Tenants may be aware that we haverecently changed the Contractor thatwe use for these works. Over thelast few years, we had employed acompany called Cleanscene.However, we recently conducted atender to make sure that we continueto receive value for money for ourtenants who ultimately pay for thisservice via their rent charge. Thisresulted in the appointment of a newContractor, CAS Contract Cleaning.CAS commenced works at thebeginning of June and so far, wehavebeen verypleasedwith thequality ofwork. Our staff will continue tomonitor the service to ensure thathigh standards are maintained. If youwish to comment on the service,please contact Sharon or Donna atthe office. Close Cleaning- a new Contractor

Universal CreditUpdate!For some time now we have publicised information about Universal Credit andthe pending changes that will come into force. Universal Credit aims to makethe welfare system simpler by replacing six benefits and credits with a singlemonthly payment if you are on low income or out of work. On the 8th June2015, Universal Credit became live for single claimants aged between 18 and60.5 years old, unemployed and fit for work.If you currently receive Job Seekers Allowance (JSA) or Employment & SupportAllowance (ESA) and there is a change in your circumstances as a single claimantyou will need to complete an online claim for Universal Credit.Listed below is information that you will need when making an online claim:• Postcode• Contact Details • National Insurance Number• Details of the bank, building society or post office account which Universal

Credit is to be paid into• Tenancy Agreement• Details of savings or other capital• Details of any income that is not work (e.g. from an insurance plan)• Details of any other benefits paid• The same details will also be required for people who live with you

e.g. your partner

How do I make a claim?You can make a claim for Universal Credit online atwww.gov.uk/universalcredit. If you are unsure ofany aspect while making your claim ahelpline is available Monday to Friday 8amto 6pm (0345 600 0723 – please be aware ofphone charges before making the call),If you need further help and cannot make yourclaim online, you can use local face to face services,these may be offered through your local jobcentre.

Do you have home contents insurance?Have you ever thought how you would replace your possessions if there was a fire or even a flood? The Association insures the actual building but not tenants’ individual contents and wouldn’t replaceyour belongings if anything happened to them. We know this sort of thing doesn’t happen very often,but when it does you want to be sure that your valuable possessions are insured so that you won’thave to dig deep into your own pocket to replace them.

‘THIS’ Tenants Contents Insurance offer a contents insurance policy aimed specifically at housing association tenants, and theirrates are affordable. There’s no excess to pay on claims and there are a variety of ways to pay, including cash and direct debit. Westrongly recommend that all tenants have this type of insurance.

CUSTOMER SATISFACTION SURVEY

Get your opinionacross…Copperworks Housing Association is committed to listening to all ourtenants and owners and acting on their views. To help us do this, wecommissioned an independent market research company, ResearchResource, to undertake a customer satisfaction survey on our behalf.

The survey asked your views on services Copperworks provides for you aswe are really keen to get your opinions on what we can do to make lifebetter for our tenants and owners.

Research Resource staff have been in our area knocking doors since 8thJune hoping to speak to as many of our customers as possible. Thesurveys are now complete and, as soon as the results have been receivedwe will publish them in our next newsletter. Planned Maintenance 2015-16

Painting and Decoration WorksWe will be commencing decorationworks to the common areas of 264,266, 268 & 270 Royston Road and 23-33 Tharsis St from Monday 3rd Augustand are programmed to finish on Friday30th October. Tenants at theseproperties will be contacted shortly tochoose from a selection of colourschemes for their closes.

In the last newsletter we let you know what improvement works we will be carrying out to tenants homes this year.Here’s a wee update here on how we are progressing with the proposed works.

Bathrooms 275-295 RoystonhillAs with the kitchens we hope to go on sitewith these works in the autumn. Tenants willbe contacted at the appropriate timeregarding their choice of splashback boardsfor their bath surround. These will take theplace of wall tiles and give the bathroom aneat and attractive finish.

Maintenance focus group We recently conducted a review of our maintenance policies which outline the way in which we deliver maintenanceservices to our tenants. We invited tenants who had previously expressed an interest in participating in the reviewprocess and invited them to a focus group to consider policy changes. The focus group took place on 9th March 2015and we would like to extend a thank you to those who gave up their time to attend this and for their input. Copies of thenew and revised policies are available from the office or on our website at www.copperworks.org.uk

This year we are joining forces with ourneighbours at Spire View Housing Association (with the support of Royston Youth Action) to celebrate our wonderfulcommunity here in Royston. We have a fantastic fun day planned. Due to the overwhelming success of last year, and fabulous talent which was on display, we will be hosting again – yesyou’ve guessed right! Royston’s Got Talent 2015! – So all you amazing singers, dancers, comedians or whatever yourtalent is – and whatever age you are come along and share it with us! There are cash prizes available for 1st, 2nd and3rd places ranging from 1st prize £150 to 3rd prize £50. Kaye will also help tenants todevelop confidence and basic lifeskills in living independently. If you think you could benefit fromthis service, please contact the officeto discuss the possibility of a referral.

