THE LONG COTTAGE, APPLESHAW, ANDOVER, HAMPSHIRE SP11 9BH A PICTURESQUE L-SHAPED DETACHED GRADE II LISTED PERIOD COTTAGE SITUATED IN THIS SOUGHT AFTER VILLAGE, OPPOSITE THE CHURCH

OFFERS INVITED AROUND £530,000 FOR THE FREEHOLD

DESCRIPTION An attractive L-shaped Grade II listed period cottage, constructed of white washed brick and flint rendered elevations under a thatched roof, which we understand was re-ridged, cleaned down, re-wired and the porch rethatched in 2012. The cottage was extensively restored in 2005 but has also undergone many improvements in the last few years including refurbishment of the windows during the summer of 2014. The cottage, which has a wealth of character with numerous exposed beams and timbers, comprises a charming sitting room with fireplace at one and recently laid English oak floor boards running through to the dining room, from where a door leads into the kitchen. This was refitted in 2007 by local craftsman, Tucker Joinery, with bespoke hand-built units and Iroko work surfaces. (We understand that the flat roof over the kitchen was re-roofed and a large sky light installed in 2009). Also on the ground floor there is a large inner lobby with distressed limestone paved flooring and latch doors (two of which have leaded glazed panels) leading to a ground floor cloakroom/shower room and a family room, which could be used as an occasional fourth bedroom. From this room a staircase rises to bedroom three, however the main staircase is located in the sitting room and rises to a spacious landing with exposed framework to one wall and doors leading to two double bedrooms (both overlooking the church opposite) and there is a nodern bathroom with white suite. The property benefits from oil fired central heating with a new ‘Grant’ oil fired boiler and oil tank installed in 2005. Further improvements include: external walls were re-rendered with lime and painted with limewash/breathable paints; re-wiring has been carried out in stages with the installation of a new fuse box and mains powered smoke alarms in both loft areas connecting to an alarm in the hallway; both chimneys were relined with a pumice liner in 2005. ‘Esse’ oil fired range style cooker installed in 2006; new unvented hot water cylinder fitted in garage in 2009 giving mains pressure to whole property. LOCATION

The property is situated in the picturesque village Appleshaw, opposite the church and surrounded by open countryside. Appleshaw has a fine old church, primary school, playing fields, village hall and public house/restaurant. Andover, approximately four miles away, offers a comprehensive range of shopping, educational and leisure facilities as well as a mainline railway station providing fast services to Waterloo (in 65 minutes). The A303 is close at hand allowing convenient access to London and the West Country. ACCOMMODATION
