STUDENT ACCOMMODATION DUBLIN

Located on a prominent corner location at the junction of Brickfield Lane and Brown Street South and a short distance from Cork Street to the north, The Quarters is a 0.33Ha (0.82 Acre) site with full planning permission for a 281 bed purpose built student accommodation (PBSA) scheme. The site is currently occupied by a 1960’s dis-used two storey former warehouse/industrial building and constructed of traditional brick/masonry construction under a combination of pitched and flat roof structures.

Currently suffering from a massive undersupply, PBSA in Dublin is seeing huge increase in demand. With over 80,000 full time students in Dublin and demographics predicting an upward trajectory there would appear to be no abatement in appetite for well-located schemes with a significant quantum of beds. New amendments to the development plan should make planning consent in this strategic location more difficult.

PLANNING HISTORYThe site benefits from full panning permission for a mixed use student with ancillary science and technology scheme from Dublin City Council under Ref: 3316/16.

With the local authority’s review of the current development plan and proposed amendments in relation to uses such as student accommodation due to take effect, it is expected that successful applications for such uses in this vicinity will become increasingly difficult.
