Situation The Old Rectory stands centrally within its own established gardens and grounds, which provide the most delightful setting facing St. Mary’s Church to the south and unspoilt Wealden countryside with views towards the North Downs. It is located within an area of outstanding natural beauty and also within the Chiddingstone Conservation Area. Chiddingstone is a thriving community with many attractions to enhance village life including a pub, a brewery, village hall, castle, primary school and village shop.

Tonbridge (6 miles) and Sevenoaks (9 miles) both provide a comprehensive range of educational, recreational and shopping facilities together with commuter services to London Cannon Street, Charing Cross in about 35/40 minutes. There are also fast train services available from nearby Hildenborough station (5 miles). The A21 is easily accessible providing quick access to the M25 and the national motorway network, Gatwick, Heathrow and Stansted airports and the Channel Tunnel and Ashford International.

The Old Rectory The property is a very fine example of a beautiful period country house that enjoys a high degree of privacy and yet has a welcoming community on its doorstep.

The house is believed to date from the 16th Century and is of timber framed construction beneath a large double pile hipped roof with tile hanging to all elevation and Georgian sash windows. It is Grade II Listed and dates from 1537 with its current form being created in approximately 1733.

The property was sold by the church commissioners in 1958 and this is only the fourth time in its history that it has been offered for sale. More recently the house was featured in the film ‘A room with a view’.

The measurements and arrangements of the accommodation can be seen on the floor plans within the brochure. Principally, the accommodation is arranged over two floors with a smaller lower ground floor and extends to over 4,800 sq. ft. in all.

Of particular note is the drawing room which is a magnificently impressive room having a double height ceiling. The house still retains many of its period features including dado rails, fine fireplaces, handsome multiplane sash windows, window shutters, wide oak floor boards and some internally exposed Tudor window timbers.

Today, it forms a wonderful family house with some delightful aspects over the surrounding gardens and grounds. The accommodation is light and spacious with a lovely series of reception rooms all of different proportions and offering a range of aspects. On the first floor are six bedrooms and five bathrooms, four being ensuite.

The lower ground floor provides a utility room, cellar and office/study space away from the main accommodation.

Outside The gardens and grounds are particularly special being beautifully designed and established surrounding the property. They compliment the house well and provide a delightful setting, allowing a high degree of privacy and protection.

The gardens provide many areas of interest, including some wonderful formal gardens laid out by the current owners. These include some manicured yew hedging, lined by the most exquisite herbaceous borders. They also include extensive mature specimen trees and shrubs including many rhododendrons and azaleas.
