The New American Home® (TNAH) is America’s residential construction laboratory. As the nation’s premier showcase home, it offers builders, architects and other housing

industry professionals the opportunity to see the latest new products, construction technologies, and design trends. Builders can pick and choose the elements they like best and apply them to the homes they build. Concepts first used in TNAH often go on to become industry – and consumer – favorites.

Now in its 28th year, TNAH is one of the most successful and visible programs of the National Association of Home Builders (NAHB), and is sponsored by the National Council of

the Housing Industry (NCHI) and BUILDER Magazine. NCHI is made up of the leading product suppliers in the residential construction industry. These NAHB-member companies recognize the show home as an excellent way to showcase their most innovative products.

For more than a decade, TNAH has been pushing the envelope in green building technologies and builder best practices. Over the years, the home has featured solar panels, high-efficiency heating and air conditioning systems, and countless other energy and resource efficiency technologies that are quickly gaining acceptance by builders across the country.

In keeping with increasing demand for energy- and resource-efficiency, TNAH 2011 has achieved “Emerald” status under the National Green Building Standard. The Standard was developed by NAHB and is approved by ANSI, the American National Standards Institute. “Emerald” is the highest of the four levels of achievement in resource efficiency that the Standard recognizes.

To attain Emerald status under the standard, TNAH 2011 relies on the latest innovations in green building and construction technology, including a state-of-the-art energy efficiency package. The home’s green building features include masonry block construction for exterior walls, a solar-assisted HVAC system, solar hot water heater with gas backup, open and closed spray foam insulation for different parts of the house, and photovoltaic cells. It also includes a greywater recycling system, tankless hot water heaters, hydronic air handlers, and “intelligent” fireplaces.

T he New American Home® (TNAH) is built annually as a showcase home for the International Builders’ Show®

to demonstrate innovative technologies, construction techniques, products, and design trends for the home building industry to use in any new or remodeled home. TNAH 2011 will give builders, architects and other building industry professionals a good look at the design trends, construction technologies and products that shaped this year’s home and will be shaping the housing industry for years to come.

Unlike most previous New American Homes, which were sold after the Builders’ Show, TNAH 2011 had clients before ground was broken. Built on an urban infill lot in an older neighborhood, the home boasts panoramic views of Lake Davis and the Orlando skyline. The 9,689-square-foot home under roof (8,500 square feet of air conditioned space) integrates state-of-the-art technology in an

American Empire design with Greek Revival elements and combines an inviting layout with elegant style, eccentric interiors and easy classicism.

The home has two stories and three bedrooms, as well as an “in-law suite,” which has its own kitchen, laundry, bathroom, living room, and bedroom. The home also features a swimming pool, an outdoor kitchen and entertainment area, and a “palm courtyard.” Tailored to the hot and humid climate of Florida, the single-family home marries leading-edge technology to classical design elements. As with past New American Homes, TNAH 2011 offers builders a model for producing energy-efficient homes without sacrificing style.

TNAH continues to keep up with the increasing demand for energy and resource efficiency by including the latest breakthroughs in green building and

construction technology and using an innovative energy efficiency package. The builder, Continental, Inc., built the home to attain “Emerald” status under the National Green Building Standard. The Standard was developed by NAHB and is approved by the American National Standards Institute (ANSI). “Emerald” is the highest of the four levels of achievement in resource efficiency that the Standard recognizes. In addition to its energy- and resource-efficiency design elements, the home features dynamic aesthetic design, including fountains, pools and cutting-edge glass art.

NCHI, NAHB, and the Supplier/Builder ConnectionThe New American Home® has it all – the latest design trends, advanced building technologies and exciting new products. A less obvious benefit of The New American Home (TNAH) comes out of the collaboration between the architect, the builder and the product suppliers. This collaboration is facilitated by the National Council of the Housing Industry (NCHI), the leading suppliers of NAHB. NCHI is comprised of nationally recognized product suppliers who are committed partners in the industry.

NCHI suppliers to The New American Home go to tremendous effort to ensure their products are installed properly and perform to a high standard. They often use the most experienced local contractors for the installation. Many go so far as to send a product engineer to supervise the process and conduct tests to make sure all systems are working properly.

This is one of several ways that TNAH serves as a laboratory for the residential construction industry. As the product suppliers work with the architect, the builder and the building trades, each learns the strengths and the potential uses of new products and innovative building systems. The product manufacturers take the lessons from TNAH and apply those lessons in ways that make their products even better. The residential construction industry is evolving to meet the needs of consumers who want better, more energy-efficient homes. The New American Home is a laboratory that helps bring leading technologies to that evolving market.