Thehandbook provides you with lots ofuseful information aboutCopperworks and your tenancy withus. Watch out for the new handbookpopping through your letter box in thenear future.

On Wednesday 29th April2015 we held our AnnualCommunity Clean-up Dayin conjunction with SpireView Housing Associationand Royston Primary. Whata fantastic day we had! Bythe end of the afternoonour wee corner of Roystonwas squeaky clean andlooked fantastic.The local children showedsheer determination andhard work and returnedwith loads of rubbish bagswhich they were keen todispose of in exchange fora ‘goodie bag’. Theatmosphere and elation ontheir faces as they finishedwas priceless and again youcould really sense the pride in their achievements. Thank you everyone fortaking part! See you all next time.

Copperworks accesses over£168,000 of additionalfunding for our community!!

Backlands/Royston Food Hub – the project has beenawarded £10,000 from Awards for all which we havepreviously reported but we have also managed tosecure funding from the Scottish Government’s Peopleand Communities Fund (PCF) totalling £79,633. Wewill be working with our partners North GlasgowCommunity Food Initiative (NGCFI) NHS Scotland,Glasgow City Council and others to deliver a fantasticproject improving the Backlands and providing growingspace for NGCFI to sell locally grown produce on thevery successful weekly Fruit Barra. David Manners(Estate Caretaker) will continue his great work withlocal school children and volunteers to improve ourcommunity space in the Backlands. This project is alsodelivering an employment opportunity for 6 traineeswho will assist in transforming the area – the traineesare on site now so look out for the changing landscapeover the next few months.

GEMAP Financial Capability – this partner projectwhich includes our neighbours Spire View HA,Blochairn HA and Hawthorn HC has been awarded£28,874 from the Scottish Government’s PCF, thanksto Spire View HA for submitting the application. Thisproject will help fund a new post which allows the fourRSL’s to offer financial inclusion services to tenants toassist with matter such as opening & maintaining bankaccounts, maximising income leading to a betterstandard of living, introducing participants to lessexpensive forms of credit among other things. Formore information please see our GEMAP article whichintroduces Maureen McGowan and gives her contactdetails.

Tenancy Support Officer – again working with ourneighbours we have been involved in submitting anapplication to fund another new post and thanks to thehard work of Hawthorn HC who submitted theapplication we are pleased to announce that TheSimon Community will be delivering this service onbehalf of ourselves, Spire View HA, Hawthorn HC,Blochairn HA & Cadder HA. The project has beenawarded £35,963 of funding from the ScottishGovernment’s PCF. These monies will help us to funda post which will work with our tenants to help themfeel supported and less isolated, increase access tospecialist agency support and offer further additionalvital support. For more information please see ourTSO article which introduces Kaye McFall and gives hercontact details.

Music Industry Made Accessible (M.I.M.A.) –continuing the work by singer/songwriter MaeveO’Boyle we have secured funding of £14,220 for thisproject, again thanks to Spire View HA for submittingthis application. This project has already run in thearea but we are pleased to welcome Hawthorn HA onboard this time round. Maeve will be delivering thisproject locally and it will be open to all residents in theRoyston / Possilpark area and beyond. The project isaimed at 16-25 years who are unemployed, betweeneducation and who have a keen interest in music. So ifyou have a burning desire to bang your drum, write yourown song or sing until your heart’s content then get intouch.

Ministry of MusicJune 2015 Update It’s been an absolutely amazing start toour music project, ‘Ministry of Music’. So far the young people involved have foundedtheir own music business ‘GRRR’ – GlasgowRescue, Repair, Resale… a musical instrumentrepair and up-cycle business and have beeninvolved in several co-writing sessions, writingnew songs together. A film maker andphotographer dropped by on week three to letthe gang have some hands on experience ofmaking a short documentary and he explainedto the group the best ways in which tophotograph their products so as to prepare their newly repaired instruments forre-sale. If you fancy popping along and trying your hand at instrument building andsongwriting, learning an instrument through one to one lessons and performancethen contact us on, [email protected] or call Maeve on 07903793119.We’re really looking forward to hearing from you!

