A Note From Our HOA President

Hello Residents, Your HOA was incorporated under Florida Statute 723 to assist you as a homeowner in negotiations with the community landowner, Sun Communities, Inc. That statute means the HOA is the legal representative in those negotiations for everyone in the community. Sun is not required to negotiate with individual homeowners. So I ask you the homeowners to give serious thought to helping us tackle issues that affect all of us by joining the HOA. Last year we had 200 homes join, which is approximately 75% of our homes. Please come and see Cindy Schlink at the Wednesday coffee meeting and join us, for just $10.00 per home. Another organization that benefits you is The Federation of Manufactured Homeowners (FMO). We are still seeking someone to take over for Bo Howell as our FMO Park Representative. The FMO lobbies for our residents in Tallahassee to try and keep us from being totally run over by the big corporations who own our parks in Florida. A membership fee is only $25.00 a year or three (3) years for $65.00. So please seriously consider joining their organization. If you wish to check it out go to their website at FMO.org. I would like to give a big shout out to Tammy Shears and her group for a very successful Ice Cream Social. Tammy and her crew scooped a lot of ice cream for their fellow residents. Thank you all very much! For those of you who have not been attending coffee on Wednesdays I will give you some updates as to what is going on. The Statutory Committee is having a virtual meeting with Sun Communities to discuss rent issues. This meeting will take place on November 10th, so wish them luck. The HOA is working on getting Binax Now Covid-19 Rapid Test Kits for the community. We have asked for 300 kits from the Florida Division of Emergency Management. We are also trying to get the Dock opened up for fishing and watching sunsets in the evening. The HOA is working with Roxy on getting cameras installed at the entrance gates, clubhouses, and storage area, shade canopies at the Bocce courts, and many other items. We will be giving Roxy a wish list for 2021, so if you have something you would like on the wish list, please pass along your idea(s) to a Board member for us to consider. And finally, how about a nice shout out to Paula Quist, who is currently working with Jim Walter on taking over the Quacker Newsletter for us. So, if any clubs like the Book Club, Bowling, Golf or all the other clubs we have would like to have something in the newsletter, please contact Paula to have it put in the Quacker. Also, if you know any vendors who would like to put an ad in the Quacker, please give their names to Paula. Thanks, for making this a GREAT Community, Lee Kovac President, LJL HOA

A Note From Our Park Manager

And just like that, in a blink of the eye, November is here. We are so happy to welcome back our northern residents! Their arrival coincides with the re-opening of our Clubhouse and Fitness Center, now with milder, but vital restrictions. Additionally, residents may now enjoy coffee and doughnut socials every Wednesday morning. We realize the temporary disallowment of guests at any of our amenities or events presents challenges. We on the LJL Team hope you understand and respect this temporary rule. As more residents return and our weather becomes a tad bit cooler, it is the perfect time to take a closer look at your homes for any and all necessary fixes. Any necessary weed pulling, pressure washing, etc., just to name a few. If any improvements or changes, including painting, need to be made to the exterior of your home, please review the guidelines in your prospectus under 'Rules and Regulations' or simply ask at the front office. Residents must submit an exterior improvement form prior to work beginning. Once submitted, approval must be granted from the office for these improvements to proceed. Following are a few friendly reminders. The speed limit in the community is 18 MPH. Please remember many of our residents are active throughout the day, exercising or walking their pets. Be mindful of your speed for the safety of all. Not to mention, similar to Florida's leash law we too have certain rules and regulations regarding pets, including waste disposal and dog-walking etiquette. If in doubt take a moment to review the pet guidelines in the 'Rules and Regulations' for clarification. The most complaints received pertain to residents not picking up after their pets, including the Lundy Road area. Our goal is to have all our residents stay safe, remain healthy and be vigilant. With this in mind, here are some COVID-19 reminders: continue to wear your masks (over your mouth and nose), social distance as much as possible, and wash your hands regularly. Lastly, our office will be closed on Election Day, Tuesday November 3rd. We will resume regular office hours Wednesday, November 4th. In addition, our office will be closed in observance of the Thanksgiving Holiday on Thursday and Friday, November 26th and 27th. We will resume regular office hours on Monday, November 30th. On behalf of the entire Lake Juliana Landings Team, we wish all our residents and their families a very Happy Thanksgiving!! Warmest regards,

Your LJL Team

LJL Fun Bowling League Our LJL Fun Bowling League is up and rolling! We bowl on Thursday mornings at 9:30am at Orange Bowl Lanes in Lakeland. The cost is $9.00, and each week you will meet and bowl with different LJL neighbors. There are no teams. At the end of the season on March 25, 2021 we will have a Fun Day, followed by our Bowling Awards Luncheon. You’re not obligated to bowl every week, but if you bowl at least 10 weeks or 30 games, you will be eligible for prize money. We hope you will join us! If you have any questions, contact June Ostertag at (863) 268-4413, or stop by and see her at 138 Arianna Way. On week one, Pete Picard led the ladies with a total score 439 (155, 144, 140), and new resident Kyle Yarter led the men (using a house ball and shoes!) with a total score 480 (125, 179, 176). Lynn Hunt had a great 178 game, and Kathy Hunt had a 147 game and converted a 5-7 split. Week two saw Pete Picard again lead the ladies with a total score 459 (145, 157, 157), and Floyd Lippold led the men with a score 474 (152, 142, 180). Bobbie Girard had a nice 145 game.

LJL Golf League Attention All LJL Golfers! Do you like to play golf with different people? Contact Jerry Baker at (812) 830-9053 or by email at [email protected]. We play every Tuesday at 8am in Lakeland at the Wedgewood golf course, and every Friday at 10:30am in Lakeland at the Links of Sandpiper. Golfers sign up with me, I collect the money, and then I randomly pick teams with my magic deck of cards. At the end of the season we will have a slightly more serious tournament. The LJL Golf League welcomes both men and women. Our only requirements are you must wear shirts with collars and have your own golf clubs.

LJL Book Club News

Join us for optional lunch at 11:30am that same day at the Main Street Diner in Auburndale. For more information contact Carol Hudson (863) 209-5016.