The home was designed by The Studio of Alexandria, Va., and features lifestyle trends in outdoor living, including elegant entertaining areas, retractable screens, an outdoor kitchen and a secret garden. The rear of the house opens up to a palm court with pools and fountains.

Landscape Architecture

The New American Home 2011 integrates landscape architecture that closely coordinates the

home’s interior and exterior design. The landscaping serves as an extension of the vision of the home into its outdoor areas and creates seamless transitions throughout. Each of the outdoor spaces was designed to exhibit a different experience and character, much like the rooms inside the home. All aspects of the design adhere to the green goals and sustainable principles of the project. These include using drought tolerant and native plants, artificial turf, and grouping the plants based upon similar water requirements. Trees and shrubs were selected and located to provide shading and sun control to both the home and exterior living spaces. Water efficient drip irrigation systems combine with moisture-sensing controllers to regulate water. Rain

water is captured and diverted into an underground storage tank and reused. Permeable pavers are used to retain soil moisture while providing a surface for water percolation. These are just a few of the many everyday conservation features

incorporated into the landscape designed by Redmon Design Company. The graceful blend of the home’s interior and exterior elements is a result of the close collaboration between the builder, the architect, and the landscape architect.

The landscape reflects the vision of the home in the outdoor areas and creates seamless transitions throughout.

The New American Home 2011 features a state-of-the-art kitchen with innovative products from DuPont, InSinkErator, Kohler, Thermador, and Timberlake Cabinetry. The one-of-a-kind combination is designed and equipped to handle every cooking and entertaining need.

TimberlakeThe cabinetry featured in the kitchen is Rushmore Square Cherry Java and Maple Hazelnut by Timberlake Cabinetry. The design vision is contemporary luxury for those with a passion for cooking. This kitchen features multiple work zones; staggered and stacked cabinetry at the entertainment wall with storage for dishes, books and audio-visual equipment; a work island with an elevated countertop; an eating area; and modified drawer fronts to accommodate the appliance controls.

In addition to GREENGUARD® certifications, the Terra Collection has been certified by Scientific Certification to contain 13% pre-consumer recycled content, so it’s beautiful inside and out.

ThermadorThe kitchen is outfitted with appliances exclusively by Thermador from their Professional Series and Freedom Collection. a creative headboard with built-in night stands made from Rushmore Square Cherry Java Collection. The master bedroom also features Mohawk Industries reclaimed elm hardwood, integrated with black heart hardwood flooring that provides a striking design and visual. Master Closet and BathCloset Factory contributed custom closets for TNAH 2011. All closet doors and drawer faces were created in Expresso double thick melamine and brushed aluminum with accompanying accents. These unique accents combined with the Expresso color help create a sense of newness and excitement. The tall brushed aluminum doors have sand blasted glass inserts and the doors have horizontal reeded glass inserts. Armoires are featured for sweater and shoe storage, an island bench for ease of putting on shoes or just

relaxing, and a wall mounted tie and belt cabinet. Closet Factory has designed the perfect organization for accessories with style as the main component.

The master bath features fixtures and accessories by Kohler. The dual flush actuator Persuade curve toilet is a unique feature along with the Kohler Sok® overflowing bath that provides deep immersion that softly floats the body. Featured in the shower are Kohler’s Watertile® shower and sound panels, an integrated system of fully-adjustable sprayheads and a steam generator.

The attached carriage house includes a finished six bay garage with a 1,200-square-foot two-bedroom

suite located above. The garage features Overhead Door Corporation’s green “Eco-Built® garage doors and the new MultiSuite™ storage system from ClosetMaid® with the floor covering by Swisstrax snap on tiles and Sherwin Williams epoxy cement covering.

The carriage house suite kitchen features Yellowstone Maple coffee cabinets by Timberlake Cabinetry and is outfitted with a Thermador 36” ProGrand professional gas range, a convection microwave, a Freedom refrigerator, and a Sapphire dishwasher. A Bosch 500 series front load washer and Vision front load gas steam dryer complete the laundry room.

The carriage house suite bathroom is furnished with Kohler’s Memoirs bubble massage bath, Persuade (dual flush actuator) and Margaux faucet and shower fixtures. Laminate closets by ClosetMaid provide the look and feel of custom closets.

Designing and building a show home requires added coordination between builder, designer and an electronic systems contractor. Electronic Creations of Orlando

designed, and supervised the installation of the structured wiring, music, security, video distribution, central vacuum system and home automation. The system introduced products that can be incorporated into future projects as well as those that will become standards in the next few years.

