Whether you live in L.A., N.Y.C., Boston or Nantucket, all have been impacted by what the killing of George Floyd and COVID-19 has unleashed - socially, economically and psychologically. With the lowest number of May closings since 2008 and lowest dollar volume since 2013 (would have been the lowest May dollar volume since 2011 had it not been for one $23.5M sale), Nantucket’s real estate market is merely a re\lection of the turmoil experienced nationwide. However, while YTD sales activity and closings are down from previous levels, interest in Nantucket real estate has not really wained. Buyers and Sellers continue to re-evaluate their options with brokers island-wide \ielding new inquiries, showing properties and bringing on new listings (14.4% higher than last month). In the \irst 10 days of June there have been 4 accepted offers, 6 properties moving to Purchase & Sale and 4 closings reported. This is the same number of closings, 2 fewer accepted offers and Purchase & Sale Agreements than in 2019. Buyer’s continue to actively look for new opportunities and deals are coming together because Nantucket is a safe bet. (Million) With 19 fewer transactions this May than last, dollar volume was $25.5M lower but average prices increased $799,466 (37.3%) due to one sale for $23,500,000.
