISON COUNTY is a great place to live and a major reason is the hit parade of activities. What’s on the list, you ask?

“The wineries,” declares longtime Madison County resident Karen Fox, “Shenandoah National Park, of course, and Yoder’s for the kids.” She pauses, then adds, “And the new memorial about Shenandoah National Park in Criglersville is special.”

In Touch With History“When Shenandoah was creat-

ed, there were a lot of people inside the boundaries who were required to leave,” explains REALTOR® Bill Gen-try, owner of Jefferson Land & Realty in Madison. “This is still very raw in some quarters with the descendants of the people who had to abandon their homeplaces.”

Madison County’s Blue Ridge Heri-tage Project proposed a memorial list-ing the names of those displaced fam-ilies and Jim Lillard, one of Gentry’s clients, was involved in fundraising. Gentry contacted the Charlottesville Area Association of Realtors (CAAR) and the organization was successful in landing a $2,000 “Placemaking” grant from the National Association of REALTORS®.

“Placemaking can help foster healthier, more social and economi-cally viable communities,” said then-CAAR president Anita Dunbar about the monument’s dedication last No-vember. “It creates places where people feel a strong stake in their neighbor-hoods and are committed to making a difference for the better.”

The monument, which resembles a typical homeplace chimney, was creat-ed by a local stonemasons Darrel and Jackie Whidbey, and includes a hand-some plaque with the old family names. “These family removals happened in eight counties along the park,” says Gentry, adding with a touch of pride, “Madison is the first county to com-plete their memorial.”

Outdoor Recreation AboundsMadison has much to offer for out-

door recreation as well. “We have raft-ing,” Gentry says. “I used to put in at our farm on the Rapidan and you could float all the way to below Wood-berry Forest.” He says Madison Coun-ty doesn’t have the big white water of some rivers, but there is nice scenery and people often fish as they float.

“There are several good trout-fish-ing streams,’ he continues. “There’s the

Rose River, Robinson River, the Hughes and the Conway. In the headwaters of those streams you’ll find native brown and brook. At lower elevations, those rivers are stocked with rainbow trout.”

Hiking is also popular. Part of Shenandoah National Park is with-in Madison County and many hiking pathways enter the park. “There are many great trails,” says Gentry, men-tioning Old Rag and, above the town of Syria, the White Oaks Falls Trail. Oth-er popular routes include Bearfence Mountain Trail, Dark Hollow Trail, Laurel Prong Trail, Jones Mountain Trail, and the Staunton River Trail. There are campgrounds both in and near the national park. “Grave’s Mountain Lodge has horseback and mule riding,” continues Gentry. “And the Hoover Retreat can be rented out by special permit.” Also known as the Rapidan Camp, the land for the re-treat was bought by President and Mrs. Hoover soon after his inauguration in 1929. In 2004, the national park re-stored the grounds and some of the surviving buildings to their original appearance with interpretive signs to

help visitors understand life during the Hoover presidency.

WineriesREALTOR® Gentry is also enthu-

siastic about Madison wineries. “You have DuCard [in Etlan,]” he says, “a very nice boutique vineyard with very nice music events on weekends. Then you have Prince Michel [in Leon].” The latter offers luxury lodging along with the typical winetasting. “And I sold Early Mountain Vineyards [in Madi-son]. They have a super hospitality cen-ter with different activities and events.” All three wineries host weddings and have tasting rooms.

Also open for tours is the Copper Fox Distillery in Sperryville. Their hand-crafted whiskey is made from their own barley and flavored with ap-ple- and cherry-wood smoke before ag-ing in used bourbon barrels.

For The Kids (Of All Ages)“I was asked to market the old Yo-

der facility,” Gentry reports, “and in a short number of years, their son Mi-chael bought new property right on Seminole Trail and put up a beautiful new building with the petting zoo. It’s a very good business model with a nice little lunch bar. It caters to people who like to do their own cooking and buy food in bulk.”

The free petting zoo includes alpaca, sheep, ducks, and exotic chickens. Ev-eryone loves watching the goats scam-per around on their elevated skywalk. Coin-operated food dispensers ensure the animals maintain a healthy diet.

The Madison County Fairgrounds is home to Saturday Farmers Markets all summer and from the 13th to 16th of July, will host the Madison County Fair. This year’s theme is Blue Jeans and Country Dreams. “There’s a trac-tor pull, livestock auction, rides, lots and lots of things to do,” says Gentry.

The Saturday of Labor Day weekend will see the annual Taste of the Moun-tains. “The Chamber of Commerce has sponsored this for many, many years,” Gentry comments, “and it’s a really big event. We close down Main Street, have vendors of food and drink, Civil War reenactors, artists, music. Everything is free with free parking at the high school with free shuttle service.”

Whether you head for a solitary hike, visit a winery with friends, or take the family to enjoy special events like the Taste of the Mountains, Madison County offers exciting activities. n