The motorized draperies, lighting controls, and integrated music system are tied into an automation system provided by Control4. The security system includes perimeter security

and a burglar alarm tied into smoke detectors resulting in the ability to send automatic status notifications while the owners are away.

In addition to cutting-edge building products and materials, the 2011 New American Home includes eco-friendly technology features to help in achieving energy efficiency. Lighting controls, for example, facilitate harvesting natural light through mechanical shade and blind controls. The lighting control system as a whole makes the home more energy efficient. The HVAC equipment and solar power system are integrated with Control4 technology.

Energy Efficiency and InnovationAs NAHB’s official show home, The New American Home is a symbol of energy efficiency and innovation. The home exhibits cutting-edge products from manufacturers all over the world and illustrates DOE’s Building America strategies to conserve energy and building materials. For instance, instead of performing a traditional demolition of the existing homes on the site, the builder deconstructed them, recovering the maximum amount of materials for their highest and best reuse.

TNAH 2011 is designed to meet or exceed the requirements for DOE’s Builders Challenge and dual certification to the Emerald level of the National Green Building Standard™. The home is also designed to meet or exceed certification to ENERGY STAR®. Its energy-efficient features can be used in homes in a hot-humid climate at any price point with similar energy savings.

IBACOS worked closely with NCHI to ensure energy efficiency and innovation in TNAH 2011. The home is expected to consume 42% less energy (44% less with electrical generation) than if it were built to code (2009 IECC). At this level of energy efficiency, the home is designed to provide $2,058 ($2,165 with electrical generation) in annual energy savings to the homeowner.

Key Energy FeaturesThe New American Home achieves a very high level of energy efficiency. The most noteworthy features of TNAH 2011 include the air tightness of its thermal shell and the use of solar energy for space conditioning and hot water production. Under blower door testing, the thermal shell achieves 0.80 air changes at 50 Pa, an amount that is considered very airtight and keeps unwanted outdoor humidity from entering the home. Open-cell spray foam insulation is used on the inside of walls and underside of the roof deck, as well as around any penetrations, to prevent air leakage.

The home uses solar energy to power a portion of its space conditioning and hot water systems. A new offering from the HVAC manufacturer bundles the space conditioning system with four dedicated photovoltaic (PV) panels. When the system is not running, other electrical devices in the home can use the solar power instead. Overall, the home uses approximately 77% less energy for heating and 83% less energy for cooling compared to a similar home in the same climate zone. In addition, a solar thermal system, which includes an 80-gallon storage tank, heats water for most of the home. In this system, a circulating pump sends water from the storage tank to a solar panel on the roof. The sun heats the water as it passes through the panel and then returns to the storage tank for use in the home. A natural gas-fueled tankless water heater satisfies any remaining water needs.

Systems Engineering Approach Building America’s systems-engineering approach unites segments of the building industry that have previously worked independently of one another. Building America forms teams of architects, engineers, builders, remodelers, equipment manufacturers, material suppliers, community planners, mortgage lenders, and trade contractors.

The concept is simple: systems-engineering can make America’s homes cost effective to build or retrofit and energy efficient to live in. Energy consumption of new houses can be reduced by as much as 30% with little or no impact on the cost of construction. Similar performance can be achieved in existing homes.

To reach this goal, Building America teams work with their building partners to produce houses that incorporate energy and material saving strategies from design through construction or retrofit. First, teams analyze and select cost-effective strategies for improving home performance. Next, teams evaluate design, business, and construction practices within individual builder partnerships to identify cost savings. Cost savings can then be reinvested to improve energy performance and product quality. For example, a design that incorporates new techniques for tightening the building envelope may enable builders to install smaller, less expensive heating and cooling systems. The savings generated in this process can then be reinvested in other high-performance features to further reduce energy use.

The “pilot” or “test” home is the field application of solution design. Teams assist builders in building prototype homes according to strategic design, then test each system for efficiency and make any necessary changes to increase efficiency and cost effectiveness. Before additional houses are built, these changes are incorporated into the design. This process of analysis, field implementation, re-analysis, and design alteration facilitates ultimate home performance once a design or retrofit strategy is ready for use in production or community-scale housing.

Understanding the interaction between each component in the home is paramount to the systems-engineering approach. Throughout design and construction, the relationship between building site, envelope, mechanical systems, and other factors is carefully considered. Recognizing that features of one component can dramatically affect the performance of others enables Building America teams to engineer energy-saving strategies at little or no extra cost.