How good is our Repairs Service?Copperworks would like to thank our tenants who very kindly took the time to submit Repair satisfaction Surveys. We run aprize draw every month for those who submit a survey. The prize is £20 of Love to Shop vouchers. These surveys allow us tocheck how our contractors are doing, and in turn ensure standards arekept high. They also allow us to report to the Housing Regulator onour repairs service.These surveys can be completed over the phone (by contacting Paulor Mary) or by completing the survey that we send out and returningit to the office. We choose a sample of repairs every month and askthe tenants who have been selected to submit a survey of theiropinions on the service they received. However, no one who has had arepair is excluded from the draw, so if you haven’t received a surveyform, you can still contact the office to complete one. Our January winner was Ann Bryce, and our February winner wasSaima Butt.

Scottish Secure TenancyAgreement Review All Copperworks tenants have aScottish Secure Tenancy (SST) and youwill have signed a Scottish SecureTenancy agreement outlining the rightsand obligations of being aCopperworks tenant. The Association is due to review thistenancy agreement to ensure it is up todate and relevant to our needs. The tenancy agreement covers manysubjects including the following: • Our responsibilities as a landlord• Rent and other payments• Repairs and maintenance• Sub-letting, Assignation, Exchanging • Living in your home• Moving house• Service of notices and requesting

Complaints Update…Copperworks Housing Association is committed to providinghigh-quality customer service. We value feedback (negative orPositive) from tenants. Feedback helps us to ensure that we areproviding a service that meets the needs of our tenants andother customers.

We recognise that from time totime things don’t always go asplanned and tenants may want to complaint about our service.Our new complaints handling procedure has been in use for justover a year and aims to make it easy for tenants to have theirconcerns resolved quickly. What did we learn/change as a result of these complaints?Here’s our case study:

Tenant called office to advise they weren’t happy withthe standard of finish to the new bathroom and toadvise the boards had been fitted onto damp walls.Maintenance Officer visited property with contractorand found the respatex board appeared to be a failureof the laminate. This was sent to the manufacturer witha recommendation to replace the board. New boardswere fitted, however there was no evidence of dampwalls. Although this was a manufacturing fault and thecontractor couldn’t do anything to prevent this, we didact on the complaint as soon as we received it andresolved it very quickly.

Teacher of the Year Copperworks Housing Association would like to say a massive well done to St Roch’sSecondary’s very own Clare Gemmell who has just been named Teacher of the Year in Glasgow.This prestigious award was given for Personal Effectiveness. Those who work alongside Clare willknow just how hard she works and cares for the young people of St Roch’s. I’m sure everyonewill join me in saying Well Done Mrs Gemmell. A very worthy winner!!

Backlands/RoystonFood Hub Project We are absolutely delighted to announce that since the last edition of our Newsletter, we have made significant progress in making this project a reality.As reported previously, we had submitted a number of funding bids to variousorganisations and we have been successful in obtaining funding from both the BigLottery Awards for All fund and the Scottish Government’s People and CommunitiesFund (PCF). This valuable funding will allow us to move the project forward and tocontinue to work in partnership with North Glasgow Community Food Initiative(NGCFI) to provide real benefits for our community.As part of this project, you will witness the physical enhancement of the kids gardenarea in the Backlands as the space is redefined and improved to provide a goodcommunity space that can be used for ongoing community use and training. Thelocal schools already enjoy productive experiences in the area; planting flowers,growing vegetables and learning how to harvest these and prepare healthy nutritionalmeals. This good work will continue once the space has been redeveloped and will reallyallow the kids to enhance their skills as they growinto young adults.The physical enhancement of the area will be takenforward as a training project supervised byMcDermott Contracts (Ground MaintenanceContractor) and will deliver employment opportunities for 6 trainees who will assist intransforming the area. On completion of the works, there will also be the opportunityof two ongoing apprenticeships, one with McDermott Contracts and one with JSMcColls, our painting Contractor.We have recruited these trainees with assistance from our partners at Jobs &Business Glasgow and they have recently completed their pre-employment training. The project went on site on Monday 29th June 2015 and we are all very excited tosee how the area develops. Watch this space!!

Maureen McGowan is a Financial Inclusion Officer with Greater Easterhouse MoneyAdvice Project (GEMAP), a registered charity.

Copperworks Housing Association along with three other Landlords in the North ofGlasgow have secured grant funding from the Scottish Government to pay GEMAP tooffer a Financial Inclusion Service to their tenants and members of their households.

