When it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, specializes in this product, making him an expert in the field.

O’Connor opened this branch of American Nationwide Mortgage Company five years ago and specializes in reverse mortgages for senior citizens.

“With over 10 years experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says.

Reverse mortgages are a special type of federally insured loans that allow seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage, homeowners must be 62 years old or older,

have equity in their homes and meet minimum financial qualifications.

“At first, I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says.

O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The homeowner remains on the deed just like with a regular, conventional mortgage.”

American National Mortgage is a lender that funds, underwrites and closes in its own name. “We are not a broker or middleman in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds.

“At first, I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says.

O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The borrower remains on the deed just like with a regular, conventional mortgage.”

American Nationwide Mortgage Company is a lender who funds, underwrites and closes in its own name. “We are not a broker or middle man in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds.

Clients deal with O’Connor from start to finish—ready to answer any questions that arise during the process. “I will take the time to meet with you in your home or at my office, review the appraisal and will even attend the closing with you,” he notes. “Most of my work is done in Central Virginia and most of that business comes from the greater Charlottesville area, although I have helped people from all over the country.”

But one thing he won’t do is pressure interested clients. O’Connor says he offers no-obligation meetings with clients—either in their homes or his office.

“I am there with my clients from start to finish, meaning I will be there to go over information,

take the application, answer all questions along the way and will even attend the closing with them,” he says. “People can feel secure in knowing that they will be dealing with a mortgage professional who understands what it means to provide customer service.”

They opened their flag-ship store in Ivy in 2003. “Our founder Michael Payne very much liked being outside of town,” says Media Director John McMullen, “the trees and open-ness, and the lack of congestion. “We thought the Home Show would be a good opportunity to introduce ourselves to a new audience in town,” McMullen says, “to show builders and people in construction and interior de-sign what we’re doing, what we’re bring-ing to homes. We’re really expanding our furniture product line. We wanted to reach out to people who are in the be-ginning stages of planning and decorat-ing homes. We will display the organic

mattresses which we’ve been making 10-12 years now, and the natural platform beds, organic sofas, love seats and chairs that we are making in Ivy.”

“I look forward to it every year, it’s a good show,” says Ted Wright of Blue Ridge Builder’s Supply, which has stores in Charlottesville and Crozet, and has missed just one show out of the last ten. “A lot of people do their shopping there for home products; they get a good feeling for what’s out there and available to them.” The com-pany’s two booths this year will be stocked with windows and doors and low VOC paint, paint with a relative-ly small percentage of volatile organ-ic compounds – the smelly stuff that causes smog and ozone and respiratory illness and memory impairment. “The lower it is, the less is going into the at-mosphere,” Wright says.

people who are in need throughout the year, whether we have a storm or not, for basic things like indoor plumbing and heat – the essentials that we kind of take for granted, that these families went without on a regular basis. So that’s where the inspiration came to start AHIP. We serve the county and the city, so we’re a very local, hands-on or-ganization.” Since its incorporation 38 years ago, the group has served rough-ly 2,000 low-income clients, many of them elderly. In fiscal year 2014-15 alone, it provided 130 Charlottesville and Albemarle County families with 246 emergency repairs, small to large rehabs, and energy upgrades. In ad-dition to this critical hands-on labor, AHIP also works to educate the com-munity about the importance of safety in the home.

Since BRHBA first partnered with AHIP in 2012, it has donated an esti-mated $46,000 in in-kind labor and material and donations. “We are de-lighted to be working with our friends and partners at AHIP,” Sorokti says, “and to support the remarkable work they do here in our community to keep our neighbors safe, warm, and dry. The nice thing about coming to the show is that you can really see the difference that they make in people’s lives. To raise awareness about hazardous and

unsafe living conditions that some of our neighbors face on a daily basis they are going to showcase before and after examples of these major repairs that were recently completed. It’s really sig-nificant to be able to see how AHIP’s programs protect people’s safety and help their living situations.”

“Last year the show was a huge suc-cess,” Sorokti adds. “We had over 2,500 people attend the event, and so many of them were generous and donated to AHIP that we were able to raise over $6,000. We encourage people to come back and support this charitable cause. Anybody who donates $20 or more will be entered into the prize drawing to win a TV.”