Maureen’s aim is to assist you maximise your income, help you deal with any problemspaying household bills, help you access bank and credit union accounts, help you makethe most of the income you have by providing advice on budgeting and dealing withdebts. She can also help you identify routes into employment. She plans to be in theCopperworks office on a Tuesday. She will be available other days of the week too. Glorious Gardens…Spring has finally sprung and as you may have noticed summer groundand garden maintenance is now ongoing by our contractor Nurture(formally known as JMK.)They are responsible for cutting grass every two weeks in all gardens and commonareas, They will also carry out maintenance to hedges, bushes, trees and plants aswell as carrying out weed spraying to paths and back courts.

I'm sure you'll all agree that the area looks even better when people take the extraeffort on top of the service our gardeners provide to look after their gardens and keepall paths/driveways free of litter and weeds.

On that note… this year we want to see all those tenants who have a garden or backcourt take part in our ANNUAL GARDENING COMPETITION. As previouslymentioned, the housing management staff will monitor the gardens/backcourtsthroughout the season and around mid-September, we will ask an independent guestto come along and judge the best gardens. Winners will be awarded prizes for theirhard work and effort.

It looks like the weather may be on our side, so we encourage you to get outside andenjoy the good weather and participate in some gardening at the same time. If youdon’t have a garden, why not volunteer to help your neighbour and enjoy the benefits.Let’s all work together to brighten up our gardens and demonstrate how fantastic it isto stay in Royston!!!

Kids GardenI am delighted to announce that we are just about to start work on the kids garden. Contractors are now in placeand some young people have been given the chance to gain work experience through this project.This work will help improve paths and add some new structure to the garden so that all our tenants and thechildren have a safer and better environment to work in. If anyone would like to get involved with this project,please contact me at the office to discuss. It’s a great way to learn how to grow your own fruit and veg as well asbasic gardening skills. It would be great if any of you could bring some knowledge to myself and others. Jonathan the gardener from NGCFI and myself will continue to work with the kids from the schools and some kidsfrom local clubs throughout the holidays while the work is been carried out. The weather wasn’t really suitable forthe children to work outside before end of term so some of the works have been carried out indoors. Howeverwhen it was dry the kids managed to start on the construction of a compost area which they hope to turn into ahobbit house feature that will attract lots of wild life and will continue even when the works are ongoing in thebacklands.

Gadshill StreetI have spent a lot of time andeffort in Gadshill Street backsand we have recently carriedout brick work repairs, addedsome new plants / plantersand carried out internalpaintworks to all 5 closes. I am now hoping to start thejet washing and removal of the moss in the back courts assoon as we get some nice weather. However I am disappointed with the general tidiness of thebackcourts and the number of cigarette butts and litter. Iwould stress to all tenants and residents we want to make thebacks as nice as possible so tenants and residents can have anice place to sit in the summer. Therefore I would remindeveryone not to let dogs foul in the back court and make sureall your rubbish is disposed of in the wheelie bins provided.

Back courtimprovementsAs you will be all aware, over the past 10 yearsI have been here we have transformed most ofthe backcourts from slabbed / stoned dullplaces into some lovely gardens with niceflowers / plants and grassed areas. We havealmost complete all of our back courts withonly 3 remaining. I am hoping to start workingon these around July/August time. Some of thebackcourts transformed in the past lookamazing however there is some that need a bitof work and TLC. If any tenants or residentshave the time and would like some assistancewith tidying up your backcourts please contactme at the office or stop me if you see me onmy rounds as I am always willing to help.

If anyone has any issues in the local area including litter, graffiti, dog fouling or any other problems, please don’thesitate to ask me for help. Most of the community will know Lifelink, whohave operated from Rosemount Workspacesfor a number of years. The Committee at SpireView were recently approached by Lifelink whowere restructuring and relocating some of theirservices but still wanted to retain a local base inRoyston.

Therefore, they approached Spire View with an interest in leasing their old officespace at 98 James Nisbet Street to provide community based counselling andgroupwork programmes to local residents of Royston.Lifelink has operated across Glasgow for the past 22 years,designing and operating services to support young people (age10-18) and adults with stress related, mild to moderate mentalhealth issues and complex needs. As a charity, Lifelink exists toprovide early and crisis interventions specifically in relation tostress management and mental health improvement. They do this throughcounselling, personal development and, seek to build emotional resilience within asupportive and accessible therapeutic environment in particular but not exclusively inareas of high deprivation. Their focus is on providing a high quality, client centred service for young people andadults, based on a holistic and social model of health.After careful consideration and discussion with Lifelink, Spire View were delighted tooffer Lifelink a 12 month lease to allow these services to be delivered locally.Lifelink took up residence officially on 15th June 2015 and should you feel you wouldbenefit from their services, you can reach them there on the same number 0141 5524434.