“The builders support AHIP and so does CAAR,” Orrell says. “They let peo-ple like me help people who have real issues, and they fix the most critical things, like bathrooms, or access, or things that don’t work. It’s actually a lot of fun and very rewarding, because I get to do things like hammer a nail and paint, which I’ve never done, and they always have an expert on hand from AHIP so you don’t get hurt. The build-ers don’t need to worry about that, but REALTORS®maybe do! But you find yourself way out of the box helping people in ways you normally wouldn’t do, so it’s a very good organization.” n

“It’s always important to look ahead when you are landscaping your yard,” declares Brian McCau-ley, a REALTOR® with Montague Miller & Co.

“When people are considering buying a place, they aren’t usually thinking about eventually selling it, but from a resale standpoint it’s important to not have too much going on in the yard. You don’t want it to be a burden from a maintenance or cost standpoint.”

Well-landscaped yards are always at-tractive, he emphasizes. “Buyers will of-ten make up their mind about a prop-erty when they pull up in front before they ever go inside. They are already thinking this will work or this won’t work.”

How Can A Landscape Designer Help?

When people buy a new place, whether it’s new construction or just new to them, they often want to put their imprint on the yard. New homes in particular offer a blank page and it’s easy to go overboard.

”It is really important to approach landscape design with an eye to the fu-ture,” agrees Charlottesville Horticul-turist Karyn Smith. “It’s so easy to get caught up in the excitement of choos-ing plants at the local nursery, that it can be easy to forget that the pretty lit-tle shrub in a one-gallon nursery pot can eventually grow to 20 feet high and 10 feet wide.”

Homeowners need to determine what they want their yard to look like in the end, says horticulturalist Smith. “That typically means laying out on paper a design of shrubs, trees, and flowerbeds,” she explains. “The plan should reflect how they will appear at full maturity.”

“Full maturity” is a key point and it’s why many people turn to a profes-sional landscape designer to help with their yards.

“Landscape designers not only have knowledge of the types of plants that grow best in our Charlottesville local area,” Smith continues, “and they also know eventual size of each plant as well as its potential pitfalls.”

Take buddleia, for example. Also called butterfly bushes, they are highly popular in our area for their deer re-sistance, their colorful blossoms, and for attracting butterflies that flutter around them constantly for much of the summer. But buddleia shouldn’t be planted near swimming pools or chil-dren’s play equipment because it’s also very enticing to bees and the typical activity around such attractions might prompt bees to defend themselves by stinging.

Maples trees are another example. They come in a number of varieties, colors, and sizes and are highly valued for their generous shade and colorful fall foliage. Still it’s crucial not to plant them too close to a house, sewer line, or septic field because their roots can affect plumbing and damage the foundation of the dwelling in search of water.

How To Decide What’s Right For Your Yard.

“It’s very much a personal prefer-ence what you want,” observes REAL-TOR® McCauley. Still, he points out, an overgrown jungle of a yard is not

only unattractive in a neighborhood, it often hinders a quick sale down the road.

“Some people do quite a bit of gardening and have extensive land-scaping,” he says. “Always remember, though, that it may be a passion for you, but a burden for the next person. In addition, it’s always important to remember that you want to fit into to-day’s trends and your neighborhood environment. You don’t want your yard sticking out.”

“As a landscape designer myself,” Smith says, “I’ve always thought of my-self as a problem solver. Each yard has its own challenges, such as the need to block an unwanted view or to plant an area of the yard that is very sloped or wet. A good landscape designer will be able to choose plants that not only solve the problems, but perhaps also have other needed attributes, such as being non-invasive, deer-resistant, or simply have the aesthetic the home-owner is looking for.”

These days, for example, there is increasing ecological emphasis on us-ing native trees, shrubs, and plants. This is wise for several reasons. Native varieties generally require less mainte-nance because they can basically fend for themselves. Already adapted to our climate, they are usually less sus-ceptible to pests and require less water and fertilizer than non-native species. Non-natives, on the other hand, often require pesticides and fertilizer and quick-acting fertilizers often result in weak plants with increased suscepti-bility to pest attacks. Even worse, some fertilizers can destroy useful microbes in the soil, and run off into waterways.

“Aesthetics are really important,” concludes horticulturalist Smith. “Your yard can be a work of art with the property as the canvas and the trees and shrubs the palette.”

It’s crucial, she explains, to consider how the plantings can all come togeth-er to create an overall mood or theme through the growing season. “Some-times as we search for the perfect plants for an area of the yard, we can forget how we want them to work to-gether. A designer will thoughtfully use elements of design, the same elements of design used by artists—composition, color, textures, and relationships of size and space—to bring the yard to-gether as a whole. n
